Spoleto By The Pool consists of two 16C stone cottages, beautifully converted into 2-bdrm apts with large pool, Jacuzzi and expansive gardens. Atop a hill, outside the city walls, amidst resplendent grounds, immersed in acres of wondrous countryside, a romantic and glamorous setting, these 6 self catering apts, all with internet, are 0.75 of a mile to the historic center of Spoleto (10 min walk) - same distance to the train station, from where you can get to practically anywhere in Italy. For the car-free, Umbria's most up-market supermarket, where you can sit at the bar and spot famous faces from all over the world, is just 5 min walk down the lane. Staying here, you want for nothing ! Yet, lounging in the landscaped grounds, you are unaware that the local facilities are so close. There is no traffic on the lane leading to the apts, except for the cars belonging to the owners of the other 2 villas along this lane. Here is tranquility, a choice of town or country, at the same time.

PERFECT SITUATION: A mellow, beautiful and tranquil place, the waterfall, the jacuzzi, the manicured grounds, the BBQ area and the infinity pool, all ensure that, here, you will lie back and totally relax. A car is advisable. But, if you are the fit type, used to walking up and down hills, and, not committed to stiletto heels, you can stay here without a car. So, one moment you are floating in the pool and the next you are wandering in the fairy-tale city of Spoleto, through arched, cobbled streets, exploring alleyways and byways, admiring frescoes, browsing museums, visiting churches and indulging your senses in the many shops, bars and restaurants, sampling the finest that Italy can offer and, far more cheaply than touristy places such as Venice, Todi or Florence. From all of the apartments, there are magnificent views across swathes of crop fields, distant dwellings, and, mountains fringing the horizons. Here is a place to just be, to allow yourself to be mesmorised and to submit to an inner calm.

THE COTTAGES: Once upon a time, both these 15C cottages were inhabited by farm workers; and, the whole of Il Pincio, the hill that Spoleto By The Pool stands on and is locally known as, was owned by the next door neighbours. Delicate negotiations, taking several years, enabled a local builder to buy and develop the land, with an aim to selling on both cottages to passing millionaires. However, financial challenges resulted in this wonderful development falling into our hands and, instead of being privately owned by yet more rich people, you can enjoy what it is like to live in a sought after area, so close to historic Spoleto. While all the original features have been preserved eg beams, arches and cubby holes, neither of the cottages has lost its traditional appeal. Simply and practically furnished, both cottages are child-friendly and equipped fully with everything you could need on a holiday. If you like heights, then APT 2 is the best. If you have babies, then, APTs 5 and 6 open onto a lawn.

TRADITIONS: Spoleto is one the most un-touristy places you will find. Extremely popular with Italians because, not only is it beauitful, but, the Spoletini have remained faithful to their traditions. Here you will find live theatre, operas, concerts, ballets and plays, all year round. But, be prepared to hear only Italian spoken. Unlike, tourist traps, the indigenous Italian has never bothered to learn English. Nonetheless, foreigners are welcomed. Sign language still prevails. And, the language of food, wine and clothes is universal. Further, in Spoleto, as well as the surrounding villages and hill-top towns, sagras take place throughout the year, celebrating the harvesting of truffle, asparagus, olives, grapes, maize, tomatoes....... Halloween and various saints' days. Big spreads are provided, free of charge (or almost), as a kind of offering to the gods, a thanksgiving of good fortune, except that you will be the recipients and not the gods ! Indeed, any excuse will do for a celebration !

All 6 apts have original beams throughout + original stone features. Apts 1 + 4 are spacious, light and airy with large sitting/dining rms, 3 large windows + French windows onto private terraces overlooking pool, Jacuzzi + BBQ area - panoramic country views all round. Apts 1, 2, 3 + 4 make up the 2 storey cottage and stand at the highest point, looking over the stepped and landscaped gardens towards the pool. Apts 5 + 6 make up the 1 storey cottage next to the pool, divided by a lawn/similar interiors but 6 is more private. The grounds are spacious with nooks and crannies where you can sit in privacy. The pool is very large with lots of sun-loungers placed around a wide patio area surrounding the pool. Here, guests can sunbathe and relax without undue disturbance from other guests. Standing on a small hill, outside the city walls, Spoleto By The Pool is the nearest and largest pool property to central Spoleto. Add to that, a stunning and convenient location - simply unbeatable !

We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

We now have 2 major partners and between us, we offer about 40 very diverse villas, apartments and pool properties, both in central Spoleto and close by. Please see them all on my personal website, the address of which you will find at the bottom of the HomeAway page of this property.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

FANTASTIC HOLIDAY IN SPOLETO BY THE POOL!

We had the best time in the Spoleto by the Pool apartments! The property was very well organized and clean and the apartments are all very roomy and with that authentic Umbrian/Italian feel......
The airco and pool were very important to me because it can get very hot in Umbria in the summer and it is so great to come home after a warm day in town to enjoy the freshness of the airco apartment and the beautifull pool on the property! The owners are very helpful with all one might need and because of this the stay in Spoleto by the Pool is really perfect and without any flaws! I am recommending this property to all my friends and relatives, because I am sure they would like it there as much as I have. Moreover Spoleto is such a great liitle city....so much to do and so many nice peopel living there! We have enjoyed great jazz, lovely classical concerts, ballet and other forms of art during the famous Festival of two worlds in Spoleto and we have enjoyed the BEST food ever in and around Spoleto. I have no bad or less good experiences to write about and I have spend 4 solid weeks in Spoleto by the Pool. In short: if you are thinking to spend your holiday in Italy: book an apartment at Spoleto by the Pool because you will not find a better place in Umbria for that price!!

WHAT A STUNNING BASE. WHAT A STUNNING HOLIDAY!!

Having never been to the Umbrian region of Italy; my family (kids aged 10 and 13 and my husband and I), didn't know what to expect.
We were blown away! The apartment was ideally situated - It felt like it was in the countryside and had fab views but was 2 minutes by car to Spoleto.
The apartment was clean and rustic and was cool when we needed to escape the sun. The supplies left for us made it a home from home and there was no need to panic and rush to the market.
The pool was beautifully kept (cleaned daily) and we had many a meal over looking the pool whilst the sun went down - idyllic.
A BBQ was provided and a small local mini-mart was at the bottom of the hill.
Dinner at Villa Marianna (ask Laurie) was one of our best nights - Way up in the mountains, great views and authentic Italian food, cooked by 'mama'.
Spoleto was buzzy and perfect for long suppers and people watching!
The Ice Cream parlours were gorgeous too. The Spoleto escalator opened the day before we arrived and is well worth a look.
Spoleto is a fantastic base to set off and site see, whether by train or by car.
All in all - One of our best family holidays :o)

A STRESS FREE ZONE

Thank you Norma & Laurie for such an incredible venue. We absolutely love Spoleto by the pool and enjoyed a fabulous 4 weeks holiday in this tranquil, stunning location. Our second holiday here and it didn't diappoint. And It really is a stress free zone, thanks to kindness of both of you who have taken out the stress to provide guests with a truly wonderful holiday.
The description of this venue was accurate and beautifully maintained. The pool and jacuzzi are maintained on a daily basis. The grounds and it's views are splendid.
I would recommed this holiday location to all types of gests visiting. And Spoleto and the surounding area is a really delight. I for one will come back and stay.

What a wonderful location Spoleto-by-the-Pool is ! We enjoyed three lovely weeks soaking up our breathtaking surroundings. We didn't hire a car as we felt we wouldn't make use of it. If we wanted to go further afield, we were only a few minutes walk from the railway station..... and much less to the Supermarkets and town centre. We are not that physically fit but it suited us well.

The facilities are a real bonus and extremely well maintained. This is the second time we have stayed with Laurie and Norma and are constantly amazed at their generosity of spirit and time when accommodating their guests. Laurie, what can I say but thank you so much for kindness and for meeting us at the station and for making sure we had everything we needed.

I am dismayed at some of the dismissive reviews I have read. ( Fortunately, most are appreciative. ) Why the petty comments ? Norma's informative and detailed web site shows photos of the interiors of her apartments and the splendid outside facilities and panorama with descriptions of them all which leave you in no doubt as to exactly what you are getting when you book It would be a pity if these negative reports were to put future guests off from coming to stay. Spoleto-by-the-Pool is suitable for many types of guests wanting a wonderful holiday experience. Everything is consistently maintained on a daily basis. You only have to say, and if there is a fault, it will be dealt with.

I must mention the generous welcome pack everyone receives. I am sure Laurie and Norma are not obliged to offer this service but it is so appreciated on arrival. They don't take a deposit for damages and don't charge a supplement for final cleaning as a great many European holidays do !

Finally, I would like to say " Hello " to fellow guests we met during our stay. Spoleto-by-the-Pool is that sort of place... private when needs be and sociable when you like... which just leaves me to say I look forward to booking for four weeks next year.

APARTMENT NEITHER 'EXQUISITE' NOR LUXURIOUS.

Although the grounds and the pool were lovely, and the Jacuzzi was an extra treat, our apartment was pretty basic and certainly fell far short of the owners' description of cottages 'exquisitely converted into six 2-bedroom, luxury apartments' - with the exception of the air-conditioning, there was nothing luxurious about ours.

The owners, however, were friendly and helpful.

Owner's Response: Spoleto By The Pool is a heavenly place and we have succeeded in creating a luxury environment, without having destroyed the original ambience of these 16C cottages.

A typical Umbrian farm cottage is a ramshackle, run-down and barely habitable abode. Until recently, the two16C cottages at Spoleto By The Pool were inhabited by peasants, living self-sufficently off the land, “their food”…….. goats, chickens and pigs, wandering in and out of the cottages at will. Slaughters took place on the door step, the blood hosed into the fields and the chickens’ necks were wrung each week. These poor people lived hand to mouth. When something broke or smashed, it remained as such or a hap-hazard repair was attempted, windows were cracked, the stonework had blotches of grey cement holding it together and the electricity, what there was of it, consisted of bare wires and strip lighting.

After a fantastic and sensitive piece of restoration, these same cottages are unrecognizable. The standard of workmanship is 2nd to none. The interiors have been “exquisitely” restored, with all original features left intact – as you can see from the photos. The beams have been replaced throughout and each old stone has been immaculately cleaned and repositioned. You would even be forgiven for thinking that these stone cottages have been newly built.

However, in keeping with the character of a 16C farm-house, we have not adorned the walls with frescos, nor have we installed those giant American ice-making freezers, there are no works of Art on the walls and the upholstery is not white ! What we have are two 16C Umbrian cottages, restored to the highest of standards and with all the extras required of modern day living.

If you choose to live in a 16C Umbrian farm-cottage, this is luxury living. Otherwise, if you want the kind of "luxury", implied by the critic, you would be advised to stay in a 5 star hotel and pay rather more for your holiday.

We work hard to provide the best holidays for our guests and we have hundreds of references to demonstrate this, which we send out automatically in reponse to an enquiry. More and more of our guests are returning each year to sample other of our properties in and around central Spoleto. We are full most of the year, across the board. I like to think that this is not just because people fall in love with Spoleto and Umbria but that it is also a testament to the excellent service and level of accommodation we provide.

This location is the best ! Spoleto centre and the station are within spitting distance and, the mountains are all around you. A tranquil place with easy access to all the hot-spots….Assisi, Perugia, Trevi, Spello, Norcia, Perugia, Todi, Gubbio and, just over an hour to Rome. Spoleto is the Italians’ favourite place in Umbria – some say in Italy. Now, Italy’s best kept secret has been revealed. And, Spoleto is enjoying its new found fame. The locals are so friendly. Once here, you are bound in a kinship of love and worship of all that is most precious to the Italian….. sculpture, architecture, works of Art and, above all, food ! Not to mention wine, shopping and the most famous of all activities – the passeggiata ! The bus, at the end of the lane, goes to the top of Spoleto, the famous Rocca and Il Ponte. Very convenient if you fancy walking back home, down-hill, through the pretty, cobbled and arched streets of Spoleto, passing the myriad of shops, bars and restaurants along the way.

The pool is open from May 1 - Oct 31 inc. All 6 apts have private balconies, terraces or patios + beautiful panoramic views over the pool and the surrounding countryside. All 6 are very similar. However, APT 6 is the largest and APT 3 has the largest sitting/dining room with a galley kitchen. All apts have internet access. The 100 sq mt pool and the Jacuzzi is for the exclusive use of the guests of Spoleto By The Pool. Please order your own BBQ if you wish to remain private - no extra charge. However, the communal BBQ has 2 chimneys for 2 BBQs to take place at the same time. This is a fabulous area for sun-downers because it faces the sun-set ! Please order a high-chair - no extra charge. Beach towels also provided - no extra charge. NOTE THAT APARTMENT 2 HAS 2 BALCONIES - 1 long that seats 4 side-ways, the other shorter to seat 2. APTs 1, 3, 4, 5 + 6 have seating for 4 persons on their patio/terraces. APT 3 has the largest terrace and can easily at least 8 persons.
