Set in a peaceful, rural location on the edge of a tiny village, this well-equipped one-bedroom cottage is set in half an acre (2000m2) of landscaped gardens. Designed specifically as a rustic get-away for couples, it has its own secluded, private garden and terrace complete with BBQ and teak/cane garden furniture. The large (12x5) swimming pool is shared with the owners (an English couple) who live on-site. There is covered parking in a secure, walled courtyard at the front of the owner's house.

Nestling at the bottom of half an acre of landscaped grounds, the cottage has its own private garden and terrace complete with BBQ and teak/cane garden furniture. Inside there is a large bedroom with a queen-size bed (160x200 cm), open-plan living room, fully equipped kitchen and bathroom. There is an additional sofa bed in the living room. To keep you snug in the winter there is an open fire (wood provided) and central heating. The large (12x5m) swimming pool is shared with the owners (an English couple). There is covered parking in a secure, walled courtyard at the front of the owner's house. The cottage is situated on the edge of the village and surrounded by ancient woodland where it is possible to walk for miles.

Lying on the edge of Matulini, a tiny village of 20 houses, the cottage is surrounded by woodland and old vineyards. It is reached down a rural lane which circles the village and goes out the way it came. Quiet and rural, this peaceful location is only 10 minutes drive from Porec with its numerous restaurants and beaches. Located close to the new north-south main road and the east-west, Porec-Pazin road it is also ideally situated for sightseeing and house hunting across the whole of Istria. Basic shops are only a few minutes drive away (3-5 km) and there is a large supermarket in Porec. There are many good restaurants in the area. Please note the Google map is not completely accurate. The road to the village is a no-through road which simply loops round the village.

Supplies: General supplies like washing-up liquid, clingfilm & kitchen towel are provided, along with a few essentials to get you started - wine, tea, coffee, milk, bread, biscuits etc. There is a hairdryer (so you don't need to take up luggage space with one!)

The garden: One of the big attractions of this property is its garden which is full of plants and colour. Vines, wisteria, roses, kiwis and bougainvillea trail over shade-providing pergolas and the flower beds are full of interest. Apart from its large swimming pool, the highlight of the garden is its rockery, where a stream runs through a series of waterfalls. The stone-walled, front courtyard is secured by attractive metal gates. Here there is covered parking for 3 cars with plenty of room for other cars elsewhere.

House hunting: The cottage is ideally situated for house hunting across the whole of Istria. The owners, who live on site most of the year, have recently moved to Croatia and are happy to share their house-hunting expertise and put you in touch with reputable local agents, if you should require.

This was a delightful cottage that lived up to its description. Friendly welcome from knowledgeable owners. Lots of extras, such as washing up liquid, basic foods, maps and guidebooks. Would definitely recommend to another couple.

Our holiday HOME

We found THE LITTLE HOUSE in 2007, having previously stayed in various hotels in Porec since 1999/2000. It proved to be everything Nicky and Phil said it was. PEACEFUL, great location (minutes drive to and from town, but far enough away from the touristy hustle), COMFORTABLE, 1st class accommodation (every need catered for), and the luxury of having use of the SWIMMING POOL (shared only with the owners).
We loved staying at The Little House in '07 and '08 and if work commitments hadn't got in the way, we would have been back in '09. Nicky and Phil are great hosts and are only too willing to give help and advice, or if you prefer, will respect your right to privacy and leave you to do your own thing. We enjoy visiting friends when in Porec and staying at the Little House means we can invite them back, if we choose, and can entertain on our own patio (even the barbecue grill is provided). During the day we can lounge in the sun in any part of our very own garden around the house. If we tire of this, we can go exploring the beautiful countryside or visit some of the interesting historical/cultural places and events, be they near base or further afield. Matulini is a lovely little hammlet and has some interesting and enjoyable walks if you want to stay near home, or just fancy a stroll in the evening. The people in the neighbourhood are very sociable and enjoy passing the time of day with you, however a little knowledge of the Croatian language would be of advantage in some cases!
We will miss not being at the Little house this year and will miss seeing our friends. BUT WE'LL BE BACK.

The perfect vantage point to explore Istria

We stayed for two weeks in the summer of 2008 in this lovely cottage that sits in a fantastic garden with a large pool, just outside the cottage. It’s got just about everything you could possibly want from a two-person cottage on holiday. A nice cosy feel to the decor (although newly built, it still has that warm and friendly atmosphere to it that you usually find in places with a history to it), a TV/DVD in the comfortable lounge, a kitchen fitted with everything you need, and a remarkably spacious bedroom, given the apparent size from the outside. The bathroom with shower follows the quality standards of the rest of the cottage, with everything neatly fitted and efficiently available. This was the perfect vantage point for us to explore this lovely part of Croatia, with Porec and Rovinj (a must see!) nearby, and on days when we wanted to chill, the pool and little porch provided the perfect setting for a nice “swim and cocktail”. Also nice was having two restaurants with great value food within walking distance.
Owner's Response: I'm afraid things change and we now only have one restaurant within walking distance. However two fantastic new restaurants have now opened a short drive away - you could even walk to one if you felt energetic! There also are masses of others in the neighbourhood.
