The riad is located in an ancient part of the Marrakesh Medina called Bab Aylen gate, just 100 metres from a gate on the ramparts. It’s easily accessible. There are lots of monuments and museums to visit. Take a walk on the Palm Grove. It’s 15 minutes from the European town of Gueliz and Hivernage where there are lots of shops and all facilities. Walk 10 minutes and find the famous souks and Jemaa el Fnaa square, a world humanity heritage site. Nearby there are 3 famous golf courses: Royal-Amelkis and Palmeraie. There are lots of possible excursions, whether by hired car or on organised trips with official guides, such as the valley of l'Ourika-Atlas and Oukaimeden (skiing), the Kik plateau, Asni Ouirgane, the waterfalls of Ouzoud, Beni Mellal, Essaouira and its famous beach, Ouarzazate and its cinema studios, Zagora at the entrance to the desert (camels in the dunes), the gorges of Dades Todghra, el Jadida Safi and its pottery shops, Oualidia and its beaches.

  • Prices are all taxes included, indicated in Euro, for 2 persons and per bedroom. Breakfast, arrival and departure transfers are included. Rooms can be booked per night, per week-end, per week, per fortnight or for longer. According to the booking period the price varies from 70 to 90 Euro all taxes included per night, from 195 to 255 Euro per week-end of three nights or from 420 to 560 Euro all taxes included per week for TWO PERSONS. Riad can also be rented EXCLUSIVELY BY EIGHT PERSONS, per night (240 to 320 Euro all taxes included), or per week (from 1 400 to 1.960 Euro all taxes included). (Extra SINGLE bed for ONE person is available in two bedrooms for 30 Euro all taxes included per night.
  • Free for children under 10 years if sharing parents’ room.
  • Staff includes Moroccan director, cook, chambermaid, night security guard. Bed linen, blankets, linen and towels etc are included.

    Half board or full board are available 'à la carte' on demand from a typical Moroccan menu. Each meal per person costs 14 Euro all taxes included.

GENERAL DESCRIPTION: Dar Kaotar Riad guest house has been completely renovated in Morrocan style. Located in Marrakesh Medina, 100 m from Bab Aylen gate and 15 minutes walking from JEMAA EL FNAA Plaza. It’s also near to 3 golf courses (15 minutes by small taxi). It’s warm, charming and just right for discovering all of Marrakesh. Surrounding the PATIO with traditional central fountain, you’ll find in the Riad: FOUR BEDROOMS (THREE double bedrooms with ONE double bed, and ONE triple bedroom with ONE double bed and ONE single bed). The rooms are air-conditioned (hot and cold) with private bathroom, separate WC and dressing room. There are 2 bedrooms on the ground floor and 2 bedrooms on the first floor on the gallery. They all have access to the patio. On the first floor, the living room is air-conditioned with satellite TV and fireplace. There is a terrace on three levels overlooking the Medina with a view of Koutoubia and the snow-covered Atlas mountains.

Ski: Alpine skiing avaialble at OUKAIMEDEN (on OURIKA road) 70 km away from MARRAKESH. Accessible by car (hired or with chauffeur). Hire of equipment and restaurants on site. Instructors.

Golf: You wil find 3 famous 18 hole golf courses : ROYAL-AMELKIS and PALMERAIE. Reservation is necessary. These 3 courses are very near to RIAD DAR KAOTAR (5 -10 mins by small taxi). Please consult golf course websites for prices and reservations. Each course offers restaurants and hire facilities. Monitors and caddies.

We really enjoyed our stay at the Riad Dar Kaotor although we stayed a short time only.
Food was gorgeous, Irene & Michel (host) were more than nice.
We recommend this place for either a romantic escape to Marrakech or a girl getaway and even for a family with children.

birthday in Marrakesh

We spent my birthday with the whole family and some friends last march in Marrakesh. As we were all togehther 16 people, I rented 4 rooms in "Dar Kaotar" and another 4 roomes at Riad "Tchina" next door, a recommendation of the owner of Dar "Kaotar".

"Dar Kaotar" is an extremely charming place with its beautiful originally designed roomes, large terasses, the whole ambiente and friendly personal. Its a very clean place, food is individual and prepared with love, all the preparation and information ahead of our arrival was extremly diligent. We had a very good time and a lot of fun.It was my best birtday party ever and we want to visit "Dar Kaotar" again.

Also "Riad Tchina" is a beautiful place. Completely different in character as all the interiour is newly made, but with a lot of charme.

Result: we would book the same combination again without any hesitation at any time.

a nice riad, but not a nice location

The riad is beautiful and peaceful. The rooms are charming and clean. The problem is that it is not so close to the central square. If you do not get lost (which is very difficult the first time), it takes about 20 minutes walking to get to the square. The streets you walk along are desert during night. Nothing happened, but you do not feel very safe. Moreover, when we where there it rained a lot and the small streets around the riad where muddy.
I read on the guest book that many guests were happy for the warm welcome. Unfortunately, we did not have such experience. We did not meet the owners, so we could not appreciate their kindness. First of all, when we arrived we waited at the station for the driver for more than one hour. The person who was at the riad was not warm at all. She immediately asked us to pay the room, and the last day, when we asked in the morning a taxi for the afternoon, we had to pay it in advance. Moreover, we had to pay 150 dirham for the taxi, which is very expensive compared to usual prices. We did not have any suggestions to see the city.
Anyway, it is a beautiful place in the medina.
Owner's Response: We are astonished a little by these comments on the riad. We always inform the customers before their final reservation that it takes approximately 15 minutes on foot to sqare JEMAA EL FNA.We offer free detailed plan of marrakech and on our Web site any visitor can consult the plane.The safety in the medina is perfect day and night. In the day it is not deserted with many people.Like in all cities the evening it has less people in streets.There are a multitude of traditional and small stores opened very late the evening in the streets to the Jemaa square.We aren't responsible for rain and it rains exceptionaly in marrakech.There are some renovation work of the streets near of the riad.It' is only momentary.On regard to our absence at the riad we were on holiday in our family in France for the Year End. For reception our responsable in our absence makes all this is necessary for well receiving the customers.On arrival we offer mint-tea and we give information on the stay with excursions and visits possible.In each bedroom we put all theese informations,touristics folders and all prices .
It was clearly indicated in the booking confirmation addressed to customers that the balance stay was to be paid on arrival at the riad.We always accept that the customers pay the stay or the balance of the stay or their extras during or at the end of the stay if they ask it.For the taxi departure it was as clearly indicated in the booking confirmation that from three to six nights booked the transfer arrival is free but not the transfer departure.The free transfer arrival and departure is only included in the price for seven nights.The price is the price required by the taxi company.The marrakech airport is at 8 km of the city and the price is correct for a private car withs driver who comes to take the tourists at the door of the riad on departureand we pay the totality of the paid price by the customer to the taxi company.The riad very calm and is built traditionally with cob walls moreover 1 meter d' thickness which isolates from the noises of the street. Morocco is a Moslem country and in all the mosque of the country the muezin calls to the prayer five times a day.That belonged to the local colour !!!
