Available for the first time this summer, The Lady of the Tides, a lovingly restored and recently renovated waterfront private home with guest house, tastefully updated with all the conveniences of modern living, is situated in Portsmouth's historic district. Built by Ephraim Dennett, circa 1730, it is the oldest house on its street. Just a short 4 block walk to downtown Portsmouth with its abundant boutiques, shops, sidewalk cafes, and restaurants, this historic gem is located on the North Mill Pond, once known for its extensive shipbuilding.

Turn back the hands of time to envision the tall masts of the Witch of the Wave, or Sea Serpent, sleek clippers long ago moored in the shipyard along the North Mill Pond. The white-hulled Paul Jones, built at the North Mill Pond, was the last square-rigged three-masted ship launched from the Piscataqua River when set to sea in 1878. Shipbuilding was the primary industry of Portsmouth for over a century, starting as early as pre-Revolutionary times, and Portsmouth remains a bustling working harbor.

The Main House: Experience the salt air while viewing the ebb and flow of the tides, as well as the comings and goings of the many different seabirds from the two decks off the main house. The first floor deck, draped in honeysuckle cascading down to the stone patio is frequented by hummingbirds at dusk and dawn in summer. This deck also sports a new weber gas-grill and is easily accessed from both kitchen and family rooms. The Master bedroom suite has its own private deck accessed through the room's double French doors. Relax on this deck's outdoor chaises, a perfect place to put up your feet and enjoy a tranquil early morning coffee, or look at the stars while enjoying an evening nightcap after a day at the beach, or a night on the town. Open-air dine on the lower deck, or on one of the two stone garden terraces each framed with authentic 17th century cobblestones that were salvaged during the repaving of downtown Portsmouth. In all there is an abundance of outdoor seating including three alfresco dining areas. The coastal gardens are spectacular and were 1 of 12 featured in summer 2013 as part of Portsmouth’s 24th annual garden tour.

Once inside the main house, relax in the sunlit family room. Look through the double French doors to soak up the view of the North Mill Pond and Portsmouth’s skyline that lies beyond. At the end of the day gather around the family room piano to join together in a sing-along. On a cool day, fire up the family room’s gas fireplace, or the original 18th century wood fireplace in the formal living room, for fireside comfort. Both the family room and dining room open to the fully equipped kitchen with all new high-end stainless steel appliances. The separate bar, complete with a wine cooler and bar refrigerator, is perfect for mixing a refreshing beverage. Both the kitchen and bar have new granite counter tops. The 1st floor powder room boasts a beautiful Mermaid stained glass window (The Lady of the Tides), designed and crafted by a talented New Hampshire artist. This artwork serves as both a conversation piece and a privacy window providing lots of natural light.

The main house sleeps 6. There are 3 beautifully furnished bedrooms (each bedroom has a queen bed and private bath -- two have water views). The family room has a queen sleeper. Two period bedrooms have attractive authentic fireplaces (not operational). The Country French themed master bath features a custom-designed marble top double vanity. The 3rd bedroom, affectionately named the “captain’s quarters” located on the third floor, is it's own private suite featuring a lovely custom built-in queen size bed, exposed beams, and a separate full bathroom.

Beautifully refinished original wide board pine floors can be found throughout most of the main house, while a few rooms have attractively refinished hardwood floors. There is also a full sized new laundry on the first floor.

Guest House: The separate 'guest house' has a queen bed that sleeps two. This Guest House's dramatic octagonal contemporary architecture with a high cathedral ceiling, and huge over-sized windows, has breathtaking views of the gardens and tidal pond. The Guest House's newly renovated kitchen/bar includes new kitchen cabinets, granite counter top, and stainless steel appliances (with a full-sized refrigerator and self-cleaning gas range). The Guest House bathroom is also newly renovated with a contemporary, custom marble vanity top and all new bathroom fixtures.

The Lady of the Tides property is within easy reach of ocean beaches, water parks, golf courses, movie theaters, and other attractions—most of which are within a 10 minute drive. For those who want to shop beyond town limits, the well-known outlet malls in Kittery are just five minutes away—across any one of three bridges that connect Portsmouth to the state of Maine.

The location, history, and cultural strength of the area make Portsmouth a frequently cited “best place to live.” It is a popular tourist attraction during all seasons—a place where you can enjoy fine dining, theater, historic homes, or simply stroll the streets of Strawberry Banke or downtown at any time, day or night. A favorite evening pastime is music at one of the local lounges, coffee at a sidewalk cafe in the beautiful town square, or a walk around Prescott Park, home of outdoor summer theater and other weekly shows.

More About The City of Portsmouth: Settled in 1623 it is the nation’s third-oldest city. Possessing one of the deepest harbors in the United States, it served as a major seaport well into the late 1800’s and continues to thrive as a working harbor hosting a regular array of merchant vessels along with picturesque tugboats and lobster and fishing boats. By the mid-1800’s it was also the country’s largest ship-building center. John Paul Jones oversaw the construction of his famous warship, The Ranger, in Portsmouth and his home at that time currently houses the city’s Historical Society. This is one of many historical properties that welcome visitors. Perhaps the most famous section of the city is the Strawberry Banke historical site. Much like Williamsburg, it is a “museum” of dozens of revolutionary and pre-revolutionary homes and shops.

This professional couple met in New York back in the late 1980's. Along with their 5 children, they, in essence, became their own 'Brady Bunch'. Today their ever growing family includes 5 grandchildren.

Our love of art and architecture has inspired us to restore and renovate a number of historic homes in New England and New York over the last few decades. Lady of the Tides, built by Ephraim Dennett in 1730, is our 'piece de resistance'. Our increasing passion for travel frees us to share our lovely private home, and its special waterfront location, with visitors who have a similar fondness for the seacoast & historic homes. Many of our friends have commented on our 'little piece of heaven' and our good fortune in having found such a wonderful property.

What makes this house unique

Second to our love of vintage homes, is our love of waterfront property. The Ephraim Dennett House, nestled on a tidal pond at the harbor's edge, called to us. We have given it the attention and creativity needed to make it what it is today. As you enter through the formal square picket gates of the stone driveway you'll discover that what appears from the street to be a modest eighteen century house gives way to a very special compound. Passing the commissioned Mermaid window, crafted by a talented stained glass NH artist, you'll fall in love with this unique seacoast property. Framed by English gardens (showcased on the 2013 garden tour) you'll be pleasantly surprised by an octagonal guest house, an architecturally exquisite contemporary structure that complements the property's historic theme. As you enter the gardens you'll be welcomed by two stone terraces. There at the water's edge your attention will be summoned from every angle. The property has many moods that ebb & flow with the change of the tides and sea breezes. Many of the features of the main house are original to the period. However, since the owners purchased this property in 2009, they have updated every aspect of the property making it a showcase home. Most of the rooms have water views, and/or distant views of downtown Portsmouth. Let your imagination go wild and you can envision early families stoking the 4 original fireplaces.

We were delighted with our stay from start to finish. The owners’ photos and write-up were accurate, but it is hard to do justice to the beautiful home and grounds. The sloping lawn going down to the water offers three different places to eat or relax. The views from the house and the lawn were beautiful.

We are three couples in our sixties and seventies. Each couple had a comfortable bedroom and bathroom. We didn’t use the third floor bedroom. My husband and I stayed in the newly renovated guest house and loved it. We all felt as if we were staying in someone’s home and not in a rental unit. Everything was as clean as could be. The modern kitchen was fully equipped, and the rooms were well furnished and had everything that we needed.

The owners gave us a complete tour when we arrived, answered all of our questions, and suggested many things that we see and do. The property manager could not have been more responsive to any questions or problems that we had throughout the week. Downtown Portsmouth was less than a fifteen minute walk. Our favorite restaurants there were Cava and Brazzo. We enjoyed the many boutiques, the kitchen store and the Byrne & Carlson Chocolate Shop, as well as several programs at the Music Hall. We took two wonderful bike rides with breath-taking views out to New Castle and going south on Route 1A along the ocean.

In brief, we couldn’t be more enthusiastic about our stay. We have already talked with the property manager about returning next year, and we would certainly recommend it to family and friends.

I rented this house for a girls' weekend getaway this past weekend and it could not have been more perfect. The house was furnished beautifully and was fully stocked with everything that you could ever need. The grounds are gorgeous and the pictures do not do it justice. We enjoyed spending our time on the outdoor patios so much that we even cancelled our dinner reservations for Saturday night because we wanted to enjoy the house as much as possible before we left. It was a short 5-7 minute walk to town and was far enough away to be quiet as well. I can't wait to go back!

Too many fine restaurants to name, but suffice it to say some of the best in the world are in walking distance. Surf, Jumpin' Jays, Martingale's Wharf are a few of our seafood favs! Great Brazilian at Brazo, probably the best restaurant in town. Upscale Mexican at Agave. Gourmet with a view at the Wellington Room, great steaks at the Library, and it goes on and on.
