Our 3 Bed. 3 Bath (master with spa) villa has a large 36'x16' heated pool and is south facing with a beautiful backdrop overlooking a grass swale then woodland of which is a state registered bird sanctuary. Our villa is built on a longer than average sized Rotonda Lot giving a spacious green outlook, tranquility and privacy. We have furnished to a high standard and is fully equipped with everything you will need during your stay. We are situated in the prestigious golfing community of Rotonda in the peaceful section of Pine Valley. A perfect location to unwind after a busy vacation in Orlando and a perfect winter retreat. The safe quiet roads and nature trails are perfect for walking, jogging and cycling. In the centre of Rotonda is a community park covering 32 acres. Built in 2005 it offers a multi purpose sports field, children's play area, a large picnic pavilion with barbecues, two Free tennis courts(we provide the rackets and balls) and restroom facilities.

Rotonda is situated on the gulf coast near Englewood on the Cape Haze peninsular 85 miles south Tampa, 90 miles North Naples, 50miles North Fort Myers & only 35 miles south Sarasota.*Tampa airport is approx. ninety minutes drive away and a very straightforward route, car rentals available on site at airport. *Orlando airport is two and a half hours away & Miami airport is three & a half. There are supermarkets & excellent restaurants within a few minutes drive away & a Wal-mart Superstore which is open 24 hours. Port Charlotte shopping mall is only 15-20 minutes drive away & has many restaurants including Ruby Tuesdays, Sam Seltzer's Steakhouse & a food hall with many more in the surrounding area of the mall. Amongst the shops are jCPennys.Sears,Dillards & Macy's plus there is a multi screen cinema. Just an hour away are 2 factory outlets at Ellenton & Estero. Englewood has 4 beaches all within short drive on Manasota Key. Rotonda has 4 golf courses & a 5th nine hole opening soon.

Additional information about rental rates

  • Prices; The prices are per week. Extra days will be on a pro-rata basis. Bookings of less than 6 nights will be subject to a cleaning surcharge. Bookings of 4 to 8 weeks at 10% discount. Long term Rentals at 15% discount (over 8 weeks). Rates are fully inclusive of electricity, water, satellite TV. Local telephone calls, pre-arrival and end of stay cleaning. If required, electric heating is also available for the solar heated pool at a rate of £60 or $100. Per week. Cots, Highchairs, Bicycles and Welcome Packs can all be hired through our Management Company.
  • An initial down payment of £200/$350 is required to validate your booking. Telephone reservations can be held for 7 days pending the receipt of deposit and booking form. The outstanding balance must be paid 8 weeks before the rental start date together with a separate security deposit cheque of £350/$600. The security deposit is fully refundable and will be returned to you after our Management Company have accounted for any damage, shortages, breakages or excessive utility bills during your stay and that the Villa is vacated in the same clean condition as found.Ten weeks before the start date of your booking a final invoice will be sent to you showing the balance due. You must pay this balance at least 8 weeks before your departure to Florida. If you do not We reserve the right to treat the booking as cancelled, in which case you may be liable to pay cancellation charges up to 100% of the final invoice.
  • If you wish to cancel your booking, or part of it, once it has been confirmed, you must do so in writing. E-mail cancellations are not acceptable. The person who signed the booking form must also sign the cancellation letter. To compensate for the expense of processing your booking and for the risk of not being able to re-sell the weeks booked, a cancellation charge is made, as set out below.

    The amount payable does depend on when notice of cancellation is received- the more notice you give the less you will be charged. To cover yourself it is therefore strongly recommended that travel insurance be taken out at the time of your booking.

THE DINING ROOM has a large square bevelled table with 6 parson chairs and large ornate chandelier. Dining crockery and place mats supplied. THE BREAKFAST AREA has Aquarium triple windows overlooking pool and woodland backdrop (one of our favourite spots). THE LOUNGE has matching suite of furniture consisting of large 3 seater, 2 seater and a chaise for ultimate lounging! the built in Entertainment centre houses a 42' Sony Flat screen Television with satellite plus DVD/CD(American format). Triple patio doors overlook the pool and garden. THE DOUBLE GARAGE houses a rigid cool bag on wheels with handle, 4 x beach chairs, tennis rackets/balls, badminton rackets, and blow-up lilos for the pool. THE OVERSIZED DECKING is fully screened keeping the' mosies' out at night whilst using the gas barbecue provided or just watching the sunset.

Local beaches: BEACHES. Englewood has 4 beaches on the barrier island of Manasota Key. Manasota Beach, Blind Pass Beach, Englewood Beach & Stump Pass Beach. all offer a variety of amenities. Manasota Beach boasts 14 acres of Gulf front beach & sand dunes with special areas set aside for sheltered tables, barbecue pits, boardwalks & bathhouse facilities. Blind Pass Beach is ideal for swimming, fishing & has more than 60 acres of nature trails. There's a docking area for boaters on the intercoastal waterway. Englewood Beach has recreational areas, boardwalk, picnic tables & concession stands as well as conveniently located nearby restaurants, shops & nightclubs. Walking south from Englewood beach is Stump Pass Beach a narrow strip of beach that offer anglers a great place to fish.

Barrier Islands: There are several offshore keys to explore, some accessible by road bridge; others only by boat. Perhaps one of the most attractive and quaint get-away keys to visit by road is Gasperilla Island. Approx.20 minutes easy drive from Rotonda the island is reached via a toll bridge from the mainland. Visitors to the key will drive along a road surrounded on both sides by shimmering waters and white sands and millionaires Condo's. There is a wonderful public beach on the key (with a Caribbean feel to it) called Boca Grande. Every year between April and June, Boca Grande Pass fills with thousands of Tarpon fish churning the water all around the boats. Major fishing tournaments are held here, each year. In Boca Grande, the locals use golf carts as a major form of transport and can be easily hired on a daily basis. If you want to experience total isolation and a real unspoilt barrier island, visit Cayo Costa (itself a state park) located south of Boca Grande accessible only by boat.

we have stayed in villas for 6 years running now and this is far the best villa. it is as described if not better. such a lovely location, so quiet. a perfect holiday.
the owners are such a lovely couple and so helpful.
if you pick this villa you will not be disappointed at all
the pool is very long and the little table and chair is great.
no neighbors or nothing behind you.
we have a 20 month old son and they sorted out a cot and highchair no problems, very child friendly villa.
perfect. thank you Barbra & Dave for a wonderful villa and holiday
