Caribbean Dawn is a charming and character-full Villa. It was built in the late 50’s but has been lovingly bought up-to-date by the current owners. The original features have been maintained such as the original Terrazzo stone floor in the bedrooms and the original stone entrance to the villa.
Our lovely villa is light and specious with high vaulted ceilings. It is an ideal space for families and friends to relax in. You'll get much more than the four air-conditioned bedrooms and 3 bathrooms. There’s a large open planned area at the Centre, which is a nice space to hang out in. You can play a game of pool, chess, or garden darts on the lawn. There are quiet areas where you can relax with a book or magazine. Children love it here, there’s so much space for them to run aground in both inside and out.
The kitchen is make from Spanish Elm which is grown locally in Jamaica and was built by a local craftsman. There is a separate dining area that leads out to a courtyard that is set off with a lovely Bougainvillea tree. The outside space has some shady spots to sit in; or you may want to chill out in the secluded courtyard garden at the back and catch up with your emails. As you sit on the Patio you may see Hummingbirds enjoying nectar from the Hibiscus and Heliconias so close, you could almost touch them.
Mammee Bay Estate has a beautiful private beach with great facilities. The vista from the beach is amazing. Your gaze can follow the curve of the bay all the way down to the cruise ship pier in Ocho Rios. (Take a look at the photo that my husband took). The beach is protected by a coral reef just a few strokes from shore - it’s great for the kids.
Wake up to a subdued version of the crickets and frogs chorus from the night before.

Having spent the last two weeks at this villa the senses and emotions are still fresh- i have just come off the phone from Nelly who is now not only someone who will make your stay comfortable but has become a friend.
Far away enough from Ocio to relax but close enough for convenience, Caribbean Dawn is set in a beautiful estate which feels very safe but not cut off.
The beach is beautiful and the people around us amazing.
Its location is perfect and great if you want to explore the north coast and inland areas.
Ocio has everything you need from fantastic restaurants and beaches to local jerk huts and bars and a great local market - much cheaper than the tourist equivalent.
My family which ranged from the age of 72 to 6 were all very comfortable and content in the villa which was great to return to for a nice cold rum punch after a days exploration - and sometimes a late swim.
The villas owner has really thought of everything to make your stay a home from home,

If you want to see the real Jamaica Caribbean Dawn is a great place to explore from and return to.
I spent my time at this lovely villa with my boyfriend our 2 children and 5 other family members and with the amount of space provided we barely crossed each others paths which believe me sometimes can be a GREAT thing LOL. We were quite pleased to have Nellie and Suzanne they were great to talk to as well as very helpful during our stay. The owner was also very good with touching base to make sure that everything was to our liking. The security guards were also great to have around and they made us feel very safe. It is very close to tourist attractions Dunns River, Dolphin Cove, Wataland etc. and also a short ride into town. The private beach was also great and had a restaurant called the Bamboo Blue which we frequented during our stay. I definitely would recommend this to friends or family and look forward to staying there again myself.
Fantastic pretty well sums it up! The villa is in great location we found a couple of really good eating places within walking distance of the villa. If you don't have a car it would be quite a walk into ochi but no need to worry there's plenty of cheap taxis passing on the main road and also the bus service if you want to do it properly! The villa is a Short walk to a lovely beach on a private road. Glad the villa came with the pass to the Bamboo Blu beach club, otherwise I don't think we would have had access to the beach without having to do the ten minute drive down into ochi town! The villa's estate neighbours The RUI hotel so most of the beach belongs to them...not a problem to us as we had ample beach to ourselves! Not that impressed with Bamboo Blu restaurant....pricey for a family with three kids not too bad if you are just a couple...after all ...you are on holiday! Free WiFi on the beach is great!
The pictures of the villa do not do it justice .....it is fantastically spacious!! The main lounge is stunning as you walk in to the wooden beams/open roof space...gets quite hot in there! All the bedrooms have remote control air conditioning ( do not overuse) the rooms are well decorated and have all the space you need. The place is reasonably well maintained and was clean on our arrival. Nellie came and took the stress of maintaining the hygiene and the manager Suzanne was promptly on hand when we had a kettle disaster! (Us English like our tea!!) kids were well entertained on lazy days with the pool table, board games, books, easel, loads of garden space for family football! We spent two weeks here (4 adults and five kids aged 17, 16, 12, 10 and 1 years old) I would recommend Caribbean Dawn to everyone I know! Thank you to Ms Porter-Whyte who made the booking process easy and took the anxiety out of booking over the Net. I want to be there now!!!
We had two fantastic weeks in Caribbean Dawn. We were pleasantly surprised when we arrived at Mammee Bay Estate with the private main road lined with Royal palms. The Villa itself did not disappoint with a huge well maintained garden and a lovely and very spacious house with all the comforts. Definitely a wow factor on seeing it. The housekeeper came every day to keep the Villa very clean and on request she would cook Jamaican meals for us. Delicious - or in danish "laekkert".
Though there was a well equipped kitchen in the Villa, we often found ourselves eating at one of the nearby restaurants. One of them, Scallywags, is located opposite the entrance to Mammee Bay Estate.
We divided our time there between traveling the North Coast and going to the lovely private beach on Mammee Bay Estate - a short walk from the Villa. We spent at least half our time at the beach - swimming in the beautiful clear blue water, sunbathing or sitting at the beach bar for a lovely lunch (or a rum punch).
There are a number of attractions near by - Dunns River Falls, Dolphin Cove, Green Grotto Caves. The town Ocho Rios and Island Village are a short taxi ride away. We particularly enjoyed visiting the Wassi Art shop and pottery studio. We used the car hire company recommended by the Villa owner to travel along the North Coast to Montego Bay and in the opposite direction to the Blue Lagoon and everywhere in between. As two women driving for the first time in Jamaica we felt quite comfortable.
All in all we had a great trip and we are planning to come back soon with the rest of our family.
I have been meaning to post this comment since I returned from my stay at Caribbean Dawn last September. I spent two lovely weeks there with my 1 year old daughter, mother, aunt, uncle and my cousin, her husband and 3 year old son.
The accommodation was extremely spacious and well-kept, with plenty of room for us to spread out and enjoy our own space or to be in each other's company for meals and the occasional game of cards. The housekeeper was an absolute godsend - she kept the place clean and tidy and even cooked our breakfast on a few occasions (what luxury!).
The gardens surrounding the villa were very pretty and the large tree in the garden provided the perfect place to site my daughter's paddling pool on those days when we just felt like staying home.
It became our daily ritual though to head for the private beach for a swim each morning. My daughter absolutely loved the sea - it was calm, clear and not too deep. The beach club facilities were also very good with changing rooms/showers and a bar for lunch and drinks - you could even buy souvenirs if you wished.
When we did want to go out though, we found the villa well-placed - far enough from the town centre to be a little quieter, but only a 15 min drive away if we wanted to go out for lunch or to the local market for provisions. The villa has a wide range of attractions/activities nearby (Dunn's River Falls, Dolphin Cove, Cool Runnings) and this was absolutely perfect for us with small children in tow who wouldn't have wanted to spend hours travelling in the car.
Everyone we met on the Mammee Bay Estate and in town was friendly and helpful and we will most certainly be returning to Caribbean Dawn for future family holidays.
I'm a musician and myself and my band used Caribbean Dawn as our base in Ocho Rios during Jazz Festival this year (12th -19th June 2005). We were really pleased with our choice of villa, it was close enough to the centre of town for it to be a really quick ride to our gigs every evening, but also, its location on a private estate meant it was quiet and relaxing on our days and nights off. We're a band of just three members so we were spoiled for choice for which rooms to sleep in, all of which were nicely decorated and fully furnished. We used the large lounge area to practice in and were extremely grateful to the helper who kept the place in order - meaning we didn't have to lift a finger the whole time.
We're really grateful to the Proprietor because she even kitted out the restrooms with additional toiletries that we may have needed (this was especially useful to me being the only female member of my band, and the guys not being so particular about what hand creams or shampoos they use!).
Caribbean Dawn really was an ideal place to stay for us, oh and I forgot to mention the beautiful garden that surrounds the property. It is excellently maintained, when we'd return from a concert we'd sit out there before retiring to bed to watch the sun rise with a cool drink, or with one of the mangoes from the tree (when we arrived it was just bursting with juicy mangoes just asking to be picked!). Sorry to go on but I can't stress enough how comfortable we were there. For the record, we've already secured our booking at the villa for next year's Jazz festival - so don't get any ideas all you other music lovers!! But I'd highly recommend staying here any other time of the year, I think it's a villa with a perfect layout for large family vacations or for smaller groups of people who like / need to have a little space - so you don't feel cramped like you would in a regular hotel.
I spent two wonderful weeks over Easter in Carribean dawn with my husband and baby and my sisters family. We chose this villa because of its size, grounds, convenient location and proximity to the private beach. The villa was nicely decorated and extremely spacious with a private courtyard to the rear of the property where we spent many evenings. The large garden had lots of space for the children to play as well as shady spots underneath the trees for the adults to cool down with a rum punch. We chose the self catering option but were given a welcome pack of essentials and a basket of fruit which tied us over until we could visit the shops. We were also given a pack of useful information on sites to see, how to get there and what we should have expected to pay which was very useful for our first visit to Jamaica. The housekeeper made sure the property was clean and tidy which can be difficult with four children running around.
We thoroughly enjoyed our stay at Carribean dawn and plan to return at the same time next year. I think it is the perfect place for families to stay because it feels as comfortable as being at home.

We want our guests to have a great vacation and enjoy their stay with us. Nellie and Suzanne have been with us for over 10 yrs helping to make this happen. We are really thrilled when we have returning guests, it like having friends coming for a visit. We provide a welcome pack to get you over the first night and the use of bath towels, toiletries and housekeeping are included in the rental cost.
The rates are for the whole villa we do not charge by the room. A US$500 holding deposit is required at the time of booking the balance is payable 6 week prior to arrival dates. Rates increase to US$350 per night for bookings less that 7 nights.
US$500 damage/loss/surcharge deposit is required which is fully refundable.
Payment is usually accepted in the quoted currency (USD) unless the currency and the amount is specifically agreed in advance with the owner / advertiser.
