4500m ² plot, 135m ², 45m ² roof terrace, up to 6 people

Built in the Spanish style, some three bedroom villa, with amazing architectural offers rest, relaxation and living pleasure. It is well maintained, quiet and offers enough space with 4500m ² terrain. Surrounded by sympathetic Sicilian neighborhood.

The villa is for self, a car is essential. For a nice place also makes the coach house (garage) with covered barbecue area and a separate shower / toilet. The house has two bathrooms (bath duo), also available are an outdoor shower. There are three bedrooms, a fully equipped kitchen, a spacious living-dining area.

The existing roof terrace is 45 sqm.

The villa is also good thanks stove in winter to be used to escape the cold weather in Germany.

The villa is located only 2km from a wide sandy beach, in the sun richest region of Sicily (c. 3000 hours of sunshine a year), Culture and nature trips attract nearby.

The famous Baroque cities in southern Sicily (Noto, Modica, Ragusa, Siracusa, Scicli etc.) are easily accessible. A small nature reserve is located 1km distance is ideal for relaxing walks. To recommend otherwise: Cava d'Ispica, Cava Grande del Cassibile, other protected areas by the sea. Charming fishing villages and port cities, such as Marzamemi Pozallo, etc. are worth visiting.
