In central Spoleto, in the midst of bars, shops and restaurants, in the pedestrian area of Porta Fuga, these 3 fabulous, self catering apartments, with WiFi internet access, are in the Rocca dei Perugini, one of the most historically important palazzos in Spoleto.
All 3 apartments are comfortable, elegant and spacious. Terrazza Tetto and Vista Rocca can be easily 'joined up' to create 1 very large apartment to sleep up to 8 persons, at a discounted rate, of course ! Terrazza Tetto has a terrace with pretty roof-top + hill views. Vista Rocca has 2 large windows with great views of mediaeval streets.
Casa Nobile is ENORMOUS ! And, it has a large balcony overlooking the mediaeval pedestrian streets as well as a very pretty terrace with hill views. All its rooms have French Windows that open onto the balcony or a terrace.
Terrazza Tetto and Vista Rocca have a flat 27' TV, mounted on the wall, with sat. TV/DVD. Casa Noblie has a 32' flat screen TV.
For those without a car, the train station is a 10 mins stroll.
There is a smart tennis club, 10 mins stroll away, and riding stables, 15 mins by car, in a fabulous location, nestled in the woods.
SPOLETO HISTORIC PEDESTRIAN CENTRE: In the midst of shops, bars and the largest selection of fantastic restaurants, all offering a diversity of dishes from local black truffles to pastas and paper thin, bubbly, crispy crust, piping hot pizzas, Spoleto is not a touristy place and, therefore, prices are good, competitive local prices. The local wines eg Trebbiano, Grecchetto, Montefalco, Orvieto... are to die for. You will hardly notice the price of it on your bill. You can choose from amazing shoe, bag and clothes shops, any shape or size, designer label or otherwise. And, there are churches and monuments on street corners, under arches, through tunnelled alleyways, peppered hither and thither, as you meander along the picturesque cobbled lanes, every angle, a work of art. Fatal to take your camera out. You will obsessively do nothing but take photos ! The local bars are filled with friendly locals and the owners will warmly welcome you. The passeggiata is where everyone meets and is joyful, especially over aperitivi.
BUS, TRAIN OR CAR: From Spoleto train station, a 10 mins walk, it is possible to get to practically anywhere in Italy eg 1 hr 20 mins to Rome, 4/5 hours to Venice and Naples, 30 mins to Perugia.... An easy walk along a flat boulevard road, also stuffed with shops and bars ! From the nearest bus stop, a 5 mins walk, you can catch a bus to Norcia, which will take you on a sensationally beautiful drive along the Valnerina, for about 1 hr 45 mins, passing through mountain scenery, climbing higher and higher. Or, by car, you can continue further to the heart-stoppingly, amazing Gran Piano and see the tiny hick town of Castellucio peeking through swirling mists. On a great plane, surrounded by mountains, the world spilling beneath you, your heart will miss a beat. In Castellucio, you can dine on the finest lentils and white truffles. Nearer to home, by car, it is easy to visit Todi, Gubbio, Orvieto, Perugia, Spello and Assisi, all within a 45 mins heavenly drive.
WALKING, HIKING OR BIKING: Walk to the top of Spoleto, passing the famous Duomo, and you reach Spoleto's finest 2 monuments, the Rocca and Il Ponte. Takes about 15 mins. Then, you can do a circular walk around the Rocca, which is spectacularly beautiful, as you see Spoleto sprawling below you. Or, you can take the escalator from the bottom to the top of Spoleto. Then, pausing at the bar at the top for a prosecco, you can continue across the famous and stunning looking, arched bridge, directly into the mountains, and, either do another circular walk, passing across valleys, mountains and dales, ending up in Piazza Garibaldi, at the bottom of Spoleto, or, continue up through the Sacred Mountains to Monteluco. Or, you can take the bus from the bottom to the top, which takes about 10 minutes. If you are a cyclist, you can hire bikes locally and cycle along the river bank, all the way to Assisi, passing Campello and Trevi along the way.
We were retired ! We 'fell' into our holiday rental business by accident. It started as a hobby after someone pleaded with us to rent them our house in San Mamiliano, while we were away.

However, we still do not regard ourselves as 'proper business people' because we care far more about contributing to making our guests' holidays fantastic than we do about making money.

We arrived home late last night, after a wonderful holiday. The apartments are
well equipped and lovely with every attention to detail. The balcony was an
amazing space for all of us to gather from meals etc. We really enjoyed our day
in the mountains the pool and food was fantastic. Felicity wished we went soon
in the holidays so we could have gone a second time.
Thank you so much Laurie for the transfers it was so easy to walk to the station
without the luggage and Felicity enjoyed the ice cream on the way. Marc and
Gemma didn't mind one bit looking after the luggage whilst sitting in the bar!

Our family of 6 (four adult children) rented both nobile apts. they were next to one another on the second floor right on a main pedestrian strada in historic Spoleto. Accommodations were great, ample room and bathrooms. Hosts, Norma and Laurie, are always prompt with needs or questions we might have about restaurants, shopping, the community in general, etc. this the second time we have rented from them, and we will do so again! Only 15 minute walk to train station. They also have a great contact for private van and driver experienced for tour of historic Rome and the Vatican which was a full day trip all of us loved. With our children it was an advantage to be right in Spoleto center. Everyone had time and ease to do what each wanted without everyone having to rely on one mode of transportation or having to go to or do the same thing at the same time. Our son hiked Monteluco and took a few Italian lessons. One daughter took the train to Florence for the day while another toured spoleto's museums. Another daughter and I shopped for gifts and my husband went to farmers market. We can't wait to return!

My husband and I stayed in Vista Rocca, a comfortable, well-maintained, one bedroom apartment conveniently located in a beautiful area of Spoleto. The listing for the apartment was very accurate.

Thank you Laurie and Norma for making our stay in Spoleto an extremely enjoyable experience. You are both in a business that you obviously enjoy and go out of your way to accomodate your guests on their arrival, departure, and during the course of their stay. We were particularly impressed that Laurie met us at the train station, escorted us to the apartment where he showed us how to use the appliances, advised us where to make grocery purchases etc. in addition to driving us to the Avis rental agency on the outskirts of Spoleto, driving us back to the apartment on our returning the rental vehicle, and most notably driving us to the train station at 4:30 a.m. for our return trip to Fumicino. Spoleto is the ideal place to use as a base for exploring Umbria. We would recommend your service to anyone planning to visit Umbria. We really enjoyed meeting and working with both of you.

Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca and the aquaduct and, some of the best views in the world. Close to Assisi, Perugia, Orvieto, Trevi, Montefalco and Rome, this whole surreal setting is akin to a stage-set in the making, fringed by mountains, olive groves and vineyards and a mixture of medieval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. You must use all your will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. Nonetheless, like Venice, Spoleto has a history to be reckoned with.
