Two-bedroom spacious and sunny apartment, located in the heart of the Old Town

This two-bedroom spacious and sunny apartment is, located in the heart of the Old town in Nice. The large balcony overlooks the charming and bustling place Rossetti.

This exceptional apartment is located in a pedestrian street which is just a few steps from the famous ‘Cours Saleya’, the Promenade des Anglais and only about 3 minutes away from the beach.

This newly decorated two-bedroom apartment is located on the 2nd floor in a typical Nicois building and overlooks a lovely and lively square. It has been totally refurbished at the beginning of the year. The style of the flat is an eclectic mix of edgy modern and soft French furniture.

This spacious apartment (68m2) contains high ceilings and wooden floors throughout which allows natural sunlight to flood through. The open kitchen/living room area is very spacious and opens on to the living/dining area and to the big and sunny balcony. The modern kitchen contains everything necessary for preparing and enjoying meals, such as refrigerator/freezer, oven, hob, dishwasher and washing machine.

The large and airy master bedroom contains a double bed, a French style armoire and lots of space for personal belongings. The style of the second double bed room is modern and contemporary.

The apartment is equipped with stereo, flat screen television, DVD player (USB port) and high-speed Internet access. It was also fitted with double glazing throughout.

The sleek tiled bathroom contains a large shower with a big waterfall shower head, a towel heater and plenty of space for personal items.

We both love Nice as we have spend lots of time there in our early 20s - Katja used to live in Nice after leaving school and Simon spend lots of time in Nice during his travels.

We wanted to have a place in Nice to come back to for family holidays - and when we saw this property we fell in love with it.

Why Katja Flann chose Port of Nice

The location is ideal (it doesn't get more central than this) it's only a stone throw from the beach, the market and the huzzle and buzzle of the Old Town. It's an instant holiday feeling.

Since Nice airport is very well connected with flights from and to Europe, it's very easy to get to. The easy access from the airport to the flat is also very handy, especially for short weekend getaways.

What makes this apartment unique

If you love the sea, sun, a bit of the French Savoir Vivre and the Riviera holiday feeling then this flat is ideal for you - it's all on your door step. Even winter is a good time to visit and to stay in the flat as the weather is mild in Nice and surroundings towns - Monaco is only a 20min bus ride away from the flat. Winter sun anyone?

"-Great location: 5 min walk to the beach, 1 min walk to Tramway stop, easy access to buses, right in the middle of the old town with dozens of restaurants, shops, etc…
-Kitchen is well equipped and all appliances are in perfect conditions
-Balcony is great and can be a great source of entertainment watchin Place Rosetti
-Owner is not onsite, but extremely prompt, professional, helpful and willing to work with you. Local contact is not as prompt but still fairly helpful.
-Apartment is by a cathedral and above restaurants. It can be very noisy. Double-pane windows provide great noise insulation… assuming you can close the windows if the a/c works.
-No cable TV or access to any of the French channels, unlike stated on the ad. TV works with DVD only.
-Apartment had some maintenance issues prior to our stay which had not been taken care of (no a/c, malfunctioning electric outlets, leaky faucet, etc….). Local contact tried to get some of these issues fixed.
- A/C never worked through the whole week. Owner refunded some monies for the inconvenience.
- A/C window unit is located in one of the 2 bedrooms. There is a fan for the other bedroom.
- Place Rosetti and surrounding streets are marvelous during the day but can be unsafe at night after restaurants close."

Owner's Response: The AC unfortunately broke on 14 July, a national public holiday in France and although we did our best to get the repair people round to fix it as soon as we've heard, we were subjected to their repair schedule.
The AC has worked without problems since and so does the TV - we have also equipped the flat with a comprehensive guide on how to use the equipment.

"Appartment has great location, indeed in the middle of the Old Town, close to sea, walking distance from most of the Nice attractions. It is very close to Gare Routier - bus terminal from which you can easy and cheap travel to Monaco, Cannes, etc. We spent quite comfortable week although there were 4 adults,and 1child.It is 2nd floor so it is easy accessible although there is no lift."

The flat on Place Rossetti can be easily reached by bus from the airport. The bus 98 takes you directly to the Gare Routier (bus station) which is located about 200m away from the flat. The bus costs only a few euros per ticket and is the cheaper option, as a taxi from the airport would cost you about 28 euros. The taxi ride is much faster and might get you from the airport to the flat in about 10 minutes.

The old town area is strictly pedestrianised, so you won't need a car to do your daily trips to the local boulangeries or the shops.

Gourmets and food lovers will enjoy buying their fruit and veg at the local market on Cours Saleya, about 200 meters away from the flat. Even closer, a local wine shop where you can buy great wine by the litre straight from the barrel for a few Euros. You can also buy your olive oil, freshly made pasta and other local delicatessen from authentic artisan shops right at your door step.

Surrounded by so much local delicious produce you might even want to cook your own lunch and enjoy on the balcony with a glass of chilled rose. We've recently discovered a wonderful Italian delicatessen around the corner from the flat, and their buffalo morzarella is the best in the world. We also stocked up on Italian cold cuts such as parma ham and mortadella. You cannot miss that shop, the smell of ham and fresh crusty bread will draw you inside in no time.

But don't stop there, there is ice cream for dessert. Place Rossetti is famous for two local ice cream shops, which have been established as Nicois artisans for decades. Fenoccio and Pincoccio boast with over 100 ice cream flavours - our tip: have a scoop every day and work your way through the menu.

The old town also boast with history and numerous beautiful churches - the cathedral Sainte Reparate is located nearby on Place Rossetti and fans of culture won't have far to go to get their fix of art as the Opera is just only 400m away across the Flower Market.

Since the beaches are only a stone throw away, a nice stumble along the Promenade de Anglais is fantastic at any time throughout the year regardless of the weather as you will have a spectacular view of the Mediterranean in its different shades of blue. In the summer the beach invites holidaymakers to sunbath, swim and cool off during the hot weather.
