But when we arrived there were some issues with cleanliness. This was compounded by wasps nests by the pool and then smells from the septic tank. All this can be solved BUT the owners needs to be proactive in maintenance. The caretaker knew about the wasp nests and the owners knew about the problems with the cleaning. It is a lovely villa but not too well equipped eg 1 fan for somewhere that purports to sleep up to 15. A broken garlic press and no cheese grater and this is ITALY. it is a long way up a mountainside and parking is impossible in the local town in August. Lots of mosquitos which were biting when the wasps went to bed.
The good points. When we pointed something out they reacted pretty quickly and were very apologetic. The view is out of this world althogh you need shoes on the metal foot shredding deck.
Wouldnt go back but that is as much because the area is heaving in August and without any fans far too hot at night.
Check those issues that can be solved have been and you will stay in a lovely place. The local olive oil is also delicious

On cleaning, we already alerted our manager, who gave the feedback to the cleaners. We regret that it this was not completely satisfactory and have taken action to ensure that this is improved in the future. However, we must stress that this is the first time there has been a complaint about the cleanliness and on all our previous visits the house was in excellent condition.
The issue of wasps is an unfortunate and occasional problem which afflicts the rural area once every few years. It was bad luck this year that there were some nests around our property. The pool water might attract some wasps - this is the case with any pool. There is not much we can do to prevent this and we did react to the complaint as soon as we knew about it.
Regarding the equipment in the house, we have until now never had a complaint about the heat inside the house as most of the bedrooms are in the basement where it is a good bit cooler than upstairs. Italy is generally hot in summer but the house enjoys a constant breeze from the sea. Therefore, there has not been a need for fans. However, we acknowledge that some people may have lower levels of heat tolerance and we will address this issue.
The garlic press was not broken in June and a cheese grater was present. Unfortunately tenants sometimes remove items and we do not always find out at once. Tenants are warmly invited to inform our manager at any stage during their stay of missing items which can be easily replaced immediately.
The "long drive up the mountain side" to cover the distance as the crow flies of 3km from the sea, takes approximately 15 minutes by car. The advantage of being located in the hills is to be able to escape from the crowds in summer time, when the Italian Riviera is indeed busy as most people know. One can not reside in the luxury of private peace without keeping a distance.
Italy sometimes suffers from water shortages and we urge tenants in our briefing note to be aware of this in summer and restrict water use to a reasonable level. If there is excessive use of water, it will sometimes not drain away quickly enough causing a bad smell. There is no fault with the septic tank - this is checked regularly.
We are trying to provide an outstanding house in a private tranquil setting. However, we are not able to control the surrounding nature or the summer weather.
