This apartment is located on the ground floor of a cosy and elegant style villa built in the early 20th century. It is situated in the medieval Rocca di Papa (600 m a.s.l.), in the hearth of the Castelli Romani Park. Beautiful panoramic view of Rome and Castelgandolfo from the Belvedere . The villa is surrounded by a park with forest trees. DISTANCES: 50 m various shops, 5 km Castelgandolfo, summer residence of the Pope, 20 km the beaches of the Tyrrhenian sea, 30 km Rome city centre. Just a few minutes away by car from lake Albano and Nemi, 8 km horse riding school and golf course. There is a spacious living room with paint ceiling, TV, fireplace and access to the outside, kitchen (oven, dishwasher, washing machine) with access to the outside, , spacious and equipped patio. 1 double bedroom, 3 twin bedrooms and two bathroom with shower. Central heating in winter.

Spectacular location, a beautiful villa.

The website description is accurate and the owner was friendly and helpful via email when enquiring/booking.
The villa is clean and well maintained. Only very minor problem with electric kettle. A toaster would be a useful addition.
Our family of 6 (from baby to grandparents) will remember breakfast and dinner on the patio, swimming in Lake Nemi, wandering around the Friday street market and running to the top of nearby Monte Cavo on a warm day!
General Advice: 1 Ensure that you have precise instructions for finding the villa. 2 Take mobile broadband/dongle if you wish to go online. 3 Take "adaptors" for any electrical items that you take on holiday. 4 Check that your mobile phone will work in Italy. 5 Don't let GPS take you up or down any of the tiny steep "roads" (paths!) in the town. It can be stressful, especially in a hire car!
Should we return to Rocca Di Papa, we would certainly re-book this villa. Strongly recommended.

Excellent villa

A lovely villa with fantastic views over Rome. We had a great holiday there. Facilities were good and the villa is very comfortable and spacious. Easy to get to Rome by getting train from Marino which is about 5km away (trains run every hour) Did have a bit of difficulty finding villa on first day and owner could have given better directions. Entrance is not easy to find as you come up hill towards Rocca Di Papa. Local village of Rocca Di Papa is beautiful and market day is Friday and well worth a visit. Nemi is another village nearby and has lovely restaurants with great views over Nemi Lake. Would certainly recommend villa to anyone looking for accomodation near Rome.

Stunning views

We had a lovely week in Papa di Rocca. The holiday home was difficult to find due to the housenumbers in the street.
The villa was realy nice and big. The whole patio, with stunning views, belongs to the house. For two families it is ideal.
Only in may it is in the evenings a little bit cold in the moutains. The heating is very expensive so don't use it to long.
If you have a car you can park at train station Marino and go to Rome.
If we go back to Rome we will definitely rent this house again.

Eine wunderschöne, alte Villa in Rocca di Papa

Wir (meine Frau, meine einjährige Tochter und ich) waren Mitte April bis Mitte Mai 2014 für 5 Wochen Gäste in der "Villa Maria". In dieser Zeit haben wir mehrmals auch weiteren Familienbesuch gehabt.

Auch wenn es gerade im April auf 600m Höhe noch etwas frisch war, hat die Zeit uns sehr gut gefallen: Mit dem Hausherren und später dem Verwalter konnten wir alle Fragen schnell klären. Auch die mehrmals in Bewertungen genannten Heizkosten waren durchsichtig gestaltet und am Ende trotz kühler Zeit nicht so hoch wie erwartet. Vielen Dank für die sehr gute Kommunikation, die glatt gelaufene Vorbereitung und Betreuung!

Die Lage der Villa ist wundervoll: der Ausblick nach Rom hin ist sehr schön, wir haben uns wohlgefühlt und viele Ausflüge gemacht: Der schöne Freitagsmarkt von Rocca di Papa befindet sich in Fußreichweite, der Ortskern ebenfalls. Auch der Albaner See, Castelgandolfo, Ariccia, Velletri, Marino, und das kleine Nemi sind mit dem Auto sehr schnell erreicht. Frascati, die Ruinen auf dem Tusculum und natürlich Rom ebenfalls (Empfehlung: zur Metrostation Cinecittá fahren und dort in die Metro steigen).
Restaurantempfehlungen:
- in Nemi "Specchio di Diana": tolle Küche, Steaks und Aussicht für absolut moderaten Preis. Die Walderdbeeren von Nemi probieren!
- am Albaner See "i Quadri 2000": abends zur leckeren Pizza oder Fisch direkt am See. Unbedingt die hausgemachten Desserts probieren!

Die Villa selbst hat sehr viel Charme, ist aber natürlich auch etwas gealtert, was man hier und da merkt: Heizung, Bäder, Technik ist alles okay, aber sicher kein Luxus. Das Kaminzimmer ist dagegen toll, gerade wenn es noch etwas kühl ist. Neben zwei optimalen Schlafzimmern gibt es aber ein drittes, etwas dunkles und klammes, das weniger schön ist. Der Steinboden war etwas kühl, was im Sommer sicher schön ist, im Frühling etwas ungünstig. Die Küche ist gut ausgerüstet, der Ofen ist leider aber nur ein Mini-Elektroherd. Sonst fehlt es aber an nichts und man kann beim Essen zubereiten den Blick über Rom genießen. Alles war sauber, aber eine so alte Villa hat natürlich so ihre Ecken, die man wohl nicht mehr so richtig sauber kriegt. Tortzdem: Alles sehr, sehr schön!

Fazit: Wir würden wieder kommen und können die Villa mit leichten Abzügen sehr empfehlen! Besser als Reisezeit ist sicher der Sommer ab frühestens Mai. Kommunikation etc. passt hervorragend, die Gegend ist wunderschön.

Incredible view over Rome area!

We really enjoyed our stay in this beautiful old villa. After a day in Rome it was really relaxing to sit in the patio. Also the living room with fireplace and the bautiful painted ceiling is a good place to relax on colder days - but we were lucky and could sit outside the whole time.

The facilities are simple but appropriate and clean. Adapter for several wall sockets are available. Maybe a multycontact-plug may be helpful to have all devices on one place.

Rome is in easy reach. With car and subway you need in the morning about 1,2 -1,5 h to the city of Rome.

Tivoli is really a place worth visiting (Villa D'Este - with all its fountains a good place on hot days... and Villa Hadrian).

We will certainly come back when we plan to be in the area of Rome. Many thanks to the caretaker of the appartment - he was always available and very helpful.

Rocca di Papa is a town and comune in Lazio, Italy about 25 km south-east of Rome. As one of the famous Roman Castles, Rocca di Papa enjoys an amazing location at 680m above sea level right in the heart of a national park with stunnings views to the countryside and over the whole of Rome below.

Although small in size, Rocca di Papa features numerous sights for passionate tourists. Bring your trainers and walk around the steep and narrow cobbled streets of the 'città storica' hitoric centre and stop by the Papal Fortress, Church of the Assunta and the Convent of Palazzolo. Climb all the way to the top and, apart from being very tired, you will also enjoy a stunning view accross the entire cityscape of Rome and the rolling countryside all the way to the sea on a clear day! This place will give you a great feeling for the classic italian village life so often depicted in film and music!

While in and around Rocca di Papa, make sure you stop off in one of the many vinyards to try some locally produced wine from this famous wine region. Also worth while are the many free standing trattorias dotted around the hillside if you want to try some amazing local specialities to tempt you away from your diet!

The area is popular with cyclists, classic and sportscar drivers as well as joggers thanks to the amazing scenery, clear air and slightly cooler temperatures compared to Rome itself. The 'Via dei Laghi' is one of the most famous and scenic roads in Italy, offering spectacular view accross the area and leading right the way up to Rocca di Papa!
