Villa Bougainvillea is one of four detached villas on a much sought-after small private complex. This villa has two large bedrooms to sleep either two couples or a family with 3 children. One bedroom has a king sized bed and the other has three singles. Both bedrooms are air-conditioned and both have en-suite facilities. The villa is superbly equipped with oven, hob, microwave, washing machine, dishwasher, CD player and big fridge-freezer. It enjoys a built-in BBQ on the ground floor terrace, and wonderful views from its roof-top sun terrace. It is set in stunning Mediterranean gardens with lawns, meandering pathways and 3 delightful ruined stone cottages next to the large 14 meter pool. In one of the ruins there is an Ottoman style seating platform with scattered rugs and cushions - the perfect spot to relax in the shade with a book and perhaps a cold beer or a glass of wine.

About the Region: There is very little crime in this part of Turkey. The children grow up in a family culture and respect their elders. The little tots walk to school unaccompanied, hand in hand. The coastline is amongst the most beautiful in the world - with mountains tumbling directly into the sea and numerous islands just waiting for you to explore. From Kaya Vadi as your base, you can be as active or as passive as you like. Some days you may choose to just relax by the pool, or sunbathe in complete privacy on your roof top terrace. Another day you might take a cruise on a beautiful wooden Turkish gullet, go snorkelling and visit some of the islands. If you feel more energetic you can take a jeep safari and combine an action packed, fun day with seeing some of our beauty spots and historical sites. Nearby there are beaches with water sports of all types, plus fishing, horse riding, camel riding, diving, para-gliding, microlites and excursions to many fascinating locations.

Why go to Turkey?: Fabulous climate, friendly people and stunning scenery - what more could you want? Oh yes, the Turkish Lira has devalued by about a third against the GB pound, which makes it much less expensive to holiday in Turkey than in the EURO zone.

We are pleased to arrange airport transfers and/or car hire for our guests.

Our prices include a well stocked fridge on arrival, cleaning twice a week, all bathroom and beach towels, and a WiFi service for those that need to keep up with their emails.

About Tim Levingston

Tim & Bridget – Our Story

It all started in early 1997 when we got the phone call that changed our lives. “Dad,” (it was my daughter Alex), “I am in Turkey, and have fallen in love with a young man called Tezel and we are going to get married.” In June 1997, Bridget and I arranged to go to Turkey to meet Tezel who turned out to be a very pleasant young man.

We used the morning of our last day to check out a business idea which was to buy or build property to let out as holiday villas. Holiday villas were common in Spain and Portugal, but hadn’t yet taken off in Turkey. We eventually found an elderly man selling property out of a school exercise book with no photographs. “I have two semi-detached villas with a swimming pool in Calis near the sea” he said. “About how much would we have to pay?” we asked. He mentioned a figure around £30,000. “That’s not bad - £30,000 for a 3 bedroomed villa with a shared pool. Could we get a discount if we bought them both?” He said “That is the price for the two, not just for one”.

That was it. We flew home that afternoon and put our house on the market. Six months later we arrived in Ankara for our daughter’s wedding, then took the overnight bus down to Fethiye with our 13 suitcases. A week later our two dogs arrived.

With help from a top consultant in Ankara, we set up a company in Turkey, we bought land in the Kaya valley and had a small private complex of 4 villas built. The building took 8 months and we took possession in January 1998.

Our story was written up in the Daily Mail and in the book to accompany the Channel 4 “Place in the Sun” series (copy of article available).

After more than 7 happy years in Turkey we moved back to Berkshire in 2005. Bridget went back into IT marketing and is doing very well.

In 2013 we sold the villas to our lovely manager, Gem, who has been with us for about 12 years. Tim continues to manage the villa bookings for Gem and is working on his golf handicap!

Why Tim Levingston chose Kayakoy

On one side of the house there is the master double bedroom with a twin bedroom next to it. On the other side of the house there is another double bedroom with a single bedroom next to it. The master bedroom is huge, measuring about 5 meters by 5 meters, and it has an en-suite bathroom with large, walk-in shower, WC and double sink. The adjacent twin bedded room has an en-suite shower room and WC. The other double is also very spacious and has plenty of room for an additional single bed if required. It has a large en-suite shower room and WC, and a small “kitchenette” with fridge and tea-making facilities. This room also has its own front-door which makes this house perfect for either a large family or for a smaller family travelling with another couple or, perhaps, grandparents.

The single bedroom is comfortably furnished with a chair and plenty of wardrobe and drawer space, but does not have en-suite facilities.

What makes this villa unique

The owner and manager of the villas, Gem, speaks good English and is on site every day looking after the pool and gardens. He will deliver fresh bread every day and will hang it on your door knob. the villa is cleaned thoroughly once a week and all linens, towels etc. are changed. Mid week we clean bathrooms and change towels, and vacuum and wash the floors. An ironing service is available if required.

Flights, airport transfers and car hire can be arranged.

There is a no smoking rule inside the villa, but with weather like ours, smoking outside is never a problem!

Kaya Vadi is located in a stunning, quiet valley surrounded by small farms and mountain slopes. Specifically, we are located in the historic Kaya valley which is between the harbour town of Fethiye and the famous beach resort of Olu Deniz on the south west coast of Turkey.

Holidays at Kaya Vadi are for those people who want to get away from the hustle and bustle of busy holiday resorts! Our little spot of paradise is to be found nestling between fields and mountains, is luxury set amongst tranquillity, but is only a short walk from the village restaurants and a 10 or 15 minute taxi ride from all the shops, bars, beaches and boat trips.

The Kaya valley is famous in Turkey being a protected area of outstanding natural beauty, and with its deserted and picturesque Greek village.

Notes In peak school holiday weeks our changeover day is Monday (because this is the best day to get flight-only tickets to Dalaman airport). At other times we can be flexible. Prices include accommodation, twice weekly cleaning, linen, bath towels, beach towels, gas, electricity and a well-stocked fridge on arrival. Prices exclude airport transfers and/or car hire which we will be pleased to arrange.
We ask for 25% deposit with booking and the balance 8 weeks before the date of travel.
