Charming family house with parking for 6 cars, situated in one acre of landscaped gardens, with Koi pond (fenced) and swimming pool, large covered oak framed barbecue and seating, nine hole putting green, trampoline, separate games room with full sized snooker table, table tennis, football table, darts surrounded by farmland. Ideal for country walks and cycle rides, two bike provided, bikes hire available, hot airballoon flights in the village on request, as well as the local golf complex(including paint balling and archery). Ashford town is six miles away offering a Designer shopping outlet, rail links for London / Paris, also shuttle / ferry nearby for channel crossings, places to visit : Woodchurch Rare Breed centre, Port Lympne Zoo, Leeds and Dover Castles, golf courses, RHD miniture stream railway, Chapel Down Tenterden vineyard plus historic Canterbury, Rye and Tenterden.Shops and pubs two miles.Pool / BBQ area closed winter months. STRICTLY 11 GUESTS MAXIMUM and NO FIREWORKS!

The house sits in a country lane on route to Ruckinge village with pub and church, 2 miles further is Hamstreet village with small station, school, village shop, and pub serving good food. Coast road to Dymchurch, Littlestone, Camber is 10 miles with sandy beaches or Historical town Rye is 13 miles. Ashford town with International Station to Eurostar Paris is 5 miles and 3 hours to Paris or London 1 hour 20 minutes. Golf Courses within the area include Chart Hill at Biddenden, Tenterden the Weald of Kent, and several other. Ashford is the main town with shopping centre Glen Macarthur Design shops. Channel Tunnel to France is 15 miles and in 45 minutes you can be shopping in Calais, France. Leeds Castle, Canterbury Catherdial, and Rye are lovely places of interest to visit.
