Sleeps 2/12. 3 bedroom peaceful watermill. 3 hectares of orchard, meadow and woodland with 400m of river frontage. Ideal for walking, canoeing, fishing, lake swimming or plain relaxing. Located 25km east of the regional capital Limoges, famous for its porcelain, cathedral & restaurants and only 40 mins from the airport, the mill is surrounded by stunning countryside, lakes and gorges and within easy reach of pretty medieval towns with traditional festivals and markets.

The Mill is the last of 16 watermills on the River Combade, a top category trout river, situated just above its confluence with the River Vienne, accessed by a 200m driveway lined with acacia, lime and cherry trees. A secluded location which cannot be overlooked in summer, including orchard, woodland and meadows, usually home to 3 rare breed donkeys. There are terraces facing south,east and west offering sun or shade at all times of day. The accommodation is arranged on 2 floors for up to 7 people with a further split level bedroom for larger groups. Without leaving your holiday home, you can explore the surrounding 3 hectares, cool down in the river, commune with the donkeys, observe the buzzards, nuthatches and woodpeckers, or simply relax and listen to the gurgling of the millstream. Surrounded by beautiful countryside with deep gorges and lakes. The pretty medieval towns of St Leonard de Noblat and Eymoutiers with restaurants, markets and traditional festivals are close by.

Note:

The mill has been renovated with emphasis on insulation as the Limousin climate can be quite variable. Thus the building is easily heated in Winter and always cool in summer particularly on the ground floor. The Mill is organised to provide 2 bedroomed, 2 bathroom accommodation with a sofa bed in the Day room for groups of up to 7 persons. If you have a group of 8 - 15 persons then the extended bedroom accommodation ( bedroom 3 ) will be made available.

If you have a group of less than 8 people but wish to avail yourselves of the more spacious extended bedroom accommodation, this can be arranged at the additional cost of £90 per week.

Further Details:

Our local village of Masleon (3km away) has a bakery and cake shop and there is a village shop which sells pretty much everything you might need. Local shops, cafes, restaurants, supermarkets, banks are a 10 min drive away. If you are wanting to explore the latest in French fashion, Limoges has a wide selection of department stores and boutiques. Nearby there are also several porcelain factories with shopping outlets to visit.

Return of booking form + 25% deposit if more than 2 months to start date. Payment of balance due 2 months before start date. Return of booking form + full payment if less than 2 months to start date. Security deposit of £200 payable in cash on arrival, this will be returned on completion less any deductions for breakages and fuel consumption.
