“Sunny Hills Villas” is a holiday complex in Bulgaria – 20km to Sunny Beach and 20km to the city of Bourgas. The gated community consists of 16 one-storey detached holiday villas with shared swimming pool (7 x 15 meters), 2 stand alone covered BBQ’s and own private minigolf course of 9 holes. Each holiday villa has 3-bedrooms (two double, one twin bedroom), a bathroom (shower/WC) and living room with open plan kitchen. The villa is perfect for families with children, couples and for all those who want to enjoy a relaxing holiday in Bulgaria. The villa complex is managed professionally by our family. We are present in the village and available 24h a day to provide any help or information and to make your stay in Bulgaria perfect. You will find your villa clean and prepared for your stay. The villas are set in a quiet and peaceful Bulgarian village called 'Bryastovets'. The area is quiet and safe for children - which by the way will love the pool - guaranteed.

The villa is 19km west from Sunny Beach and the town of Nessebar and 17km north from the city of Bourgas. The beaches there are of beautiful golden sand and the sea is safe for children. All family activities include water parks, water sports, go-kart, cycling, windsurfing, jet skis and bungee jumping. There is and abundance of pubs, restaurants, water sports, horse riding etc available within a 20 km radius. The villa is in a gated complex of 16 villas set in the small village of Bryastovets - in the foothills of the Balkan mountain with an altitude of 300 m above the sea level. The days in the villa are hot and the nights are pleasantly cool. The village offers magnificent views towards Bourgas and the Black sea. It is a tranquil and quite location away from the clamour of the crowded Sunny Beach. The place is perfect for family holiday with kids in Bulgaria. You will find the village store, several bars and a petrol station in a radius of a few hundred meters of the villas.

Additional information about rental rates

  • The prices above are per villa (3 bedrooms) per week - for rentals of two weeks or more. If a villa is rented for one week only a surcharge of GBP 40 /EUR 50/ will apply. Price includes airport transfer with one car (up to 4 people) and final cleaning. Larger groups can order a second car for the transfer for EUR15 each way or the driver will escort a hire-car as well, directly to the villa.
    20% booking deposit is required to secure the booking. The balance can be paid in advance or in cash on arrival. We would accept paymentWe accept Paypal, Moneybookers, Bank Transfer or Cash.
    We would accept payments in GBP and / or Euros.
    Refundable breakage deposit of £100 /EUR 150/ is required on arrival. This will be refunded before you leave the villa. Late bookings can be paid cash on arrival. Our driver will meet your flight at any time of the day or night. The driver has the villa keys and will drive you straight there. At the end of your stay we will drive you back to the airport.
  • Changeover day is flexible.
    Minimal Payment is for one week. Then payment per day (e.g. if you stay for 9 nights - you pay only for 9 nights).

    The villa is suitable is for 6 people (3 double bedrooms) and is rented for six people. There is a sofa bed in the living room that is suitable for a child to sleep on. If you would like to rent the villa for 7 people there is an additional charge for the extra person of EUR 70 per week. You will receive an extra set of sheets and towels.


    There are no extra charges for water, electricity and pool servicing. These charges are included in the rental price.
  • We provide a welcome pack as an option for GBP 25.

We (the property owners or our representatives) are visiting the complex every day and will try to help you in any way we can. You will have our/their mobile phone number in case of emergency.

TESTIMONIAL: For those of you looking to rent a house in Bulgaria, I suggest you look no further. My family rented one if these villas in Bryastovets for two weeks in July 2007 and we didn’t want to leave. The villa is cosy, well furnished and the pool is great. The food there in Bulgaria is delicious and the fruits and vegetables taste like this. Superb villas very clean, lovely swimming pool, quiet area ideal for relaxing. Very quiet village close by but shop and bars available. Can drive into Sunny beach easily and also Bourgas. Would highly recommend for a quiet relaxing holiday. We would revisit again even our 2 teenages thought it was good. The family who look after the villas cant do enough to make it special.

TESTIMONIAL 2: I have to admit I was a little hesitant at first about renting a house rather than staying in a hotel. But all my apprehensions were unfounded. The owners are honest, very friendly, and were very quick to respond to the questions I asked in my e-mails. It was a pleasure dealing with them.
