The house comprises two double bedrooms, two twin bedrooms and two single bedrooms (sleeping ten comfortably), two bathrooms (one en-suite), two sitting rooms and a games room (currently with an elderly table tennis table in it), a video/TV and a sound system, a large well-equipped farmhouse style kitchen with double oven, microwave and dishwasher and walk in larder with freezer, large hallway, utility room with washing machine and dryer and large overflow fridge, downstairs WC and boot room. The house is centrally heated and also has a log burning stove in an inglenook fireplace in one of the sitting rooms. As it is an old house the two staircases, whilst quaint, are possibly steeper than you may be used to and may not be suitable for someone with a disability (one of the single bedrooms is however on the ground floor).
The picturesque riverside town of Woodbridge with its antique shops, bookshops and pubs is about five miles away.
There is sailing at Orford and Aldeburgh and on the Deben and course, game and sea fishing locations. There are beautiful beaches at Walberswick and Southwold to the north and Frinton to the south and at Aldeburgh and other places in between. In summer there is the music festival at Aldeburgh and Snape. The area is criss-crossed by a network of rural footpaths, which provide interesting walks and the lanes provide gentle cycle rides. The neighbouring riding stable is an exam centre as well as providing fun for absolute beginners. There are of course swimming pools, ten-pin bowling and cinemas within 5 or 6 miles.
The house is set in just under two acres of its own land and garden including a farm pond. It is surrounded by farmland and the riding stable grounds and there is usually plenty of wildlife - pheasants, ducks and rabbits in the garden.
