I purchased Paradise Villa as it ticked all the boxes, Paradise Gardens was well known as an award winning location and a desirable area for tourists, it was close enough to all the main attractions including Bar Street and the Harbour both far enough away to enjoy a peaceful holiday. I was looking for a home and not simply a place just to rent. I visited Cyprus over 15 years ago and fell in love with the Cypriot Lifestyle and of course the delightful all year good weather.
Paradise Villa is the largest plot and most private in Paradise Gardens 4.
Occupying the most private last position is a great advantage as it's not overlooked and backs onto open fields, this is great if you value your privacy - See Video link from this site.

Hi Adam we were so happy we stayed at your Villa as it set us up for a fantastic holiday. You have certainly gone out of your way to provide everything you could possibly need, a home from home in fact. The Villa was spotless when we arrived it was incredibly spacious too and the patio area for the evening barbque for both our families was excellent. Sky TV and use of the Internet is a great bonus. The younger members of the party thoroughly enjoyed the use of the pool which might I add has beautiful surroundings. The location of the Villa is great with lots of restaurants, tavernas, shops and things to do close by, I would have no hesitation whatsoever in recommending your lovely Villa to our friends and family. In fact I will be in touch soon to book for next year hopefully with some discount (ha! ha!), thanks so very much. Keith, Julie and friends.
My wife and I spend two weeks in Cyprus for our honeymoon and the second week of our trip we spent at Paphos Villa. Our room was very clean, comfortable and relaxing. There was only about six people staying there when we were there, so it was nice and quiet most of the time. The villa is conveniently located - walking distance to a shopping center and excellent restaurants. The villa is well-maintained and attractive. We loved just being able to hang out by the pool and read and relax. The owner and staff was very friendly and accommodating. They provided excellent customer service and seemed to care that we were enjoying our stay. The kitchen was modern with new appliances. The grounds were clean and obviously cared for. Cyprus was a beautiful experience for us and a great getaway. Our stay at Paphos Villa was memorable and enjoyable. Thanks to the owner and staff who took great care of us during our stay!
The villa was very peasant, with lots of room and quite well equipped but a few features did let it down.
It was a great deal further from the town centre than the Google Map pin illustrated and just a little too far to walk with a young child.
There were insufficient sun beds, only three for six adults and whilst there others around the pool, they were all privately owned.
The main problem was an unexpected one insofar that having booked for two weeks we discovered that clean linen and towels were an extra and thus we to launder all the linen, towels and tea cloths. This was not too difficult for there was a washing machine and the weather enabled the washing to dry reasonably quickly but it was an unexpected chore.
Overall, a pleasant holiday but not exactly as described.
I surprised my husband with a week away from home and booked this beautiful villa for us to stay at. Our stay was one word - amazing. Not only was it relaxing and comfortable but it was clean and well managed as well unlike some other villas we have rented before. The customer service was top notch and we couldn't have asked for a better stay. Next time we will bring our 4 year old son with us as he would enjoy the pool and other amenities. Looking forward to visiting again next year.
My family of 4 enjoyed our two weeks in Cyprus very much, but the villa was not as good as we expected it be. The villa write up uses the words ‘stunning, executive and luxury’, and we all have our own views of what this means, but we were disappointed.
It is spacious, and would easily sleep 6, but the whole place needs a major overhaul; decorating throughout, the bathrooms were tired and tatty, and the kitchen only marginally better. Mould on the wall in the hall, stained bedding, and towels so threadbare I could put my finger through them, a filthy bbq that we didn’t use, no sunbeds to use on arrival and no balcony furniture as shown in the pictures. Most of the equipment was old, bulbs missing from lights, and one lamp with a bulb but no plug. The main bedroom’s bed was so creaky that my wife and I swapped rooms with our youngest daughter, as we woke each other whenever we moved (and we’re not big people).
The Wifi worked well, which is important for many of us these days. The aircon worked well in the lounge and 2 bedrooms, but it only stays on for 2 hours at a time. The unit in the third bedroom was not as good and never cooled the room as well as the others. Once you acclimatise a little, this is ok, but it didn’t cool down very much at night, so this could be a problem for some people.
We asked about the missing sunbeds immediately on arrival, and three secondhand beds were delivered via Sally (the agent) within a couple of days. There were 4 of us, so better than nothing, but not great. They came with instructions that if we took them to the pool, we must bring them back every night and bring them indoors due to theft. This was a bit of pain, dragging them the 100yards or so to the pool, and then back again. I spoke to a couple of owners there who knew nothing about any thefts.
A quick word re Sally. Helpful and full of ideas and info re restaurants, beaches, watersports etc. Despite the criticisms above, the villa was spotlessly clean.
The pool was nice, very clean and well maintained, but busy and there wasn’t a lot of room when we were there.
Other than walking to the decent Pambis restaurant close by we used our car to go everywhere. It was too hot to consider walking any further, but at a cooler time year it would be fine. Try Argo’s restaurant, for great Kelftiko and Meze. We left a card in the visitor pack.
Overall we had a good holiday, but wouldn’t go back to this villa. It is big and spacious, but needs tidying up

The villa is also within walking distance of Bar Street which is a popular area on the way to Paphos harbour.
