Residenza delle Ruote is a warm and charming house in a typical florentine style, located in a old building in the heart of the city.This house is dating back to 1200 AD and was once the dormitory of the convent Santa Maria dei Battilani, Corporation of Ciompi establishment, the most important work center of the wool in Florence during the 1200 AD (until 1400 AD).
The apartment is equipped with every comfort:

Three women friends shared the apartment for 1 week. First, it's a wonderfully spacious 2 bedroom, 2 bath apartment that is nicely decorated and has all the amenities that make it feel like your home away from home. The kitchen is small but very nicely equipped and there is a large dining room to comfortably seat four or more. The owner, Francesca, and her mother, Anna, manage the apartment and could not have been more helpful. Anna lives a few doors away and was infinitely available, coming to help with understanding the washer, re-explaining the operation of the tv to tech limited women, and even printing out tickets for a performance that we booked. There was a nice bottle of wine and chocolates waiting for us on arrival which added to the genuine warmth of our welcome. The location is just far away from the madness of the streets surrounding the Duomo to feel like a quiet residential neighborhood (which it is) but an easy walk to not only the main sights of the city but also to the train station and to the wonderful central market. Restaurants, grocers, pharmacy are all nearby. When I next visit Florence, this will be my lodging of absolute first choice!
The apartment was exemplary. The layout was superb and everything worked perfectly. The quiet street provided a welcome relief to the more crowded areas of Florence and was a perfect oasis to come home to and relax in the private patio area. Three of us stayed for a week and would have been happy to stay even longer! The apartment is about a 15 - 20 minute walk to the main train station but we chose to take a taxi when we arrived at the station because of having luggage. For those not wishing to walk to the train station, the Uffizi Gallery or the Duomo, you need only walk a couple of blocks from the apartment to Piazza San Marco and catch the small bus number C1. A 1.20 euro bus ticket bought at the newsstand, it's the best value and much more acceptable than walking! Remember to buy extra tickets for the return journey as some bus drivers did not sell tickets on the bus. Always remember to validate the ticket or risk a heavy fine!
The owner's mother, Anna, greeted us. Anna is a very warm, kind-hearted and extremely attentive lady. She is a gem!! She checked us into the apartment and had prepared all the paperwork making the whole process very easy. Ask her to show you her dog which re-defines 'large breed'! Bed linens and all supplies were as described in the information and all rooms were very well maintained and exceptionally clean. The décor overall is very soothing with many antique pieces of furniture.
When we return to Florence, we will definitely not need to search for suitable apartments - this one is perfect!

Our family of 5 (including children aged 9, 11, 17) found this accommodation to be ideal. The management was friendly and helpful. The apartment was clean and had everything we needed. The beds were very comfortable. All appliances (a/c, clothes washer, shower, etc) were new and functioning well. The private garden was spectacular. We were close to everything but on a quiet street. We would certainly want to stay again if able to return to Florence. Very impressive. Thank you!!!
I highly recommend this property as a vacation rental while visiting Florence. The home is beautiful, spacious and well maintained, with two bathrooms, a washing machine, fantastic terrace and a compact but full kitchen. My friend and I were able to easily walk to the train station, markets and museums from the central location.
The owner's mother Anna met us when we arrived to get us familiar with the property, and was friendly and available when we had questions not only about the house, but about services in Florence and restaurant recommendations.
The layout of the apartment allows for privacy when needed and comfortable common areas as well. It is also a block from a supermarket and we were able to buy groceries and prepare coffee and meals so we weren't eating out constantly.
It was the perfect choice for us and I enthusiastically recommend it for other travelers!
How grateful we are to have found this apartment! Ana met us the afternoon of our arrival and we were instantly charmed by her and by our vacation home. It was perfect in every way, from the beautiful 800-year-old floors to the large and private courtyard where we ate, read and talked each morning before setting off to explore Florence, Fiesole, Lucca or Siena. Each evening we'd return, feeling totally at home in our very quiet, spacious apartment. It was so convenient to have a fruit vendor, one of our favorite restaurants (Tiberio), a grocery store and a bakery (Pugi) all within a block and San Marco with its phenomenal collection of the work of Fra Angelico only two blocks away. We stayed for three weeks and wished we could have stayed longer. Residenza delle Ruote was a perfect base for all our wanderings around the glorious city of Florence and a very special place to celebrate 20 years of happy married life.
My family (myself, husband and two boys aged 7 and 5)had a wonderful time in Florence, and staying in this apartment made it extra special. Francesca's mother Anna met us at the apartment and showed us around, giving helpful advice on how things work and also a gratefully received map. Wine and chocolates on arrival - a lovely touch!
The kitchen was very well equipped with cooking utensils and crockery. The air conditioning units were excellent and much needed for an August stay. The apartment was full of helpful little touches - a wipe clean tablecloth, placemats, plug adapters etc that really helped. The whole apartment was beautiful... very well maintained and clean. The courtyard was a highlight.
Customer service was flawless from start to finish. When I couldn't contact Francesca via telephone during our stay I was able to call upon Anna who lives next door who helped out. What a lovely lady she is and she was very patient with our feeble attempts at Italian!
There is a supermarket in the same street which had everything you would need. Also, there was a restaurant 'Gusto' that was excellent. The apartment is a 10 minute walk from the railway station, very close to the sights of Florence but just outside of the 'hubub' which made it a very quiet and relaxing place to unwind at the end of a busy day sightseeing.
I would recommend this place to stay with no hesitation and I cannot wait to go back. i certainly wouldn't be looking for anywhere else to stay, this is perfect!
