4 Bedrooms, sleeps 8-10, great for family breaks or a peaceful country retreat

Holme Street House is set in 10 acres of private land, over 2 acres of which are delightful tended gardens. There is an outdoor heated swimming pool (April - Sept approx) in its own walled area. The house is well equipped and beautifully furnished, having been our family home. The accommodation comprises farmhouse style kitchen/breakfast room with AGA; spacious but cosy beamed dining room with table seating 10-12; tranquil sitting room with open fire & baby grand piano; family room with wood burning stove, double sofa bed, TV etc (Sky); downstairs cloakroom. Upstairs there are four large bedrooms with lovely views over the gardens, 2 with double beds, 2 with zip and link twin beds which can be joined to make super king beds. The main bedroom has an en suite bathroom with shower over the bath, and two further bedrooms have washbasins. There is a further family bathroom with power shower over the bath. Children are welcome - a good selection of books, toys & videos are provided.

A weekend (Friday, Saturday) is priced at the rate on the website, to stay one night more the nightly rate for that period is added to that, for two nights it is the nightly rate x2 which is added on and so on. For a booking of one week, the price on the site is correct. For midweek stays the basic price for two nights is £75 less than the weekend rate, and then the nightly rate applies, to be added on to the two night rate, for mid week stays of longer than two nights.

Local Amenities: The house is about 1 mile from the village, with easy parking. Within the village there is an excellent greengrocer and two butchers - all of these stock locally grown/organic produce. There is a co-op which has all the basics, including fresh bread, a chemist and a post office. There is also a very good wine shop. The tea room sells lovely cakes, also light lunches. There are two good pubs - one at the end of the lane, a three minute walk from the house - the food here is excellent, summer and winter. There are also two supermarkets within a five minute drive from the house, and a fish and chip shop.

In Storrington, about five miles away, there are several very good restaurants.

General Notes: Due to the size of the property considerable maintenance of the grounds is needed, and the gardener will be on site for approximately four days each week, with his hours sometimes split across the week depending on what work is needed. He is very discreet and will endeavour to keep out of your way if you are using a particular part of the garden. He also knows a great deal about the house and grounds, so is a useful source of information should you need anything. The pool is heated by air source heat pump, so is somewhat dependent on external air temperature.

It was like home from home with so many details thought of. It was beautiful looking out over the fields of sheep and the exquisite gardens. It felt like a real retreat and a well needed break! The kids loved playing outside in the garden and pool, and in the evenings it was great relaxing by the fire. The cake on arrival was a beautiful touch and delicious! We think you thought of everything!

Picturesque Farmhouse with lovely garden layout

This is without doubt a perfect setting in a quiet part of Sussex. On arrival we found the farmhouse clean and tidy and the children very quickly found the chocolates and biscuits and we were appreciative for the wine which came from the local vineyard. As we like history the fact that the building is some 250 years old it gave you the feeling of what it was like in the past, with the flagstone floor in the hall and kitchen, the farmhouse doors and the steep stone steps down into the cellar. The presence of the Aga also aquainted one with the past although we only boiled the kettle, milk and potatoes on it and cooked some jacket potatoes in the oven. It also did keep the kitchen lovely and warm as the outside temperature could have been warmer for August!

We really loved the garden with all its pathways and seating areas although we only managed to eat outside twice owing to the inclement weather in the week we were there. The children made good use of the games room and fun was had by all playing croquet. The swimming pool got full marks for its size and the water temperature which was very warm. All seven of us used the pool extensively every day bar one when it poured of rain all day.

There are 2 supermarkets within a 5 to 10 minute drive of the house as well as the local village shops.

Sarah the owner was efficient with communications and emails were answered promptly .

Summing up all children liked the house and especially the swimming pool and we would certainly give consideration to booking next year.

Lovely farmhouse in absolutely stunning grounds.

We had a great long weekend for a birthday celebration. The house has everything you could possibly hope for, and in particular the grounds are fantastic. A lovely garden and extensive lawn area, perfect for BBQs (a good one is provided) and using the onsite croquet set. Really nice swimming pool in charming walled garden area. Games room with table tennis, pool, table football and darts was good fun as well, as were the two nice, spacious living rooms one with sky sports and the other with piano. All the bedrooms were very nice and in general the house was very well equipped.

The listing description was completely accurate, the property is clean and nicely maintained, we welcomed by the owner on arrival with fresh milk and biscuits - I would not hesitate to recommend this property to friends. A very enjoyable place to stay.

Comfortable house in beautiful surroundings

We were so happy to see such a stunning house in amidst gorgeous gardens and fields of sheep as we made our way down the drive after a 5 hour journey. Essential (extra strong tea bags and fresh milk) were waiting for us along with a few luxurious including posh chocs and local wine - what an excellent welcome!

The decor of the house is old-fashioned but comfortable and clean with all the equipment we could need in the kitchen and a variety of games, films and magazines. The kitchen table was the perfect size for our party of 6 and when we invited extra guests for lunch one day the dining table was perfect for a 30th birthday feast! The garden is very well looked after and was a joy to be in.

We were disappointed not to be able to use the games room as the previous holidayers had taken the key with them and that was our planned entertainment for the Saturday but thankfully the weather was fab so we played croquet on the lawn and a few of us were brave enough for a quick swim in the pool! We enjoyed a long walk with various points of interest on the way and ending up at the pub close to the house for a delicious homecooked lunch.

Sarah is very friendly and helpful and was good at email and phone communication, even when she was in the States!

We thought this was excellent value for money; we had a relaxing, quiet and very happy weekend and look forward to visiting again. Would recommend this to anyone looking to stay somewhere that feels like it's in the middle of nowhere but which has good access to various amenities.

What a lovely house! Holme Street House was, if anything, better than we were expecting. We came here for a bit of respite away from our busy lives, and it was perfect. Lovely surroundings - we did go for a great walk on the South Downs, but would have been just as happy staying at the house. The gardens are beautifully maintained and must be lovely in the summer, the house itself was warm and cosy, but spacious enough for the eight of us not to feel crowded. The house was clean and well looked after, and the owner was very helpful and answered all the questions we had before our stay. We would definitely recommend this property, and hope to come back one day.

Wonderful house, like living in a stately home!

What a wonderful place to stay. We were surprised how homely the place felt. The log burner was a real treat, and we loved how cosy it was to have evenings round the fire. The house is well looked after, and more spacious than we'd thought from looking at the pictures. It was great to have so much help beforehand, answering questions etc, it really helped us enjoy our stay. I would certainly recommend the house, I'd be keen to stay again. It was like staying in a stately home thanks to all the old features of the house, but comfortable, so you could relax and feel at home. We enjoyed a trip to the RSPB reserve, just down the road, and had a great chinese takeaway from Pulborough, which is a beautiful village. Having the station so close was useful too. Thank you for helping us have a great time. I'd love to come back in the summer and make the most of the swimming pool!

Very helpful host, and a beautiful (and very well-equipped) house in pretty surroundings. The property was very well-maintained with four good-sized double bedrooms, and the two living rooms - both with fires - ensure that you're not tripping over each other!

As others have said, the pictures do not do the house justice.

A further note on seating - the lounge & family room both have seating for 8, but a number of the chairs are easily portable from room to room if 10 are staying. There are toys & games available for guests' use, and a selection of videos & DVDs. Due to age (the house is 250 years old), the stone floors on the ground floor are somewhat uneven, with steps to some of the rooms, hence saying the property is unsuitable for wheelchairs, or elderly or infirm. The washing machine and tumble dryer are situated in the cellar down stone steps, which are reached through a door in the hallway. The large garden is a particular feature of the property, and includes an orchard and a wooden wendy house for children. The field (7 acres) is sometimes grazed by sheep, and has a small lake, stocked with roach and carp. You are welcome to bring fishing rods!
