The former house of the gardener of a 19th century chateau ; with its unusual architecture, it is a listed building in the department of the Nièvre. Restored using authentic materials, the amenities offer all modern comforts. Exposed beams, Burgundian terracotta floor tiles, paned windows and stone steps lend unique character to this cottage. The living room, traditionally furnished, comfortable in a country style with a monumental fireplace for cosy evenings gives on to a covered patio and immense open spaces inviting to outdoor activities either in the sun or in the shade of ancient trees. The ground floor kitchen, large enough to eat in, is fully equipped to the highest standards. The house, which includes a basement, is on two floors, each with its own WC. A wooden staircase goes from the living room to the bedrooms and the bathroom. Nearest neighbours (the owners) 400 meters away.

Le Jardinier (The Gardener's House) is in a truly delightful setting. Ancient trees and the dominant position of the house give a spectacular panorama especially at sunrise and sunset. The surrounding countryside is composed of rolling hills and hedged farmland. Both flora and fauna abound in unspoiled nature : red squirrels, game of all sizes, birds of prey. There is a nature walk next to the property and the Nivernais Canal, just 5 km away, is perfect for easy bike rides ; horse riding stables 3 km from the house, swimming in either the river Yonne or nearby lakes. Le Jardinier is situated next to the natural park of the Morvan region and is ideally located to discover all the cultural riches of the region : Vézelay, Autun, Avallon, Clamecy, Château Chinon, Nevers, Guédelon. There are also amusement parks, hunting, all types of fishing, golf courses and other sports.

After the first contact with the owners, an agreement is reached on the method of payment and a contract will be sent. The first installment (25 per cent of the total rental) is due upon reservation. The balance is due one month before the start of the rental. For reservations made less than 30 days before the beginning of the stay, total payment is due. Any supplemental expenses will be paid the day of departure. A deposit of 150 euros will be made on the day of arrival (returnable on the day of departure). INCLUDED in the rental price are water, electricity up to 8 kilowatts per day, sheets, towels, table linen. NOT INCLUDED in the rental price (extras) are firewood : 40 euros per cubic meter, minimum half a cubic meter. Cleaning at the end of stay : 48 euros. Fee per pet : 2,50 euros per day. Electricity above 8 kilowatts per day calculated by meter reading : 0,15 euros per kilowatt. Residence tax : 0,70 euros per day per adult.

  • Advance payment : 25% of the rental price.
  • Unless prior arrangements have been made, the weekly rental runs from Saturday, 16.00 to the following Saturday at 10.00. The owners are usually present to welcome arrivals. The renter gives prior notice of the expected time of arrival and, if need be, alerts the owners of any unexpected delays. A thorough cleaning of the house at the end of each stay is mandatory (48 euros). On the day of departure the house should be tidy, the garden cleaned of any evidence of pets and all keys should be in their place.

  • The bathroom is situated on the first floor at the other end of the bedrooms. It faces west and light floods in from a circular window which has a superb vista over the surrounding countryside. With its corner shower, wash basin and toilet, the bathroom is well equipped with towel racks and hooks, and shelves for each member of the family. All towels are supplied. There is even a hair dryer ! A small area between the landing and the bathroom can be used for additional storage of personal belongings. IMPORTANT: To adapt to the American standard, we have converted the European bathroom information. The original information is : - Number of European bathrooms : 0 (can be with or without toilet inside) - Number of European shower rooms : 1 (can be with or without toilets inside) - Number of toilets : 2

  • The house has two bedrooms on the first floor, reached from a landing where, with two steps down, is also the bathroom with WC. Exposed beams, antique Burgundy terracotta floor tiles are just some of the authentic features of this house. One bedroom is 12 sq.m. large with a north facing window, overlooking the magnificent trees of a former park. It is equipped with a double bed and a baby cot. The other bedroom of 15 sq.m. faces south east and benefits from the first rays of the sun. It has one single bed and two twin beds, all three are 90 cm wide. Both bedrooms have gently sloping ceilings, all of the beds are modern with slatted frames and the bedding is all natural anti allergy. Sheets, duvet covers and pillow cases are supplied.

Notes: The house has a basement and a garden shed for storage of bikes or other outdoor equipment, barbecue and garden furniture. Inside the house there is a television with 5 French channels, DVD player, radio with CD player, books and games. Detailed documentation concerning the house and the region, together with a multitude of tourist brochures, have been prepared for easy consultation. The owners, Sabine and Jean, are the only neighbours at about 400 meters away. Do not hesitate to knock on their door, they are always available to answer questions that you may have (baby equipment, extra pillows or blankets, specific requests for a special dinner ...). They have been living in the Nièvre for a long time and are happy to share their knowledge of the area, including insider ideas for outings and current events.
