Martinozza di Sopra, on the Tuscany Umbria border, was featured as a 'Dream Come True' in the Telegraph Property Section. It is a beautiful secluded private house, standing in its own gardens, surrounded by unspoilt countryside. It has amazing views over the Pian di Marte valley. The house is built as a traditional Umbrian farmhouse, with stone walls, terracotta tiles and oak beams. The luxury interior is modern and spacious, with designer furniture. There is plenty of room for friends and family to spend time together or to enjoy peace and privacy. The main living rooms, which is about 10m long, has huge arched doors looking out over the gardens and concertina doors opening out onto the loggia. This covered terrace provides a cool place to eat or just to enjoy the views. The modern kitchen is exceptionally well-equipped. The pool is lovely – it is a double infinity pool – with a shady pergola. And all around the house are private terraces, opening from both bedrooms and living areas.

Our second visit to Martinozza. Sally - the owner - is just fantastic to deal with and nothing is ever too much trouble. We have rented a few properties in the Umbria area and nothing comes close to Martinozza. It retains a rustic feel but all the fittings and furniture are stylish and modern. Great kitchen and superb pool. Best available! GC

Wonderfully relaxing week in a perfect location

Martinozza di Sopra is a beautiful house, tastefully furnished and thoughtfully equipped. We spent at least half of our holiday simply relaxing under the loggia or lounging by the pool. The views from the house are breathtaking and the more artistically gifted amongst us took the opportinity to paint. The rest of us were happy to take in scent of lavendar and lose ourselves in a book. The pool is fantastic (particularly at the end of the day when the sun is setting over the hills).

There was plenty of space for two families (of four) and we enjoyed the opportunity to buy local produce and prepare meals at our own pace. The kitchen has everything that you could wish for and there is plenty of outdoor furniture so you can decide where you want to eat depending on the time of day.

We had a couple of day trips (to Cortona and Perugia) and an evening meal out in Tuoro (having asked Doris to book us a table because our Italian was not up to job!)

Thoroughly recommended if you want to relax with friends in beautiful surroundings.

Amazing villa on the border of Tuscany and Umbria

AMAZING!!! I have had two sets of friends stay at the villa, and both highly recommended it – from its spectacular location, to the villa itself. From the moment we began the winding drive from Passignano, up into the hills and through the breathtaking countryside, we knew we Canadians, were about to embark on a perfect Italian adventure. Upon reaching the villa, in the late afternoon, we were absolutely stunned by its beauty – a perfect blend of an old world charm exterior, with a lovely, contemporary interior. It’s perched at the top of a hill, with epic views of the valley below, and is surrounded by meticulously landscaped gardens that overflow with lavender, sage. Just off the kitchen there are pomegranate and fig trees, plus an herb and veggie garden, all at our disposal! The very helpful and friendly caretaker, Doris, was there to greet us, and was only a phone call away if we were in need of anything. We loved that the interior design incorporated lots of access to the outdoors from the bedrooms and the main living areas, and we much appreciated the 5 bathrooms! We spent our days exploring the close-by towns and villages of Tuscany and Umbria (Montepulciano and Corotona were highlights), and often sought refuge from the hot afternoon sun with a dip in the spectacular infinity pool before dinner. Being only an hour away from Florence, was a plus. We would park at the airport and take a taxi into the town centre, to enjoy the fantastic markets and sites. In the evenings, if we weren’t making use of the well-equipped kitchen and dining al fresco on the terrace, we were eating at a local restaurant, Bar Fiz, in the nearby village of Lisciano Niccone. Although unassuming in appearance, it was busy every night with both locals and tourists – as the food is delicious, authentic and very cheap! There were also a couple of great little food shops in Lisciano where we could pick up local cheese and bread on our way back to the villa. In Passignano, there many little restaurants lining the street overlooking Lake Trasimeno. At night, after a day of exploring, we would open a few bottles of wine, plug the iPod into the stereo, open the doors wide, and relax, watching the sun set from the terrace – just soaking it all in. I can’t say enough about Martinozza di Sopra – we all took many photos and videos, trying to capture its beauty and surroundings, but they just don’t do it justice. You will have to visit and discover it yourself.

Heavenly Week

We stayed at Martinozza at the end of a hot balmy August in 2008. There were 4 adults and 6 children aged from 3 to 11 years in our group. The property was spotlessly clean and well maintained by an adorable English/German/ Italian speaking lady, who was also very helpful with local knowledge.
The property was very easy to find using the owner's directions. We had been travelling around France for 3 weeks previous to our stay and were ready for a relaxing week. Martinozza couldn't have been more inviting and luxurious for our needs. There was ample room for all 10 of us, plenty of bathrooms for 5 girls and 2 mums, and a gloriously big pool for us to bathe, swim, play, and float in. The owner had provided plenty of sun loungers in the pool house and even fun floats for the kids.
We mainly cooked our meals at the house, using local produce, in the BBQ area outside in the loggia, which was perfect for the fab weather. On other days we used the large ultra-modern kitchen for our meals. We ate out twice in excellent local trattorias recommended by the owner in their very helpful guide to the area.
Lake Trasimeno was only about 20 minutes drive and had some lovely cafes by the lake's side. We mainly did our food shopping in Lisciano Niccone, 10 mins away and really enjoyed the market at Umbertide. Cortona, about 40 mins away is a very beautiful typical Italian town, great for boutiques, restaurants and general strolling and people- watching.
We've told all our friends about Martinozza, we had such a relaxing, but fun holiday there. I have great memories of soaking up the last of the sun's rays, sitting out in the loggia with a glass of wine and watching the sun go down behind the rolling hills, stunning!!! Cally & family.

Martinozza di Sopra is a secluded luxury private house surrounded by lovely gardens, on top of a hill with beautiful panoramic views of the Umbrian countryside. It is on the Umbria/Tuscany border, about 40 minutes from both the historic Tuscan hill-top town of Cortona and the Umbrian capital of Perugia. Lake Trasimeno - with its islands, boats, leisure activities and amazing views - is in the next valley - about 10 minutes' drive away.

Although surrounded with unspoilt countryside, the house is very accessible. It is a great base from which to explore the numerous beautiful places in both Tuscany and Umbria, including Assisi, Florence, Montepulciano, Siena, Arezzo, Gubbio and Sansepolcro. The nearest villages - Lisciano Niccone, Mercatale di Cortona and Castel Rigone - with thriving local communities, shops, bars and restaurants - are about 10 minutes drive. And mainline train services run to Rome, Florence and Milan from local stations about 30 minutes away.

Other activities: watersports on Lake Trasimeno, golf, mountain and road biking, horse riding, wine-tasting, vineyard tours, cooking lessons.

We can also provide a chef, catered meals, housekeeping, babysitting/ childcare and additional cleaning. A maid service five days a week is included in the rent.

The spacious master bathroom is connected to the bedroom via a separate dressing room.   • The large master bedroom has an enormous 'Emperor' sized bed, as well as a leather day bed. It has two sets of French doors onto its own balcony with views over the valley, as well as a separate comfortable dressing room and stunning bathroom. The East Room and the Terracotta Room are also spacious, with super king-sized beds, en suite bathrooms and their own garden terraces. Bedroom 4 is a smaller double room, with direct access into the bathroom it shares with the Terracotta. Since the rooms are generally very large, the beds can usually be arranged to meet your needs. For example, the Terracotta Room can be configured as a double with a superking-sized bed, with an extra bed, or to sleep up to four (children) in single beds. All the bedrooms are simply and comfortably furnished with contemporary bed linen. The floors are oak to match the roof beams, except in the Terracotta Room which is tiled with lovely old terracotta tiles. A child's travel cot is also available.

Martinozza di Sopra is lovely and luxurious. Inside it is very spacious and modern. The surroundings are quite stunning, with unbroken views, and no neighbours. It is perfect for families with children, couples or groups of friends. The interior is contemporary with high quality designer furniture and fittings, including Edra sofa and Cambridge Audio sound equipment. There are two living rooms for relaxing, a large covered loggia to the front for eating and enjoying the views and a table for cool breakfasts in the kitchen garden. The large kitchen is very well equipped with the latest stainless steel Gaggenau/Neff kitchen equipment and juicer, bread machine and blender. It is an impressive oak design with a stainless steel island. There is a large free-standing 'Outback' BBQ. Next to the pool, there is a shady pergola, teak sunbeds, table and chairs and a pool house with fridge and pool toys. Wireless internet is provided as is a desktop computer, books, games and DVDs.
