This is truly a unique vacation rental. The house is located directly on the Guadalupe River with over 225 feet of waterfront. It's yard is one of the largest yards you will find along the river and is fully shaded by 100 plus year old pecan trees and features indirect landscape lighting through out the property. The pool is 4 times larger then the average pool and offers a great patio area to enjoy both the pool and the wonderful river view. The pool has a water slide on the deep end which is 8 feet deep with a swim ladder next to the water slide. The shallow end features a large corner stair case. The house features a large covered deck plus additional kitchen deck for BBQ and private deck off of the master bedroom.
The house offers much privacy. Most waterfront houses have close by neighboring houses, this house has only one house nearby. Which is our 10 bedroom listing 31941. With both houses having extra large yards and landscaping, privacy between the two houses is very good. We have no houses across the street or across the river. So you truly have allot of privacy which is especially beneficial since larger groups tend to create unwelcome noise that can upset neighbors in a more typical neighborhood.
The house has been completely renovated to improve the layout of the interior to be best suited for a vacation rental. Interior walls have been upgraded to thickest available materials and fully insulated to help reduce noise inside bedrooms. Work was completed April of 2013 and all pictures are current although some may not show all of the improvements we have made.
The house is all one level. All 7 bedrooms are fully private rooms plus there is a loft bedroom that over looks the living room which has 16 foot high ceilings.
The living room has a 130 inch 1080P HD Projector with a high end surround sound system. The living room also features a large fireplace and one of the sofas opens up into a full size bed creating a semi private sleeping area.
The kitchen is modern, open to the main living and dinning area and is fully stocked.
The living area includes a high end home theater with motorized 130' screen that lowers down in front of windows. The projector has a native resolution of 1980x1080P to produce amazing picture quality with 1.07 Billion colors. The sound system features 7.1 Surround sound powered by Pioneer Elite high end receiver and 7 Polk audio Monitor series speakers that in most cases far exceed movie theater sound quality. Netflix and most other online content available plus the system includes XBox and wireless controllers. System features a front HDMI input if you want to hook up your own game system, lap top etc... We have wifi throughout the house plus 3 additional 32' HD TVs located in bedrooms.

RESERVATION PROCESS: Email us for a rate quote and to confirm dates are currently available. When your ready to commit to your requested dates email us stating you wish to commit to your requested dates. At that time we will confirm your dates are still available and place a temporary hold on your dates. We will then email to you a questionnaire to get additional information needed. Once we get your reply we will extend the hold on your dates and email to you our guest agreement. We will ask that you print out the agreement and mail to us a signed original copy along with a check for the $500 security deposit. Upon receipt we will email to you a confirmation and receipt for deposit. Rent is typically due 60 days before arrival. Security deposit is refundable by mail following your departure. Reservations are taken by email only so that we both have a written record of all steps throughout the process. You are welcome to call anytime with any questions you may have. We are not set up to take credit cards. Upon request we will often work with you regarding payment arrangements. All payments are made only to Darius Kuehne 240 Lee street. Any payment request to any other name / address is fraudulent and should be reported immediately.

Our guests comments best describe what to expect. However here is some background on us. I renovated and opened my vacation rental next door in 2003 with the goal to offer the best vacation rental in the area. Each year I invested the profits into the house to offer more and more each year. The house has grown to become one of the most successful vacation rentals in the area with a large percentage of our guests being repeat customers. I am often approached by other homeowners to manage there properties. However most are not willing to invest the time and money it takes to live up to our standards and we prefer to keep our full attention on River Haven and its new neighboring property the Oasis.
Although location, amenities, layout, yard and river are all major factors. The 4 of us are devoted to assuring a no hassle pleasant stay for all guests. Carlos Carranza, Denise Shawn and Jason Angelo all work full time to accomplish the many tasks involved. Combined between the 2 houses we average over 120 hours per week doing upkeep,cleaning, laundry, office work etc... We often hear guest say their vacation has left them with wonderful life long memories. We understand maintenance, upkeep and preparations are key imperative to maintaining a trouble free vacation at the house. And should any issue arise, we are immediately taking action to resolve any issue guests may have. One of our reviews mention we truly have a passion for what we do. This holds true for each of the 4 of us devoted to these two houses. When everyone involved truly cares about our guests experience, the end result helps assure guests will have a trouble free experience.
This house is located next door to our existing 6 bedroom house that includes a 4 bedroom guest house. Our existing house ' The River Haven' stays rented most every weekend march through December and books most every night during peak season. Since River Haven opened in 2003 guests have very often asked if the house next door with the large lawn and huge pool was a vacation rental. It took 9 years, but the owner finally agreed to sell it to us. River Haven with 10 bedrooms is great for groups up to 28, this new house at 7 bedrooms plus a loft will offer another option for groups up to 25. The purchase of this house was not only to expand our business, but to eliminate the possibility of a new owner that may dislike living next to a vacation rental and make guests staying at the house feel uncomfortable or unwelcome. With this purchase the only 4 houses spread out over a large area are all vacation rentals. Waterfront property typically consists of houses tightly fit next to each other. Live in home owners can grow tired of strangers arriving and departing constantly and can become rude and make you feel unwelcome in there neighborhood. With no live in neighbors, no houses across the street and no houses across the river. This is truly a unique area offering much privacy while still being close by to local stores and attractions. Even correct location shows images 6 years old/ long before landscaping went in etc..Our pictures are kept current and up to date.
Unique area with only 4 houses in a large neighborhood. 2 of which are our vacation rentals. The other 2 are smaller vacation rentals privately owned and often vacant. No houses across the street or across the river. This offers much privacy and no awkward arrival into an established neighborhood that can often have neighbors who dislike living next to a vacation rental house. Very large fully landscaped yard with plenty of shade and flat areas for the kids to play. The pool seems to impress everyone with its much larger then average size and water slide. The covered deck that overlooks the pool, yard and river has a large outdoor table that seats 12-14 plus we have table and chairs on the dock and master bedroom deck. Pool area has in addition to table and chairs, 8 comfortable lounge chairs, large umbrellas for shade and accent lighting to really bring the landscape and yard to life at night. The waterfront is so large that groups can spread out and have plenty of privacy or gather all in one place on one of many large areas. As mentioned in description, the home theater is also a very unique feature to find in a vacation rental.
