Pretty rustic french style 2 storey house set in private residential closed residence built in the grounds of an old chateau ,approx 1.5km from the bustling town centre and the beaches of Ste Maxime. Set around a courtyard in acres of wooded grounds it has views over the town and the bay of St Tropez. The house has 1 large terrace and 2 smaller balconies and is private and quiet. With its shared Swimming pool, tennis court ,table tennis and boules, is an ideal holiday retreat in beautiful surroundings.It is approx 1 mile to beautiful beaches and the town centre.

Living room: The living room is light and airy and is equipped with TV, video,DVD and satellite TVand cd player. It has a dining area with table and chairs and a dresser with storage. There are sofas and coffee table. The room is dual aspect, windows and door to the East with shutters and French doors to the South leading to small balcony with small table and chairs....for your morning coffee!!.

The rear door leads to another small balcony and on to the open staircase down to the larger terrace ,equipped with table & chairs, there are views over the bay of St Tropez. The kitchen is separate and equipped with ceramic hob, mini oven, microwave,full size fridge /freezer and dishwasher. There is a full compliment of crockery, cutlery together with cooking utensils etc.

There are 2 double bedrooms and a bathroom with separate wc.

Outside area: The front of the property is set within a courtyard and to the rear of the property the garden is unfenced and open to the grounds with parasol pine and cork trees and a 2 minute walk down some steps takes you to the swimming pool and beyond to the tennis court. There is also a table tennis table, and a small boules court. There are plenty of seating areas within the grounds where you can sit and take in the views! . The swimming pool has a grassy area to sit (Unfortunately there is no space for loungers) a small childrens pool and an outside shower. The property is reached through electric gates and up a private road where there is a marked private car parking space, then down the steps to the property. The whole domain is set within wooded grounds with views over the bay of St Tropez!

We have had homes in this area now for 25years,so know the area well.We have watched Sainte Maxime grow from a small town with little to do, to what it is today, a bvustling town with lots to see and do! For us it has never lost it's charm and we hope that you enjoy it too!!

What makes this house unique

We fell in love with this house the first time we saw it! We had had an apartment in the centre of town and didn't want another souless property.We loved the fact that people live and work from here and it is not another 'tourist residence', .we love that our neighbours are here all year, and we have been welcomed into the community, and especially we love the fact that we can wake up each morning and have our coffee overlooking St Tropez, watch l'esquirou (squirels) up and down the trees from the lounge window, or listen to the scops owl at night! We do not offer a 'package' style holiday, but if you want a little taste of french life...Bienvenue!!

A lovely property in a beautiful location

We had a wonderful time in Sainte-Maxime, the property, it's location, the facilities, the town and locality were all superb. The situation of the property s fantastic, with lovely views all around and a balcony and terrace to sit back, admire and generally relax. The property is very well equipped with everything you could need. The boys loved the pools, the tennis courts and table tennis, and felt secure enough to explore the woods and have great fun. The whole ambience and atmosphere is truly great, and we can't wait to go back again!

Almost Perfect

Sainte Maxime, a new destination for our summer holiday. Family of four were not disappointed, such a variety, lots to do.The accommodation was charming, quaint little bijou french house in a private gated pine wood park, delightful balconies with a chance to catch the sun or be seduced by the view.

We all enjoyed the grounds and made good use of the swimming pool, table tennis table and tennis court (although court surface not even rather frustrating for tennis junior!).

Plumbing fantastic.

It would have been perfect if there had been twin beds in the second bedroom, and just a little frustrating to have so few plug sockets for mosquito machines!!!!!!

All agreed we would like to return next time for a longer stay, 7 days is not enough.

Owner's Response: We are so pleased you enjoyed your time in our home! The amount of sockets in the house is how it was built, we did think there were enough for most eventualites, as there are at least 3 in each room, but will look into it further and perhaps provide more if we can do so, so thank you for bringing it to our attention! The beds are both doubles, as stated in the advertising, have no plans to change them at present, as it is our home too! The tennis court is used as a day to day court for the residents,but there are 2 tennis clubs in Sainte Maxime should anyone want to play seriously...and a lovely one, right on the coast overlooking the sea, just outside Les Issambres!

Space and Quiet

As soon as you open the door you will see that this is not the usual holiday let. Clean, spacious and a surprise as every door and window is opened to reveal another delightful view over the Bay of St Tropez, or the spacious grounds with no intrusive neighbours, or the larger than expected beds and bedrooms. Plenty of space for three adults and a teenage daughter. We only used washing machine, coffee machine and basics for a peach, melon, baguette, charcuterie and salad existence but everything you need is there. (You can get a good coffee/pastry breakfast at the boulangerie at the turn in.)

Remarkably cool property for a mid August (very hot) week and a quiet Domain despite being the French August Bank Holiday week. Good Pool, rarely busy.

Ok, so once inside the security gates you need to drive over a tired (but beautiful) road and negotiate 30 steps (or explore to find a route with only 10!) and be careful on the uneven courtyards. But this is a small price to pay for this gem in the ever increasing pack-them-in developments that the charm of Ste Maxime has spawned over the past twelve years that we have been visiting.

If you love the French Med, love Var, or love Ste Maxime, you will be hard pressed to find a better home for your stay.

Fantastic and relaxing holiday

A good experience from start to finish. Booking was easy, owners extremely helpful and any queries answered quickly. House itself was a 2 story upside-down house which looked deceptively small from the front, set in a lovely setting full of pine trees. Ideal setting for children to burn off energy with beautiful views across the Gulf of St. Tropez.

House was cheerfull - decorated in typical provencal style - yellows and blues. It had a good standard of equipment, both in the lounge and kitchen. Beds were comfy and rear balcony looked pretty at night with its palm trees and solar lights. Lots of piping-hot water anytime of day or night to shower. Pool was clean and well-maintained and there was also a tennis court, table tennis and boules area.. Nice to come back to at the end of a day out exploring, or at the beach and only an hour away from the airport.

In essence a lovely place for a restful holiday without being far away from the action. Will definitely return if we come this way again.

Great Holiday in Property No. 65501

We stayed in this house which is in a lovely setting with views across the bay. The house is light and airy and very peaceful with no traffic at all. There is plenty of room in the lovely lounge with flat screen TV and satellite. The kitchen is an adequate size and well equipped for holidays and the downstairs bedrooms are a decent size and in the coolest part of the house - one with king-size bed and one with a double, lots of clean linen and towels too! Good shower, bath and separate WC, good for undisturbed baths!

The outside spaces are pretty with seating areas on the balconies. The pool and tennis court an added bonus. The whole house and surrounding areas were spotless and we had a relaxing time. It's about 5 minutes into town and the beaches by car, but there are several supermarkets and a bakery at the bottom of the driveway. All in all I would recommend this to anyone wanting to visit this part of France.

Two week stay in August 2011

This property is situated in a location up a steep hill to give lovely views across the sea and bay of St Tropez - it is therefore not for the faint hearted, with many steps including up/down to pool and to car space. The pool is lovely and clean but can be noisy/busy at times in August - may be quieter other times of the year. Definitely need a car for getting around & supermarket conveniently 2 roundabouts from the complex entrance and for eating out etc.

Now to the property itself - self catering was difficult as kitchen VERY SMALL with limited untensils - microwave & oven up way too high on a shelf which was a bit dangerous to use. Disappointed no toaster but generous size fridge/freezer. Would have benefited from a BBQ as other properties were cooking outside but not allowed at this one?

Comfy lounge to relax in - remotes needed new batteries for TV/DVD player! Kept shutters closed in evening to avoid any more mozzie bites, but could have done with a couple of fans which the owner is getting soon.

Bedrooms, bathroom & toilet are downstairs for coolness but the toilet always smelt like a public loo (French drainage?). Shower in bathroom was very good and powerful. One double bed had a rock supporting it as one of the legs had come off! Only one socket in this room, could do with more. There was only one free standing mirror between both bedrooms - very frustrating with 3 girls trying to get ready, perhaps mirrors on the back of w/robe doors would be helpful?

Btw where are the w/robe handles?! If used to a king size bed,you may find the mattress quite small for a double!

Finally, only 3 chairs outside on terrace for dining out and there were 4 of us so had to carry a dining chair down the stairs!

Would not stay here again as didnt feel we got value for money at the summer rate charged - expected a bit more for this price. Also wouldnt stay in S. of France without aircon, but just our preference.

Tip: take mozzie repellent, plug ins, everything as we all got bitten loads!

Owner's Response: We are really sorry you felt that you did not get value for money, our prices are very similar to everyone else offering similar accomodation, we do state that there is no aircon and also no toaster and also state very clearly that it is not suitable for the elderly, infirm or young children due to the steps.During august the south of france does get hot and mosquitoes can be a problem,however nets are fitted to all windows which can be drawn whilst the windows themselves are left open and we will be providing fans in the future. The kitchen isn't massive but we have tried to equip it as best as the space allows for a self catering holiday during the summer. The toilet smell we cannot understand, we have rented the property for 6 years without a complaint about it, but we are making enquiries into it. .It is, in fact, the residence that does not allow bbq's not ourselves,due to the fire risk during the summer, and anyone doing so is basically flouting the rules and could not condone that.We would be horrified if someone started a fire whilst renting our house. The bed leg was pointed out to us by the previous occupant who had made it safe to use and it is about to be repaired, there is an extension lead in the bedroom, with 4 sockets and an additional mirror in the bathroom.There are a total of 6 outside chairs at the property, people do move them around depending on where they sit, but as the property only sleeps 4 maximum we did think that was sufficient. We do try hard to give a good service and value for money,we are aware that different people require different things so we do endeavour every year to heed comments and try to improve the accomodation and our service accordingly. We know we will never please everyone all of the time but we will always try!!

Ste Maxime is a bustling, charming coastal town set midway between St Tropez and Frejus. There are 6kms of safe, sandy beaches and many more rocky coves ideal for snorkelling! There are several golf courses within reach, the nearest at Ste Maxime itself. The town centre itself has lots to offer, there are plenty of restaurants and shops, 2 large supermarkets and of course an abundance of bakeries! There are several markets, the largest on a Friday morning...selling everything you can think of...but you have to be up early and also during the evenings in the summer a local crafts market in the backstreets of the old town. Monaco, Nice and Italy are within driving distance and if you get fed up of driving take the' bateau vert' (ferry service) to St Tropez famed for....well need we say more!

SPECIAL NOTES.. Please note there are quite a lot of steps to the property....We do not find them a problem and we are not young! but if you feel that they would be a problem to you it may best not to book. Extra care must also be taken with smaller children,as the external staircase is open treads and the internal staircase is spiral and stone, tiled and fairly tight. There is lots of open spaces for children to play without the worry of traffic. There are fans but no air conditioning at the property.
