GUEST BOOK:-

Karin, Ricciotti, We have just arrived back in Australia. The rest of our trip went well but the highlight was our stay in Umbria. We loved the Palazzo and will always remember the 2002 Wimbledon final. Thank you for your hospitality and assistance. We have already recommended you to a number of friends (Jim and

Trudy Snelson (2002).

We have had a fantastic stay at Il Palazzo and the hospitality we received from our hosts was much greater than we could have hoped for. Having arrived very late due to all our bags being lost, we were supplied with food and even with clothing to see us through. Thank you so much for saving our holiday and for sharing such a wonderful holiday destination. Paul and Sally Williamson (2004).

I would like to thank you on behalf of my family and the rest of the Nick Redman party (31 in all) for providing us with a terrific venue for our holiday. For me it ranks up at the top of my list of favourite holiday destinations. Steve Pullinger (2005)

GUEST BOOK (continued):-

Thank you for a wonderful holiday. Our accommodation was excellent with beautiful views. This is truly one place which looks exactly like it does in the brochure. We received a really warm welcome. Jill and Jan Wright (July 2004).

We've had a really wonderful time at Il Palazzo. We couldn't believe our eyes when we drew up at such a wonderful old house. The setting is perfect, the garden is a joy and the pool is great. Thank you for your hospitality and kindness. The Scutts and the Barones (July 2005)

BAGNAIA'S AMAZING GARDENS

BAGNAIA'S AMAZING GARDENS

We had a wonderful week, thank you so much. We all fell in love with your amazing gardens. Some of us are desparate to return already and I am trying to get a small group together for September.
Once again thank you so much for all your help in organising our retreat. We came home just full of light and love and gratitude for all things Italian.
Pleae convey our heartfelt thanks to your helpful and efficient housekeeper. Lightfoundation (June 2007)

A taste of luxury living in beautiful gardens.

  • 5 of 5
We stayed the first week in the converted farmhouse Casa di Scoccia. It was really relaxed surroundings for us as a family with older children, and had spacious living areas, plenty of room to spread out and a lovely terraced area to sit and look at the beautiful fountains, geraniums and topiary with Umbrian hills beyond. Is ideal if you want a property lovingly restored with great character and sense of generations spending time in this space. There is a even a peaceful little chapel. The swimming pool, very nearby and surrounded by a well-clipped box hedge, was a good size, well maintained at just the right temperature and had plenty of comfortable loungers. We instantly relaxed in these lovely surroundings and were well looked after by Marianne, and her husband who works tirelessly to maintain the beautiful grounds. The second week we moved to the Palazzo on the top floor of the villa with sweeping countryside and hill views from every window, and an interior reminiscent of a traditional stately home. Both properties had facilities for cooking and we enjoyed self catering with lovely local produce from the nearby supermarket as well as good food at local restaurants. We really felt we got away from it all and it was a good base for Florence (by train) and Assissi and Perugia were lovely for day trips. We would go back any time and really miss our taste of luxury villa life (and the blue skies and sunshine!). Thank you Karin for a great stay! Cathy Rhodes.

Magic 2014

  • 5 of 5
We wanted to say thank you for our lovely holiday at Il Palazzo di Bagnaia.
We loved the house, so full of charm and atmosphere, and the magnificent gardens, rightly on the cover of numerous tourist guides.
Karin was so helpful indicating the most interesting excursions and the nicest restaurants in the area.
In the end we were a large group occupying both the Palazzo and the Casa di Scoccia and we all agreed that we had a wonderful week.
We will certainly be back.

Very poor indeed

  • 1 of 5
Massively disappointing, real disconnect between promise and reality! Don’t believe internet description, its dilapidated, poorly equipped, dirty. Appalling levels of customer service.
On arrival, within minutes they asked for a cash deposit, before we had even unpacked the car. We explained that we would have to go to town to get cash, for next hour we were asked repeatedly for the cash/why we had not been to town yet. Like being hounded by a debt collector. We were told we could park in front of the Casa di Scoccia to unload and then must move our car to the car park to not spoil the look of the Palazzo. This was a recurring theme, e.g., on return from shops in midst of lugging in heavy bags were told we had to move our car. Other sets of friends had same experience. If you like the idea of holidaying in a car park with over zealous traffic wardens demanding money every 5 minutes this place is for you.
Advertised internet availability is a joke. No internet in the Casa, to get wireless signal had to sit in the garden in front of the main Palazzzo, no good when raining/hot/sunny, in all cases involved sitting on a garden wall near dog excrement that had not been cleared up. The Casa is very poorly equipped, limited cutlery, utensils, everything really. Fridge leaked, electrics sat in puddles of water. Told to wedge things against fridge door to close it. Fixing the fridge not on the agenda! Handles fell off kitchen units, gas cooker has broken control knobs always smelled of gas. Kitchen lights covered in grease and dust, liquid grease on the extractor fan. Found a dead desiccated mouse next to the downstairs loo. Two days with no hot water. In August, very hot, told there were a few fans, we got one fan for party of 9. Two dining areas outside, tiny one at front. Larger one at rear, but you have to ferry food long way around to it, it’s by the car park, near the bins which stink, with no view. We moved the table to the front for a nicer ambience and were told off (staff watched you continuously always appearing to tell us off or enforce yet another rule). Told we couldn’t move our table as otherwise other guests may get ideas and also want to sit somewhere nice!
This place is run down; staff prefer that guests remain unseen/unheard. It needs bringing up to a decent standard, better cleaning, and a huge attitude adjustment in the customer service department. In all honesty we could not recommend this place, try somewhere else!

Owner's Response: Many thanks for your review. Reviews are always helpful even, or especially, if they are negative like this one, because you know what needs to be put right. I only wish you hadn't wanted 8 (EIGHT) months to put your review in, thereby giving me less time for adjustments.
I am so sorry you did not enjoy your stay at Bagnaia. You were the only group who did not have a fantastic holiday; everyone else had a lovely stay, entered into the true spirit of the property and I have returning guests for this summer.
We always ask guests to leave their cars in the car park; there are families with children who pass in front of the Casa di Scoccia on their way to the pool so its unsafe to leave a car in their way.
As to the kitchen, whilst not arguing with your complaints, there is a kitchen stove with five hobs, a fridge, micro-wave, electric kettle and toaster. If you were short of anything else, all you needed to do was ask - I have resident staff on the property for this purpose.
Your dining area behind the farmhouse is in an enclosed garden with a high hedge around it and there is a second hedge between this and the car park.
I am sorry that the Wi-fi had such a short-range last summer. We have just put in a Wi-fi repeater; too late to help you but I wish all future guests to know that all the units now have a Wi-fi connection indoors.
I would like to quote from his article printed in the Lady magazine, journalist David Gillard who stayed in the Casa di Scoccia a while ago :- "Close by, opposite the well-kept formal gardens and a gently splashing fountain, is our apartment - the Casa di Scoccia, a converted 17th century farmhouse that sleeps nine. Some home from home, but here you can certainly enjoy all mid-coms while relaxing in the living room with a vaulted brick roof and six interlinked archways, a Romeo and Juliet stage-set. Karin and her dog Sweety greet us, a welcome that is both elegantly Italian and warmly British".
David appreciated and entered into the true spirit of an Umbrian listed property. Perhaps you made a mistake in booking into this type of country house. This is the true Umbria, not the luxurious mock-antique farmhouse with jacuzzis that you can find any where the world over.

Fabulous

  • 5 of 5
I have been meaning to send this review since we returned from staying at this villa. It was fantastic. Even though it looked amazing from the photos, it still exceeded our expectations ! We had a wonderful week and every morning I could not believe our luck that we had found this place. The only thing was that we had not booked a long enough stay.
Marianna and her husband did a wonderful job look after us and explained everything about our stay.
We went to the restaurant down the road and had a fantastic meal there - the people catered for us so well.
I hope that I will get the opportunity to return with my husband and other children as it is somewhere I would definitely love to stay at again.
Karin is very lucky to have such a beautiful place in such a beatuiful part of Italy.

Bagnaia is a tiny village in the open countryside about midway between Perugia and the Lake Trasimeno on the road to Città della Pieve.

It is about a 10 minute drive from the Ellera/Corciano exit on the Valdichiano/Perugia superstrada coming from Firenze, or 15 minutes from the Torgiano/S.Martino C. exit (Km 63)on the Orte/Perugia/Cesena superstrada.

The nearest village of any size which you will find on a map is Castel del Piano, which is 1 Km from Bagnaia.

Ryanair will be flying into Perugia S. Egidio airport as of 20th December 2006. This is a mere 15 Km from Bagnaia.

Golf: GUEST BOOK (continued):- Karin, We had a wonderful time at Bagnaia - when we arrived we were stunned by just how beautiful the setting was. It really is the perfect holiday retreat. Marianna was exceptionally kind, and made us feel very welcome. Casa di Scoccia itself is also beautiful - we felt at home straight away. It was the perfect introduction to Italy for us all and we will definitely return ! We fully intend to book again with you - we hope to see you again next year (Gill Jenkins - May 2006).

We all had a wonderful week., thank you so much. We all fell in love with your amazing gardens. Some of us are desperate to return already and I am trying to get a small group together to rent one of your smaller apartments for a week in early September. (Margaret Foster of the Light Foundation, June 2006).

Having spent a most enjoyable week at your property I write to say thank you. We had a good time and would recommend the property to anybody. (Andrew Shackleton - June 2007)
