This paradise is set in 40 acres of woods and fields with breathtaking views of the Maronne River Valley and the 12th Century Tours de Merle. These two recently refurbished and independent properties, the Farmhouse (Crozat) and Cottage (Le Four) are ideal for either a large family ( parents in one and kids out of the way in the other) or for two families who want to be together but need space or for young pensioners who can benefit from the glories of spring and autumn ( colours, mushrooms, walnuts and chestnuts on the property ), out of season. Retaining many original features Crozat has two large bedrooms each with 2 single or double beds. New tiled bathroom containing large bath and shower. The ground floor comprises large traditionally furnished sitting room with original working fireplace, dining area and a fully equipped kitchen with wood burning stove. Outside are 2 large south facing terraces, one paved, one grassed .The 6m x 12m swimming pool is below the property

Eating Out: Full details of all the local restaurants in the area are contained in the information packs in each property. They range from Chez Viviane (5 mins.by car), simple, satisfying and cheap to La Vieille Auberge (5 mins) owned by the local Maire and excellent, to Auberge de St Julien aux Bois (10 mins).also very good. Further afield at Argentat (20 mins) there are 2 first class restaurants, one on the bank of the Dordogne, and for the adventuresome some other hidden gems in the area but a little further afield.

Sightseeing: You can either walk down through the fields and woods or drive the 5 mins to Les Tours de Merle, a 12th Century Feudal Citadel and a national historic monument.Situated on the borders of Le Lot, Auvergne and Limousin and 15 mins from the Dordogne River, there is a huge range of villages, churches,monuments and sights worth visiting. They range from Collonges La Rouge and Beaulieu sur Dordogne and the gorges and dams on the Dordogne River in Correze, to Salers,Puy Mary and the Volcanic Peaks of the Massif Central in Auvergne and treasures such as Conques and the many sights in the Lot. Locally there are a range of magnificent walks in the hidden hills and valleys that surround the property,canoeing, boat excursions and swimming on the Dordogne, horse riding from the local village, rock climbing for those so inclined. But above all the property offers peace and serenity, free from traffic, pollution and noise.

Two large bedrooms each with 2 single or double beds, wardrobes or hanging space, dressing tables and good seating. Additional beds can be added if required. The tiled bathroom contains a giant bath and shower with electric heating and instant hot water The ground floor has a large sitting room with original working fireplace with logs to burn and traditional furnishing with seating for up to 8 people, a dining area and a walled off separate fully equipped kitchen with wood burning stove and plenty of storage space. Outside are 2 large south facing terraces, on each side of the house, one paved( to view the dawn) one grassed (to view the sunset).The 6m x 12m swimming pool is below and in view of the property and above is a large barn with garage space on the first floor and stables below.

My oldest French friend whom I met when he was at St Cyr and I was at Sandhurst came from this area and asked me for 30 years to buy a local property. I finally succombed on retirement largely to get out of my wife's hair a bit. but also because we immediately fell in love with the property which never reached the open market. His French family of 5 brothers and 2 sisters, born in the local Chateau with now 105 grandchildren have provided a huge support mechanism and introduced us to a wide group of French friends. I continue our love affair with France

A beautiful setting with the peace and tranquility it is so rare to find in our modern world. Totally surrounded by 40 acres giving us complete privacy but kind generous and supportive neighbours. Outstanding walks and always something to do as I cannot sit still.

Idyllic and peaceful location

We spent a wonderful week in October 2007,spell bound by the views across to Tours de Merle rising in the early mornings mists, eating our meals or partaking an aperitif outside , enjoying the magnificent views and tranquility. Although the prime reason for our visit was to 'do nothing but relax', we soon found we were off investigating all the beautiful and historic villages around.

The gite had everything one could have wished for, providing that feeling 'home from home', with very comfortable beds and lovely bed linen. The gite was immaculate and the owners most caring, providing the perfect holiday

Although our visit was in October, we never needed to light the wood burning stove, which was in some ways a great shame as I can imagine those cosy evenings by the fire in the evenings after a full and enjoyable day, walking, eating and relaxing!! What more could one wish for!

I would definitely recommend this property to friends but a car is a firm requirement and possibly people with walking disabilities need to take care, as the property we stayed in lies on a hillside. There are, of course, a choice of two other gites, which the owners would be able to recommend to those with mobility difficulties.

We look forward to a return visit.

We had a fantastic week at Crozat in August with our young children. The location is beautiful with a lovely view across the valley to the castle with walks from the door. The property itself and the swimming pool are both lovely. We hope to return some day.

Medieval Chateaux and Churches, some of the most beautiful villages in France, (Collonges la Rouge, Salers amongst others) cultural festivals, canoeing on the Dordogne, some of the best food in France are all within easy reach. The local village St Cirque de Loutre (bread and essentials) is 5 mins by car and the main town 10 mins (all essentials including restaurants). Or you can just chill out and lay by the 6M x 12M pool, forget the tourists, pollution and stresses of modern life and relax in complete privacy and peace except for the sound of the birds, and odd rutting stag

Notes

  • 25% non refundable deposit on booking. In the event of a non insurable cancellation, refunds of the amount paid will be met if the owner is able to re-let the property. Balance of payment 8 weeks before the start of the letting period together with a £200 deposit against breakages and damage. Letting period from 1700hrs on first day and finish at 1000hrs on last day
  • A 15% reduction is available for those who rent both properties (Crozat and Le Four ) at the same time.
  • For those who rent in spring, autumn and winter (4 Feb to 2 Jul and 3 Sep to 2 Dec ), gas electricity and wood will be charged at cost. At all times telephone and internet charges will be charged as per detailed costs on the France Telecom detailed bill.
