Do you want all the amenities of home, while enjoying a front row view of the ocean from your bed? If the answer to this question is yes, then you MUST stay at Van’s place. “Van is the man” is the statement that was uttered constantly during our stay in his condo.
I don’t know where to begin to describe this wonderful experience! Well, let start with the fact that it is an oceanfront condo and you are literally steps away from the beach. Now for those of you who may get home sick, Van has a solution for that . There is wireless internet as well a computer available so you can update your Facebook and brag to all of your friends about all the fun you are having. Are you not a technical person, Van has a solution for that as well! You have free calls back and forth from the US and Canada!!! Where else can you find that in another country?
The kitchen was stocked with ample appliances, and about 3 coffee makers. In addition there are ample pots and pans, to create everything from eggs Benedict to Lobster(which you can get from a lobster shack next to the resort). You will find plenty of cork skrews, matches and candles to ensure your visit is a pleasant one.
Did you forget to bring your bug repellant, well Van has a solution for that. He leaves citronella candles under the sink to be used during your stay! Finally, the most pleasant item for me as a fan that was located in the bedroom that did not have a ceiling fan! Clearly Van thought of all the things that he wanted on vacation, and ensures that he housed them in his condo for his guest. We will be back, and I can not stop telling people who wonderful our time was.

We stayed in Van's unit with our family over Christmas and New Year's two years ago and it was one of the most memorable family vacations we have had. I beg to differ with the ONE negative review. Van is EXTREMELY attentive to the needs of his renters. Any issues we had were dealt with immediately by Van and the staff. We have nothing but wonderful things to say about the property and his attentiveness to detail. We have been to St. Maarten many times and our best trip was spent in his unit.
We rented this condo week of Christmas 2014 and this was our first visit to St. Maarten - we are family of 5 with teenager/adult children. We would highly recommend this condo for a number of reasons if you are considering St. Maarten - our Top 5:
#1: Location Location Location - great access to all of the island - close to airport and heart of dutch St. Maarten.
#2: The Beach, sand and sailboats - simply awesome - quiet - like a private beach and wonderful sand/water.
#3: The Condo - as part of the resort we found having a full kitchen - nicely updated and parking and attentive staff very helpful.
#4: Van really is the Man - having a thorough and thoughtful and responsive owner made this a no-brainer - we've used VRBO alot and I would rate Van at the top of communication and service.
#5: It's Island Living Man - simply put the island is a combination of wonderful, different, surprising and alot of fun to explore.
Our top highlights were visits to the beach bar with great music, good restaurants across the street, scuba diving in Grand Case - awesome French meal in Orient Bay and just hanging out at the condo/resort.
I would would recommend this condo as a great location with all the amenities and well suited for a fantastic Island visit.
I would have to agree with the other reviews. Four of us spent a wonderful week in Van's unit at the Royal Palm. We had the best time during our stay. The location is GREAT...walked to dinner at the Pizza Galley, Lee's, Buccaneer and strolled to the Carousel Gelato shop after dinner one evening. The condo was perfect for us...ground floor walk out to the beach and palapas. We had everything we needed and then some. The cooler on wheels was perfect for keeping our refreshments cold on the beach. We would definitely stay here again.
Awesome time and accommodations! Everything needed was in Vans condo and more. Located within 20 feet of laundry room was nice. He even has a rolling cooler for the beach. For a first timer the places we enjoyed are...Sunset bar on Maho Beach, Skipjacks, great steaks at Pineapple Pete's, great Mexican at Jimbo's, Buccaneer Beach Bar was lots of fun and great music, Lambado day sail to Prickly Pear (PRICELESS) and food wonderful, Phillipsburg had great shopping and Blue Bitch Bar has great BBQ, ferry to Anguilla from Marigot (which is beautiful itself), Anquilla beautiful but pricey.....the place to go for peace and rest. I'm sure there is more but overall we had a great trip AND A GREAT place to come home to at night. Oh, MUST go to draw bridge bar and watch boats come and go. Food and drinks there are great also.
We absolutely LOVED this condo in St. Maarten, and had such a ball spending time with our family!! This condo is in a perfect location, is even larger than what the photo's are able to depict, and is literally ON the beach...being able to step out the patio onto the sand was perfect! The beach is beautiful, very protected, provides nice sunset viewing, and we had plenty of space under our favorite palapa. The pool and swim-up bar are tons of fun, too. Van Newman was so great to work with, was very helpful on the phone, and one of his suggestions to take the Prickly Pear excursion was one of our favorite events :) The location of this condo on Simpson Bay was a great starting spot for us to explore the island. We also often walked to the French bakery across the street to pick up delicious sandwiches for us to pack in our picnic lunch when we made a day-trip to other beaches. It's walking distance to a large grocery store, and there's a fun and delicious restaurant (with live music) right across the street. We went with our college age kids, and priceless memories were made!
