A wonderful stone built barn conversion, set in a lovely elevated position above the little hamlet of Gratton, just 6 miles from Bakewell. In a beautiful, private location, with scenic panoramic views of rolling countryside, this superb property is set in spacious grounds and makes an ideal base for friends and family alike. Full of charm and character and charm, there are three bedrooms: 1 x double, 1 x family room with double and single, 1 x family room with double bed and single sofabed with ensuite (shower, WC and basin). Ground floor bathroom with bath with shower over, WC and basin. Farmhouse style fitted kitchen with dining area. Sitting room with woodburning stove in a magnificent feature fireplace. Guests may also, according to season and by arrangement, enjoy use of the owner's heated outdoor swimming pool and large mature gardens and pine wood. Take advantage of beautiful walks from the doorstep or visit Bakewell, Buxton, Matlock, Matlock Bath or the Chatsworth House. Amenities: Eco friendly ground sourced heating system with woodburning stove in sitting room. Electric range cooker, microwave, fridge freezer, washer/dryer, dishwasher, colour TV with basic Satellite, DVD, CD player. Fuel, power & initial supply of fuel for woodburner inc. in rent. Bed linen & towels inc. in rent. Use of owners heated outdoor swimming pool by arrangement with owner (available May - Sept inclusive). Cot & highchair on request. Off road parking for 4 cars. Shared use of owners grounds with private patio area with garden furniture and BBQ. Two well behaved dogs welcome. Sorry no smoking. Shops & pubs 1 mile. Note: Pool is 6 deep throughout and only suitable for confident swimmers. Ensure children are supervised around pool. Note: There are several unfenced ponds in the grounds of this property thus ensure care is taken. Note: This property has a private water supply
