Located on the Tuscan/Umbrian borders, perched on a hill, in the Renaissance heart of Italy, you will find this original historic 18C farmhouse. The villa has a privileged position standing proud above the Upper Tiber Valley with the villages of Anghiari, Citerna, Città di Castello. The property is surrounded by two hectares of gardens and grounds that have been professionally landscaped and contain planting typical of the region: sunflowers, olives, vineyards, lavender, rosemary, herbs, cypress, figs and roses.

The magnificent modern pool has been built inside an antique vasca from the 19th century to keep its original structure, unique in its kind. It is surrounded by big gardens with summer beds, plants, olive trees, and roses and overlooks the Tuscan and Umbrian hills.

The villa is suitable for a single group or a group of seperate families and friends who would prefer more privacy as the property can be devided into several self-contained units due to its various independent entrances. The main area is composed of a charming living/dining room with a big country kitchen and summer dining pergola with bbq in the garden where the whole group can gather together.

Recently a well-planned restoration has transformed the main house, the former tobacco drying house and the barn in a residence full of elegance and charm with antique terracotta floors, beamed ceiling and original country furniture.

Accomodation details:

In the mainhouse 3 big sleeping rooms, each has a kingsize bed, one has an additional single bed, all rooms are spacious and have wardrobes and drawers, bookshelves with books in any language. 2 bathrooms, one is a big family bathroom. They are comfortable and modern containing bath tub, basin, shower, bidet, WC. All bathrooms have hairdryers. In the mainhouse there is an extra living space with sat-tv, cd-stereo, dvd, choice of movies, small kitchen with possibility to prepare coffee or tea, kettler, fridge.

The restored barn across from the main house contains one independent apartment, with a sleeping room with kingsize bed, living area with sofabed, kitchen, sat-tv, cd-stereo, DVD, library and own bathroom with shower, sink and toilet.

For social gatherings, the ground floor of the barn has been converted to a living room which opens onto the large country kitchen, very well equipped, with family sized fridge and freezer, microwave, oven, hob and dishwasher. The kitchendoors open onto a wonderful summer dining pergola situated in the garden which is covered with vines. Seating is for upto 10-12 people with its' own barbeque.

Just imagine sitting sipping your cool glass of white wine whilst the men do the cooking for a change!

The lounge contains a pull out double bed for those extra guests complete with bathroom, toilet, sink and shower.

All units have free wifi internet access, sat-tv, cd-stereo, dvd player and choice of dvd, library with books in all languages

From every room, gardens and pool the views are just stunning, the gently rolling Umbrian and Tuscan hills are really breathtaking, yet the property is just a short drive from local amenities and supermarkets.

The atmosphere is tranquil, views are magical. The big mediterranean garden offers a perfect refuge for those who seek peace and tranquillity. You can enjoy a leisurely stay all year, enjoying wine and food and meeting the nice people of this region.

In low season the house can also be booked seperately with the possibility of having breakfast served.

As well as embrancing the 'dolce far niente' attitude celebrated by the Italians and indulging in some complete relaxation, on request guests can enjoy acts such as cooking lessons where a professional cook comes to the house and will show you how to make home made pasta. After this a Whole 3 course meal will be served to you in the garden. A olive oil and wine tasting tour in the neighborhood can be organised

On your arrival the owner Karin will receive you with welcome prosecco and appetizers.

Although nestling in the hills, the property is quiet and secluded but is very conveniently located, close to the village of San Giustino, just 1-2 minutes by car. Its position on the Tuscan/Umbrian border makes Casa Spertaglia a perfect base for touring Tuscany, Umbria and The Marche. The artistic treasures of Sansepolcro, Cortona, Caprese Michelangelo (the artist’s birthplace),Arezzo, Perugia, Assisi, Gubbio, Spoleto, Orvieto and Trasimeno Lake are close by. Florence (120km), Siena (120km), Pisa (150km), San Gimignano, (119km), Chianti region (60km), Mediterranean and Adriatic Costs, Rome and Bologna are are no more than 2hrs easy travel. New: try Italys fast train and reach Rome in 80 minutes from Arezzo!!!

The surrounding countryside offers endless possibilities for walking and cycling. The local town of San Giustino and the nearby villages Sansepolcro, Anghiari and Città di Castello offer historic centres, weekly markets, a big variety of shops, outlets within a few minutes drive. There are plenty of restaurants and wine bars from family run osterias to elegant style dining. Guests are provided with itineraries for visiting. If you are interested in art you will find them all: Piero della Francesca, Perugino, Pinturicchio, Signorelli. Città di Castello and Perugia host in July Umbria Jazz, Horse Show in September, Eurochocolate in October, the national Fair of White Truffles in November. Antique trades all year, Italys biggest Antique Market take place very month in Arezzo. During summer you can find everywhere open air concerts, festas and sagras where the locals will prepare you typical food and wine.

What to do in Umbria:

visit the local 14 century Bufalini castle, explore the close renaissance town of Città di Castello, enjoy the local markets, visit the famous Alberto Burri collection (the Guggenheim Museum is hosting the Burri exhibition in October 2015), relax in the termal bath and new day spa in Città di Castello, visit Assisi, the most famous spiritual place in Italy, visit Montone, Gubbio and Perugia, Umbrias capital. Visit Orvieto and the St. Patricks well, make a winetour in Montefalco, explore the Trasimeno Lake, visit Spoleto, Spello, have lunch at the Clitunno springs.

What to do in Tuscany:

visit nearby Sansepolcro with its corso and designer shops, outlets, visit Anghiari, Arezzo and Italys most famous antique market, Florence, Pisa with the leading tower, Lucca, Siena, make a winetour in the Chianti region. Visit Cortona ('under the Tuscan sun'), San Gimignano, taste Brunello wines in Montalcino and Montepulciano.

Lovely farmhouse

We really enjoyed our week at this farmhouse, and we all wished it was longer than a week. The house is very well maintained, and has lovely areas to be with a large family or friends, as well as seperate sleeping areas for privacy. Karin was a wonderful hostess and made sure we were all comfortable in everyway. There were great recomendations for day trips, restaurants and even gelato. Upon arrival we were given a lovely antipasti w/prosecco to welcome us.

The views over the valley made me want to just sit on the lawn chair and listen to the sounds of the Umbian countryside. The pool was a great way to unwind before dinner. there were lovely towns to explore within easy driving distance and even some further afield that we had the pleasure to visit. I can't think of any downside except that we should have stayed longer.

Memorable stay at Casa Spertaglia

We landed at Casa Spertaglia during a spectacular thunderstorm. Karen launched our visit with her gracious anti-pasta and Prosecco welcome and we followed many of her suggestions for day-trips, wine tastings, people-watching in Sansepolcro, shopping, gelato, olive oil tasting and local restaurants. Karin was a great source of suggestions for exploring local scenic villages – we discovered things that all members of our 3-generation family fully enjoyed. The valley view at Casa Spertaglia is unparalleled but photographs don’t capture the scent of lavender, the gentle sound of cowbells and sheep in the distance and the carefully tended fruit orchards and the smell of roses.

Kitchens were well stocked for cooking ourselves. Beds were comfortable. Plumbing and showers worked just fine. Pool was great for a refreshing dip.

A truly memorable experience within a spectacular setting!

Loved Spertaglia and Karin

Just a note to thank you so much Karin for the delightful month we had with you at Casa Spertaglia in June. The living units were perfect to house a variety of guests which included variously two families of four and several couples. The kids adored the swimming pool! But it was you in the role of hostess that really made it a special experience. You knew local resources from ceramic shops to World Cup watching bars. You brought in Lena to teach us cooking Umbrian style at a fraction of the cost to go out to take lessons, and introduced us to the delightful Ravagni family. Hampton described it as "the trip of a lifetime". And it truly was. Thanks to you and your fabulous hospitality, especially your aparativi! Much love from grateful Californians!

UNREAL vacation destination

Having been to Tuscany twice before, I had high expectations for this trip, but when we arrived at Karin's Casa Spertaglia, I knew we were in for a special experience. Karin was a lovely hostess and welcomed us with Prosecco and antipasta under one of her rustic, charming vine covered pergolas. Throughout our two week stay, she created several experiences for us that simply could not have happened had they not been arranged by a local so well respected within her community. The private olive oil tasting at a family run business since 1421, where we sat in a movie-like crushed granite courtyard surrounded by homes twice as old as America itself, was impossible to describe. The "Cooking with Lena" cooking class where our children helped make the most tender raviolis, while the tiramisu settled, was amazing.

Waking up every morning to the view over Umbria and Tuscany with the faint sounds of cowbells off in the distance is a memory I hope never fades. Watching our family's four kids run around the grassy covered grounds, playing in the pool or catching fireflies at dusk and NEVER once turning on the TV over two weeks, was a sight to behold.

Although the Casa Spertaglia is well located for day trips to all the famous Tuscan towns you've read about, it is a destination unto itself. Even after several days of touring Tuscany and Umbria, we found that some of our best days were spent on the grounds, smelling the myriad of roses, marveling at the size of the vegetable gardens, walking into town past family run farms and olive oil groves, or just taking a nap on one of the lounge chairs.

As you can see, we miss our time there and with Karin, very much. We can't wait to go back and visit our new friend.

Best time ever

I rented the property for six weeks and would have stayed longer. It is even more beautiful than pictured. Karin was the perfect host and made everything easy, had wonderful suggestions, made delicious dinners, fulfilled our every whim! I highly recommend this property. Perfect for friends and families. Very secluded with town only ten minutes away. Great walking.

A family adventure with memories for a lifetime.

Our time at Casa Spertaglia was too short. Two weeks was not enough. Every morning and evening the view across the valley was remarkable, breathtaking. Too wonderful to believe it was true. Our family took all the apartments and lived all over; in the yard, the swimming pool, the kitchen and pergola where we dined every night. Casa Spertaglia is old with thick walls and new with a modern kitchen and en suite amenities. We actually watched the grapes turn purple.

And Karin and Stephano were quiet hosts and left us to our own entertainments. It was lovely! Thank you.
