Our luxury villa is located within the quiet enclave of Lake Berkley Resort, Kissimmee. This a gated and secure development with a guard present 24 hours per day. The villa is single storey with 4 bedrooms, 3 bathrooms and its own private pool and spa, overlooking a small lake. A tennis court (free to holiday makers) is within 50 yards of our home. The villa is fully air conditioned with decor and furnishings to the highest standard. The villa has a formal dining room and dining kitchen area as well as a breakfast bar. The kitchen has a large electric oven and hob, microwave oven, large family fridge freezer, dishwasher and waste disposal unit. The living area has two sofas with large cable TV and DVD/Video player. Master bedroom has Queen size bed with en-suite bathroom and cable TV. There is a double bed in the second bedroom and twin single beds in bedroom three; with an adjacent bathroom. Bedroom four has twin single beds and en-suite bathroom. A crib is available if required.

Additional information about rental rates

  • All rates include Florida taxes. Please either email or telephone for your required date/s. A £100, non-refundable, booking deposit will be required to secure your dates with the remaining balance to be paid by cheque, at least 6 weeks (42days) prior to your stay. Swimming pool heating is available, if required (recommended December through to March inc), at a cost of £100 per week. Please notify us when you confirm the reservation as to whether this is required.

    A $250 security deposit will have to be lodged (usually via credit card) with the management company when you pick up the villa keys in Kissimmee, but this will only be payable in the event of loss or breakages. A cash deposit or cheque can be used as an alternative to credit card, for the security deposit, but cheques must be payable 30 days in advance. Cash or cheques will be reimbursed in full to your home address in a timely manner, after the villa has been inspected and no damages or loss has occurred.
  • Cancellation Policy. CANCELLATIONS RECEIVED FORTY TWO DAYS (42) or more prior to your arrival date are fully refundable subject to a cancellation fee of £100 in addition to your £100 non-refundable deposit.
    ANY CANCELLATION MADE FORTY ONE DAYS (41) or less prior to your arrival are ineligible for any form of reimbursement.

Fantastic Villa

My family and I stayed in September 2009 and overall, we couldn't have asked for a better base to explore Orlando. The villa is very tastefully decorated and has a lovely home from home feel about it; I would say that the photos on here ( and the ones we took) don't actually do it justice..it really is lovely.All the mod cons made it easy to keep on top of looking after a family of four too. Outside is as nice as is inside, we loved watching the wildlife on the lake from the pool area. The Lake Berkley resort itself is very safe and secure and has plenty to do should you wish to avoid the parks; we had a very entertaining afternoon with a couple of fishing rods hired for just $5. Do not hesitate to contact the owner Denise, she has been very helpful throughout. I would completely recommend hiring this villa, you will not be disappointed.

A great holiday!!

We had the pleasure of staying for two weeks in this beautiful house. It had plenty of space with 4 bedrooms, 3 bathrooms, a lovely outdoor pool and tanning area, nice and clean and also a magnificent view to the nearby lake. Only a short distance by car to all of the Disney parks, shopping mall and a various number of restaurants. We also felt very secure in this neighborhood due to the fact of the guarded area. It really made our holyday into something special. Thank you for letting us stay in your house! Hopefully we’ll return someday!

What a wonderful holiday we had!

The villa is ideally situated, with nearby access to all of the major tourist attractions and others not so obvious. All of the necessary amenities are close by (supermarkets, restaurants etc.) - but not so close as to disrupt the tranquility of the villa or the surrounding area.

Well equipped, extremely comfortable and spacious, the villa is complemented by a lovely pool and spa which overlook a small lake (frequented by a variety of wildlife, a joy to watch) but remain private due to the excellent location. My son is disabled and we found the villa to be accessible and easy to navigate.

Sea World , Busch Gardens and Kennedy Space Centre are all worth a visit and are excellent value days out. But beware Disney! Despite receiving assurances on two separate occasions regarding accessibility prior to purchasing tickets, we had problems because my son was unable to access most of the attractions at Disney, Disabled visitors must be able to walk onto most of the rides by themselves and the toileting facilities are inadequate! However if you are mobile and do not mind crowds then you might enjoy the experience, we did not and obtained a refund. This was the only low point of the holiday, it did not spoil it - in fact this experience probably improved things as we did not feel obliged to visit a Disney park nearly every other day and were able to explore Florida at our own pace.

After enjoyable days out it was so relaxing to sit by the pool with a bottle of wine and savour the peace and quiet.

It must be said that after a period of time on holiday I am usually ready to go home. This was the first holiday that I have ever had where this was not the case, I did not want this holiday to end.

It cannot be over emphasised that this holiday was the best that my family and I have ever experienced. Would we return to this villa? The family unaminously elected to return someday - that is a real first! I would book tomorrow.

Delightful Villa

Delightful villa with excellent location close to Walmart, the 192 and not too far from the main attractions.
The property is tastefully decorated (although we had to repair and realign most of the vertical blinds), has a comfortable sitting and dining area with a large TV and DVD Player (which didn't work). This didn't bother us too much as we were only wanting to watch the dvd of us swimming with the dolphins. The villa has spacious bedrooms and ample bathrooms / shower rooms.
Please be aware that one of the twin rooms has the air conditioning unit outside it's window which is very noisy and can keep kids awake. Overall the Villa was great and I would highly recommend it.
The highlight of our holiday was our day at Discovery Cove where we swam with dolphins. This is an excellent day out, it is pricey but is all included.
The downside was being served food on dirty plates (covered in egg yolk) at Denny's on our last night. The manager couldn't care less so I recommend that if you have a choice I would give Denny's a big body swerve.
Owner's Response: Not really sure why blinds should need any attention unless the client has "knocked" the blinds down from the "mounting" sockets. ie. some of them are individual blinds which slot into a holder in the top runner. These type of blinds are widespread in Florida villas and are not faulty. The DVD player does work-perhaps the client wasn't aware of compatability issues regarding UK and USA DVDs.
