This home is a 4 bed 2 bath contemporary year round vacation home situated on one of the most desired locations on Seneca Lake's west side.
The property is centrally located within 10 miles of Watkins Glen, 20 miles of Geneva, and 10 miles from Keuka Lake.
The road to the property is directly off of Route 14 and is a well maintained access road. Drive right up to the house without the worry of stairs or steep inclines.
Inside the home you will find plenty of space and all the amenities needed to complete your vacation including a Keurig coffee maker, 50 inch flat screen TV, and a large DVD collection. Enjoy the AMAZING views from every angle of the home.
Outside take advantage being lake level. Unlike the majority of properties on Seneca Lake this home is directly ON THE LAKE... No treacherous stairs or steep climbs to and from the beach. Enjoy swimming, spectacular fishing off of the dock, or relaxing with a glass of local Finger Lakes wine. This is the place if you want to relax and get away from it all.
HANDICAP ACCESSIBILITY: Rental property is not handicap accessible, but this home is handicap friendly. There are two bedrooms and one bathroom on the first floor and the beach is only steps from the house. This is not handicap wheelchair standards but will fit the need of many others including those using canes, walkers, and rollators.
OCCUPENCY MAX:This property has a max occupency of 8 which includes adults and children. This is agreed upon in rental lease.
RESERVATION AND PAYMENTS: The initial payment is due when the reservation is made; the deposit is half of the rental amount plus fees and applicable taxes, along with any security deposit if one is required. Full payment of the remaining net balance of the reservation is due 60 (sixty) days prior to Guest’s scheduled arrival date.
CANCELLATION POLICY: If a confirmed reservation is cancelled and the Home is not re-rented, all payments made to date may be forfeited. But, if a reservation is cancelled and the Home is re-rented for the same or a portion of rental period, the gross rental amount, less a 15% cancellation fee, will be refunded within thirty days of the original departure date. If a reservation is changed, the change may be treated as a cancellation and the same terms will apply.
ARRIVAL AND DEPARTURE TIMES: Standard check-in time is 4pm. Standard check-out time is 10am. Non-standard arrival or departure times must be approved a minimum of 72 hours in advance and an additional hourly charge applies. Unfortunately, non-standard arrival or departure times cannot be permitted during Peak Season.
CONDUCT: There may be no conduct in the Home that disturbs neighbors or others. No illegal conduct may take place in the Home. Loud music is prohibited. Fireworks are illegal to possess in New York State and are not permitted at the property. Fires are permitted only if there is a designated fire pit. Guests are asked to purchase firewood locally.
MINIMUM AGE: The guest in whose name the reservation is made must be a minimum age of 25 to rent the Home and only family groups and responsible adults may use the Home and its property and amenities.
Linens: Linen service is available for an extra charge. Otherwise, Linens and Towels are the responsibility of the tenant. You will need sheets for 3 queen beds and 2 twin beds. There are 8 pillows which will need pillow cases.
Occupancy: Yates county tax of 4% will be added to the rental price. No tax is added to the security deposit.
