4 Bedrooms, sleeps 8-10, great for family breaks or a peaceful country retreat

Holme Street House is set in 10 acres of private land, over 2 acres of which are delightful tended gardens. There is an outdoor heated swimming pool (April - Sept approx) in its own walled area. The house is well equipped and beautifully furnished, having been our family home. The accommodation comprises farmhouse style kitchen/breakfast room with AGA; spacious but cosy beamed dining room with table seating 10-12; tranquil sitting room with open fire & baby grand piano; family room with wood burning stove, double sofa bed, TV etc (Sky); downstairs cloakroom. Upstairs there are four large bedrooms with lovely views over the gardens, 2 with double beds, 2 with zip and link twin beds which can be joined to make super king beds. The main bedroom has an en suite bathroom with shower over the bath, and two further bedrooms have washbasins. There is a further family bathroom with power shower over the bath. Children are welcome - a good selection of books, toys & videos are provided.

Local Amenities: The house is about 1 mile from the village, with easy parking. Within the village there is an excellent greengrocer and two butchers - all of these stock locally grown/organic produce. There is a co-op which has all the basics, including fresh bread, a chemist and a post office. There is also a very good wine shop. The tea room sells lovely cakes, also light lunches. There are two good pubs - one at the end of the lane, a three minute walk from the house - the food here is excellent, summer and winter. There are also two supermarkets within a five minute drive from the house, and a fish and chip shop.

In Storrington, about five miles away, there are several very good restaurants.

General Notes: Due to the size of the property considerable maintenance of the grounds is needed, and the gardener will be onsite for approximately two or three days each week, sometimes split across the week depending on what work is needed. He is very discreet and will endeavour to keep out of your way if you are using a particular part of the garden. He also knows a great deal about the house and grounds, so is a useful source of information should you need anything. The pool is heated by air source heat pump, so is somewhat dependent on external air temperature.

Pulborough is situated in an Area of Outstanding Natural Beauty, looking towards the South Downs. The Pulborough Brooks area is home to large numbers of wildfowl and wading birds. In the area you can also find medieval wall paintings; a Roman villa and palace; wonderful walks on the Downs; country towns & villages with antique shops, many individual items and great food; a vineyard which supplies Buckingham Palace; historical houses;sandy beaches; bustling seaside towns; castles, both ruined & still standing! It's the stuff childhood memories are made of! Visit Parham Elizabethan house & gardens; Petworth House & park; Weald & Downland Museum & Amberley Working Museum; Arundel; Chichester, with Cathedral, festival theatre, multiplex cinema; bowling, butterfly centre, harbour tours & sailing; Goodwood & Fontwell for car & horse racing; Littlehampton & The Witterings for beaches. If you want to see it all from the air, you can even go gliding or hot air ballooning.

Notes: A further note on seating - the lounge & family room both have seating for 8, but a number of the chairs are easily portable from room to room if 10 are staying. There are toys & games available for guests' use, and a selection of videos & DVDs. Due to age (the house is 250 years old), the stone floors on the ground floor are somewhat uneven, with steps to some of the rooms, hence saying the property is unsuitable for wheelchairs, or elderly or infirm. The washing machine and tumble dryer are situated in the cellar down stone steps, which are reached through a door in the hallway. The large garden is a particular feature of the property, and includes an orchard and a wooden wendy house for children. The field (7 acres) is sometimes grazed by sheep, and has a small lake, stocked with roach and carp. You are welcome to bring fishing rods!

Lovely Weekend

Very helpful host, and a beautiful (and very well-equipped) house in pretty surroundings. The property was very well-maintained with four good-sized double bedrooms, and the two living rooms - both with fires - ensure that you're not tripping over each other!

As others have said, the pictures do not do the house justice.

Great house, recommended

We have just returned from a fabulous October half term week at this property. The house is beautiful - possibly even nicer than it looks in the photos - homely, and well equipped. Together with friends, we have rented several large holiday houses in the UK over the past few years. This is our favourite. The surrounding area is pretty and rural, with beaches a short drive away. For us, a different world, yet a short drive from London. Highly recommended.

The Perfect Getaway

It is extremely rare to find a property which exceeds all expectations, but Holme Street certainly does that and more. The house and grounds are amazing, and, even though it is a large property, there is a wonderful homely feel to the house that made us feel comfortable straight away. We made good use of the pool and grounds, and visited many of the wonderful, historical buildings in the local area. The gardener is welcoming, very helpful and a great source of information, but always allowed us privacy while we were in the garden.

This house is a rare find and we will definitely be visiting again. We have only been home one day and are already planning a return visit. Definitely worth the money and a place I hope to return to many times in the future.

Fantastic House in a great location

As soon as we turned into the drive we knew that we were going to have a fantastic weekend.
Everything was as it said it would be. The house itself is beautiful with a lovely warm homely feeling. The rooms are great sizes and kitchen well equipped.
The grounds are extensive and we benefitted from the great pool in the sunshine!
The owner is very helpful and answered all questions promptly.
We enjoyed everything about it and we are already looking at returning next year and I have recommended to friends and family!
Thanks again for providing a wonderful place to stay.
