Experience real France in this rural, sunny and peaceful location. Our old farmhouse is set in 2 acres of farmland, with views from the terrace of lush fields, and only the occasional sound of sheep to disturb the tranquillity. There is very little passing traffic, so the garden and surrounding area provide a safe haven for children to play. The house itself retains much character, with exposed beams, thick stone walls, original terracotta tiles and wood burner in the living room, and a fully equipped kitchen. There are 3 bedrooms, the downstairs bedroom having an en suite shower room, while the two upstairs rooms share a full bathroom. The house is in a small hamlet of 6 properties, where the boulangerie van calls most mornings with delicious bread and pastries. Friendly bars are found a couple of minutes drive away in neighbouring villages, and the medieval town of Confolens is an easy 10 minute drive for supermarkets and a good selection of restaurants. A place to relax and unwind.

The house is situated in a tiny hamlet 5 minutes walk from the village of Epenede. It is a very rural location where peace and quiet are guaranteed. It is within 1 hour of both Limoges and Poitiers airports, and an easy half day drive from St.Malo or Caen. There are many facilities nearby for family days out. There is the Velorail at Confolens, the Vallee Des Singes at Romagne where monkeys roam free, the incredibly moving village of Oradour Sur Glane which has been left untouched to commemorate the World War 2 massacre of villagers, leisure lakes with beaches and water sports at Lac's Lavaud and Etagnac, various Chateaux, and the Internationally renowned Futuroscope at Poitiers. The lovely medieval town of Confolens is 10 minutes away with shops and many restaurants, and a fantastic swimming complex on the river, with a park for lovely riverside picnics. Notes: The terrace has a large wooden table with seating for up to 8, and there is also a table and 4 chairs to the front of the house. There is a grassed garden area to the front [not enclosed], and a large field behind belonging to the house, along with a barn and space for 2 cars. Within the barn, there is a pool table for use by guests. The ground floor bedroom has an en suite shower room/toilet, which would suit people who have trouble with stairs. There are two bikes available for guest use, these are handy for older children to use to get to the stadium within the village where they can play basketball or football, or simply to explore the local area. There are a large number of DVDs and videos for adults and children, as well as a collection of CD's. There are also board games such as Monopoly to keep kids occupied when they've had enough of the sun, and a selection of books to suit most tastes. Long term renters for house hunting e.t.c. considered out of season, price negotiable.
