Perfect Pre-Trip Info via E-Mail.
Pickup at Airport OK but vehicle a bit too small for 4 Persons with luggage.
Apartment generally in excellent condition.
Ground floor. AC and Heating. 2 Bedrooms, comfortable beds, sheets, etc.. Ample Hall. Ample Kitchen with Fridge/Freezer, 4-flame gas stove, ample storage apacity, TV, table to seat 4. Seats of the toilets somewhat "instable" = need to be replaced. Quiet area. Only disturbance the daily screaming of an about 6 year old boychild in the morning (7:00 h) and in the evening (20:00 h) from the apartment above.
Easiest way to Vatican and city: Take the Metro (when exiting the street turn left and ask the locals). For walking turn right and then straight ahead. We made some 12 to 18 km on foot every day during our stay.
Landlord is very friendly and helps with everything you might want almost 24 hours a day. Documentation about Rome and the vecinity incl. all important phone numbers and adresses are available in the apartment. No free internet access is provided. (There is an unprotected network available though .. Just let your computer search for it; it works!).Mobile phone reception is average. There are several dogs in the building, all very friendly.

By your suggestion i improved the services that I usually offer.
In fact I have immediately changed seats of the toilets because "instable".
To transfer my guests from/to the airport I normally use my Renault Scenic Monovolume car that I think is normally good for 4 persons and more luggages. However if a guest ask me for a bit large car I will be able to do.
