Comfortable property Ideally located .

Situated on the edge of North Walsham which is a small market town central to the many attractions of North Norfolk, 5 miles from the coastal resort of Mundesley and also The Broads.

A bit further is Cromer, Sheringham, etc. with safe sandy beaches or small resorts such as Blakeney with their fishing boats.

Boats can be hired out for trips on the Broads at nearby Wroxham and several other places.

North Norfolk is quoted as having more visitor attractions per mile than any other county, from seaside and theme parks to walks and boat trips. It is also quoted as being the driest county.

If you enjoy shopping, Norwich is just 15 miles away with its Cathedral, castle, street market and shopping malls. North Norfolk is designated an Area of Outstanding Natural Beauty.

Comfortable modern detached bungalow with ample off road parking and secluded garden. Gas central heating throughout.

Kitchen : Recently refitted with ceramic hob and oven, fridge, freezer and microwave oven. Table and chairs. Bathroom : Fully tiled with electric shower over bath and electric shaver point. Seperate toilet.

Lounge : Very comfortable Multiyork 3 piece suite, extending dining table and 6 chairs, 26 inch LCD TV, DVD player, CD player, electric optiflame fire, books and games, etc.

Bedrooms : 1 with double bed, 1 with two adult single beds, 1 with one adult single bed. All with new mattresses, linen and wardrobes.

Garden : The front is laid to lawn with a double garage and parking for several cars. The rear garden is lawned with mature fruit trees and a wildlife corner with a secure small pond. There is a patio and a brick barbeque for alfresco dining. A feature of the rear garden is the many birds which visit it.

There is a cot and a high chair for small children.

About Mr ken walker

Retired having moved up from West London. Now living just a mile or two from the property being let. Bought the property as an investment and have been holiday letting it for 5 years now. The property is maintained by me and is part hobby part income. Not had any problems with holidaymakers and enjoy meeting them.

Why Mr ken walker chose North Walsham

Looking for somewhere quieter to live than West London looked at all the home counties, even lived in Somerset for 2 years, tried further north and discovered North Norfolk. It's got everything !

What makes this bungalow unique

The bungalow is located in my view, in a perfect location which is why I live in the town. In the area are many leisure facilities, sandy beaches, piers, the Broads lakes, nice countryside for walks, pubs and teashops etc. Norwich for shopping either in the excellent malls or in the narrow ancient streets with it's many small shops. Historical interest is great with it's Norman castle and Cathedral. All this with easy driving and no traffic jams. Norfolk is also the dryest county so more sun and less rain !

The bungalow itself is located just on the edge of the market town so there are no dark muddy lanes just a short walk to the town centre or a pub for a meal. The bungalow is a modern one and fitted out for comfort.

Designated an area of outstanding beauty with the famous Norfolk Broads only 6 miles away where you can enjoy a peaceful boat trip and the beautiful cathedral city of Norwich with its castle, open market and excellent shopping only 16 miles.

Many quiet sandy beaches from Mundesley only 5 miles away to Great Yarmouth, a traditional large seaside resort with its piers and rides.

If you prefer the peace and quiet the bungalow is in a quiet location with a secluded rear garden with a wildlife area, where you can relax and enjoy watching the many birds which visit the garden. A trip on the Norfolk Broads is a must and there are many coastal and woodland walks.

There are several windmills nearby to visit, quiet beach spots to walk along and boat trips at Blakeney to see the seals.

Our Stay

This property was exactly as described in the advertisment and the photo's give a true reflection of the layout. We were pleasantly surprised.
As a family all our needs were met in this property which provided a good base from which to explore the surrounding area and further a field. There are still places we would like to visit as we ran out of time and so we would have no hesitation in booking again or in recommending the property to our family and friends. In fact if we were returning to the area we would be disappointed if the property was not available!
The owner gave us clear and accurate instructions for our arrival and was friendly and a pleasure to do business with.
Even if you have no idea of where to visit in the area the owner has a vast wealth of ideas in the information left in the property.
The garden was pleasant to sit in at the end of the day especially as we were lucky to have some good weather, though we did not use the barbeque it was all there for use.
The neighbourhood was quiet and felt safe.
Recommended for:  Age 55+, Sightseeing, Families with Teenagers, Families with Young Children

We had a great holiday at 'The Rye' !!!

The booking process was very simple and easy to follow. The bungalow is in excellent condition, well appointed and maintained with beautiful gardens. The rear garden is totally enclosed with good quality comfortable furniture. 'The Rye' is very well equipped and provided us with an excellent base for our holiday. The information provided by the owners was very accurate.

We spent most of our time touring the various coastal areas and the Broads. We really enjoyed the boat tour we took on 'Princess Katharine' from Herbert Woods boatyard at Potter Heigham. It lasted 2.5 hours and took us as far as South Walsham Broad. The skipper was excellent and he provided a very good commentary during the cruise.

We ate at the Bluebell pub just around the corner from 'The Rye' and it was good value for money. We also enjoyed the New Inn at Roughton, a mixture of Asian and English cuisine, the Crown at Banningham but our favourite was the Fur and Feather at Woodbastwick - excellent food in a great setting with it's own brewery !!!

I would have no hesitation in recommending 'The Rye' to anyone looking for a good base in North Norfolk. If you choose to stay here you won't be disappointed.

A Very Comfortable Stay

The bungalow was very comfortable,clean and well kept.The area was quiet and peaceful. Lovely garden.There was lots of info on places to visit and things to do which were very helpful. There is a pub and restaurant close by.The pub was average but would recommend the restaurant.
We don't usually go back to the same place twice, but I would recommend to family and friends

Yet another perfect stay

Ken,

Just wanted to thank you for providing perfect accommodation for our return visit.

It's very rare for us to visit a cottage a second time and find it exactly as it was remembered the first time. In fact with the replacement of the sofa/chairs and the extra touches it was even better. We had opportunity to sit out in the garden in the sunshine and watch all the birds enjoying your many feeders.

What made the break for us this time was our boating trip on the broads. Thanks to your recommendation, we had a most fantastic day. We were lucky to go on the Thursday which was the warmest and sunniest day of the week, secured the last boat for hire and had a wonderful 6 hours pootling from Wroxham to Ranworth and exploring the various broads en-route. Even the dog had a brilliant time and kept pulling to go back on the boat when we moored. Had the weather been less damp on Friday we'd have booked again and gone the other way to Coltishall.

We will be recommending The Rye to all our friends and family.

Review of The Rye 9/11/2010

We are a family of 4 with a 10 yr old and a 15yr old son. Who would have thought such a quiet out of the way place like North Walsham would have so much to offer. We all thouroughly enjoyed our stay, the bungalow was spotless and obviously loved by Ken and his family. All the little extras that a mum has to think of were already in place. Even the garden was a joy to explore. We don't want to say too much in case we jeopardise our chances of booking 2 weeks next time. We are all looking forward to a return visit - there's a lot of unfinished business in Norfolk to explore !!
