Notes: we have converted the two stone stables to provide an additional garden chill out room for teenagers / kids with comfy sofa. The second stable houses the pool table . Both have sunny aspect opening onto the oldstable courtyard with the river walled and fenced off to the rear. Access to the river is by gates to which guests are given the padlock keys. Fish are small but plentiful and guests have some sucess with brown trout. Almost daily visits from a local heron confirm the fish are there ... see if you can catch them! The meadows across the river belong to the property also ... so feel free to explore. we have a little wooden platfrom at the bottom of teh steps , nice for sitting , dipping feet or launching paper boats. The depth of the river varies greatly with rainfall , from a fast flowing river to a gentle stream that kids can wade in . Please supervise at all times.

The property comprises on the ground floor a beautiful bespoke country kitchen replete with gleaming AGA, double electric oven and hob. Convenient items such as pannini toaster, electric whisk etc are provided. The kitchen seats 6 and is particularly attractive with dual aspect deep silled cottage windows. The back kitchen/larder is fitted with washer/dryer and large fridge freezer. There is also plenty of room for beach/ fishing tackle. A picnic basket , flasks and rug are provided.separate downstairs WC and whb. The kitchen leads onto the original snug room with its huge cutstone fireplace with comfy armchairs and impressive music system. A selection of CD's of varied music , and books ( long reads , short stories , night sky instruction and fishing knots etc! ) are provided. The sunroom is a tasteful extension with cathedral ceiling and patio doors to sunny south facing terrace , dual aspect windows allow views of the front and rear gardens.

Comfortable 3 seater couch , armchairs and rocking chair . The central iron chandelier and side candle lamps are fitted with dimmer switches to ensure a cosy atmosphere. Colour Tv and DVD player with a wide variety of DVD's, including some children's favourites. Upstairs 3 bedrooms ( 2 doubles , 1 twin ) , are stylishly and comfortably furnished with 4 poster bed , wrought iron bedsteads and guests enjoy egyptian cotton bedlinens and plentiful towels. Again all rooms have lovely cottage deep window sills and discrete skylights (with blinds) which maximise night sky views and sunshine. Master bedroom with dual aspect windows and separate whb. The twin bedroom has cutstone feature on one wall and overlooks front garden and rural views. 2 single beds with wrought iron bedsteads fit beautifully.The second double over looks the rear gardens. All bedrooms made up with crisp white linens and decorated in calm country style. A well apportioned bathroom with power shower and bath.
