Our lovely Villa is a real home from home. Comprising large living room with cable TV, DVD, stereo & Wireless Broadband Internet Access, large kitchen & dining area, fantastic master bedroom (huge King sized bed) with en suite bathroom, queen bedroom & twin room (sharing the 2nd ‘family’ bathroom). Fully equipped kitchen has all modern appliances including: Dishwasher, Microwave Oven, Electric Oven with hob, Refrigerator/Ice maker/filtered water & plenty of crockery etc. Separate Laundry Room: Washer/Dryer/Airier. SPECIAL FEATURE: FREE Games Room - Electronic Basketball & Darts games, Air Hockey, Soccer Table & Table Tennis. Fabulous Private Pool (L shaped - 21'x17') & covered Lanai with plenty of seating & added bonus of separate Hot Tub -seats 5/6. Private fenced garden overlooking lake. Situated on the small & peaceful development of Robbins Rest, located just off the I4, Exit 58. The entrance is off Lake Wilson Road, there is a Chevron Gas station just down the road (within walking distance) which is open from early until late and sells hot food plus general food items including 'British' goods, drinks and phone cards. Local shopping is just minutes away with a a brand new Publix Supermarket plus a liquor store and others including Pizza Hut, Dunkin Donuts & CVS Pharmacy 2 minutes drive up the road. There is also a Chilli's Restaurant, McDonald's, Chinese restaurant/takeaway/home-delivery service, Italian restaurant and a BP gas station just 5 minutes drive away at Champions Gate. Lovely large lounge/family room with access to Pool, Hot Tub, Lanai, Garden (with Citrus Trees) & fabulous lake views. Baby equipment provided free of charge – travel cot/playpen, pushchair/stroller & highchair. Disney World Resort main gate is just 15 minutes drive away & Universal Studios 25 minute drive. The doors to the pool area are alarmed for the safety of children. Separate TV/DVD with plug & play game in the Twin Room. All bed Linen & towels (includes Beach Towels) are provided.

Great location: The Villa is located on a small, quiet community of residential & vacation properties. Situated on the edge of a beautiful lake with spectacular views from the pool area and garden (watch birds soar above the lake whilst relaxing by the pool), you can even see the lake from the kitchen! The large garden & enclosed pool area are very private with 6 foot high wooden fences and plenty of space separating us from our neighbours. The Villa is just a few minutes drive away from the Interstate 4 (I4) and also Highway 192 - this is the main strip for many great restaurants, shops, attractions & the lovely Kissimmee Old Town. Visit the beautiful Gulf coast for white sand beaches which is approx 1hr 15 mins away, or the Atlantic coast is even closer.

Relax and Recharge in Florida's Sunshine

Contact with Phil and Anna prior to our trip was easy as all emails were promptly answered.

Villa was easy to find after a long journey from the UK, very clean and well maintained.

The facilities at the home and the level of comfort were more than expected. The lounge seating was extremely comfortable as were the beds. Storage was more than adequate and the pool furnishings were all as described.

The pool and hot tub were both used daily and sometimes trying to get the kids out of them was a challenge. The games room was also great for all of us and air hockey and basketball competitions ensued which were great fun.

We spent a day at Clearwater Beach, and found beach chairs and kids beach toys in the games room for our use which amused out little ones greatly.

Having a large Publix supermarket, 7eleven and Dunkin' Donuts only a minutes drive away meant that a large Slurpee and some Boston Creme donuts were always available.

We visited most of the parks and all were easily accessible from the villa as was Interstate4, Hwys 192 and 27 for restaurants and attractions. We would recommend both Chilis at Championsgate and Manny's Original Chophouse on Hwy 27 for excellent food and great atmosphere.

We would be happy to recommend this villa to friends and family and hope to return ourselves in 2011

Your fantastic Villa made it a special holiday.

The villa is a excellent in every way, ALL rooms are very large with everything you will need for a wonderful stay. The villa was very clean on arrival and easy to settle in. A massive positive was the 'L' shaped swimming pool and the Hot tube which got used a lot in the hot weather and Orlando's humid climate. The villa not to far away from a supermarket and Take aways which is very useful, also you are only a 15 min drive from loads of theme parks and other free attractions, remember that Orlando is not just the theme park capital but loads of other things to see and do, hire a car and travel around some a stunning country. Anna and Phil are so helpful with answering questions about the villa and Orlando and that makes a real difference. We cant wait to go back next year and would encourage you to take a holiday at this wonderful villa and treat yourself to a special holiday. Thank you very much :-)

Super rental

This property was as advertised. It had everything that our family wanted from a villa and more. It is in a very pleasant countryside location, but very close to all the Orlando theme parks, retail outlets etc. The supermarket,'gas stations' and bank are very close by. This was our third visit to Orlando,and it was far better than staying in hotels which we have done in the past. It was sheer bliss to get into the hot tub after a day plodding around the parks. I can thoroughly recommend Robbins Rest for a great holiday.

A beautiful villa in a quiet location yet centrally located for all our needs - access to theme parks, shopping, sightseeing etc,. so we had the best of both worlds. The property was very clean and well maintained and has every amenitie imaginable. The pool, hot tub and games room went down a treat and the fact that the property was not overlooked is a bonus. It was very good value and the assistance and information provided by the owners was excellent. I would recommend this property as it ticks all the boxes and would certainly hope to return at some stage.

Fantastic Holiday!!!

What can we say - had an absolutely fantastic holiday and really enjoyed staying at the villa and making good use of the hot tub and swimming pool after days out at the parks. Location was really quiet and residential but not far from the main attractions, so you had the best of both worlds.

The villa was really home from home with the great addition of the pool and tub. We couldn't keep the girls (aged 7 and 10) out of the pool they absolutely loved it and all the pool toys were put to use reinacting " Shamu shows" from Seaworld.

The fridge with the ice maker and cool water were really useful as we bought bottled water from Publix and then kept refilling for the park, which got us off to a good start.

We ate out at Chills which was fun as they made balloon animals for the children. The Papa Johns pizzas were a hit on the last night.

Would also recommend to anyone flying Virgin as they were great with the kids and the free headphones, games and films made the journey with young ones not stressful.

The last thing which we all really appreciated were the beds - they were so, so comfortable after long days out.

Our favourite parks were Aquatica, Sea World and Discovery Cove. Would recommend Discovery Cove, might be expensive but absolutely wonderful - so enjoyed swimming with the stingrays and the dolphins. Towards the end of the day when the park is due to close most people have left to shower and sort out photos, so it is a good time to get extra swims in with the tropical fish as it was really, really quiet.

Wish I was back at Robbins Rest now.....
