FEATURES OF THE KARST:

The Karst is a sparsely populated plateau (300 - 400 m above sea level) at the northeast edge of the Gulf of Trieste at the border between Slovenia and Italy. Pristine nature and a characteristic stone architecture with narrow old towns and paths lined with stone walls are the main features of the Karst. Famous are his wines, specially his dark red wine Teran (Terrano) and his old varieties of white wine like Malvazija (Malvasia) and Vitovska. A special feature is also the Karst ham dried in open air, the so-called Kraski prsut (Prosciutto), as also other types of dried meat.

The Karst is the sunniest area in Slovenia during November through March with even more sunshine hours than in Portoroz (Adriatic coast). The annual sunshine duration is 2250 h, between 100 h in December and almost 300 h in July.

GARDEN AND POOL:

The entire garden of sub-Mediterranean plants extends on several sun terraces directly below the former estate of Max Fabiani (mulberry) in upper Kobdilj. The cultivated ornamental plants garden (5,000 m2) with over 100 different varieties of roses, oleanders and many other ornamental plants, features its rich trees (chestnuts, walnuts, laurels, palms, figs, cypress trees, olive trees). The mostly fenced ornamental garden is adjacent to another non-scale natural forest and natural grassland plot (17,000 m2). The garden offers numerous panoramic views on the sparsely populated Karst with its vineyards, dry meadows and mixed forests, as well as on the opposite hill with the medieval village Stanjel. Painting and photography in the garden are possible.

The ornamental plants and also the art gallery have been introduced in several magazines and media in Slovenian and English language. In 2008 the first programme of the Slovene national television filmed a 20-minute programme about the garden and the art gallery which has been aired several times since.

Our heated and roofed famliy swimming pool can be shared by guests from the beginning of April to the end of October daily from 9 a.m. till 7 p.m. (use at their own risk!) - no chlorine odour as it is run by saltwater, poolsize 8 m x 3.5 m, depth 1.6 m, roman stairs, pool roof made of polycarbonate.

INDIVIDUAL ART COURSES FOR RESIDENT GUESTS:

We offer individual art courses for small groups for up to 4 people - exclusively for our resident guests. Compose your art course individually by comprising up to four different half-day and one-day course modules (renewable as you wish):

The rate for one-day courses (2 x 3 hours) is: € 60 for a single person, € 100 for 2 p., € 140 for 3 p., € 180 for 4 p.

The rate for afternoon courses (1 x 3 hours) is: € 30 for a single person, € 50 for 2 p., € 70 for 3 p., € 90 for 4 p.

In addition, we also offer half-day art and craft courses for our youngest guests aged 6-12 years (parents are also welcome!).

The rate for afternoon courses (1 x 3 hours) for children is: € 30 for a single child, € 50 for 2 p., € 70 for 3 p., € 90 for 4 p.

RENTING OF BICYCLES:

The Karst is a true cycling paradise - and that almost the whole year through. A dense and well-preserved local road network with little traffic invites you to explore the rich cultural landscape and nature by bike.

Kobdilj is a good starting point for a variety of family-friendly routes, which run on the Karst plateau, with its gentle hills and only small differences in altitude. They are ideal for cyclists who want to explore the countryside at their own pace and without too much effort. For more sporting cyclists there are both shorter and longer round trips from Kobdilj to the hills at the northern Karst edge with stunning views on the Alps and the Adriatic with differences in height of 500 m (1h-4h return). If this is still too little you may drive from Kobdilj on scenic back roads to the pre-Alps and ride up straight 1,000 meters (5h-6h return) or perhaps you would prefer to ride just to the nearest Adriatic beach at Sistiana mare (I ) (3 hours return).

For resident guests we rent bicycles with helmets for 5.00 EUR/day. Altogether there are available six trekking bikes with 21 gears (3 men's bikes, 2 ladie's bikes and 1 youngster bike).

ORIENTAL WELLNESS OASIS WITH WHIRLPOOL:

Resident guests who wish to fill up with heat in the cool season and to fully relax, can on a exclusive basis rent our little oriental spa oasis. On slightly more than 20 m2 the oriental flair of the wellness area with Andalusian tiles, Venetian plaster and Arabic ornaments will enchant you in a different world. The hot spa with 28 massage jets, a starry sky with 200 twinkling 'stars' and the large open Turkish shower for two people will help to revive your spirits.

The Oriental Wellness Oasis with the associated dressing room is at disposal of our resident guests from December to February daily between 9:00 a.m. and 8:00 p.m.. The rent for 90 minutes of exclusive use of the wellness oasis for an occupancy of up to 4 persons is 25.00 €.

MEETING ROOM:

The meeting room we rent also to our resident guests for various group activities (seminars and various courses). The daily rate is € 30 and includes the shared use of ICT equipment (laptop with internet connection, LCD projector, scanner, printer, WLAN). In the meeting room are two large pull-out tables with 12 chairs.

WINE TASTING:

We organise also a visit to a local wine cellar with wine and sparkling wine tasting (also dark red Teran sparkling wine). Tasting of homemade air-dried meat specialties is included.

Britta Höschele was born in Stuttgart in 1965. After graduating from secondary school she studied horticulture. Until 1990 she worked in a number of nurseries in the Stuttgart and Munich areas, gaining a wealth of experience in designing and landscaping ornamental gardens.

In 1990 she moved to Ljubljana with her husband-to-be. In Ljubljana she led several creative workshops for children and published a book and a calendar of children's crafts.

In 1997 she moved with her family to the village of Kobdilj (Stanjel) in the Slovene Karst region. At first she devoted herself primarily to the challenging task of restoring an old farmhouse and old furniture, and putting in a submediterranean-style garden. More recently, she has worked as a self-taught artist, in painting and printmaking as well as children's illustrating. For that purpose she likes to collect a variety of natural materials.

To date she has had five solo exhibitions in Slovenia and Sweden.

IN the last years she has been guiding weekly arts and crafts workshops for pupils from the 1st to the 6th class at the elementary schools of Stanjel.

2004 she and her husband opened up an art exhibition and sales gallery and ornamental garden.

Since 2007 resp. 2010 she has been running two stylish rural apartments and guiding individual art courses for holiday guests.

She is the mother of a twenty-three-year-old son and sixteen-year-old daughter.

Britta Höschele purchased this apartment in 1997

It is one of the very rare old estates in the sub-Mediterranean south-western part of Slovenia with sunny, open location, mature trees and surrounded by a large plot (over 2 ha). Therefore, it was possible to restore the farmhouse completely (house and art gallery) and to build two new outbuildings in ancient karst-style, in which since 2006 (Apartment 1) and 2010 (Apartment 2) two very spacious rural holiday apartments are accommodated, each with its own private part of the garden and panoramic terrace. Therefore it was also quite easily to integrate a heated outdoor swimming pool with sliding roof within the large ornamental garden (3000 m2) in 2006, which is at disposal of the accommodated holiday guests.

GREAT LOCATION TO EXPLORE THE ENTIRE AREA

Stayed a week and had a really good time. Very nice unit where we had the whole house. Everything was big by European standards and was conveniently located for visiting southwest Slovenia and into eastern Italy. Go to Zamono for lunch or dinner if you have the time and money. It was very expensive but one of the best meals ever. make a reservation in advance.

The apartment far exceeded our expectations. As we walked in for the first time it had the 'wow' factor. Fully equipped down to the pots, pans, dishwasher, washing machine etc.etc. etc. In fact, so well provided was the kitchen, we stayed in and cooked most evenings, unheard of, and we made use of the wonderful balcony with comfortable furniture overlooking the valley and the night-sky. Everything was extremely clean and well maintained. Erik and Britta, the owners, were extremely helpful in all aspects of our stay, and speak perfect English. The swimming pool was devine as was the gardens. Restaurants recommended by our Hosts were excellent, along with the directions. Did I mention how lovely, peaceful and quiet it was. Driving is easy and the walking opportunities superb. I would not hesitate to recommend this wonderful apartment, and we will be back, which is very unusual as we never go back to the same place twice.

Many thanks to Eric and Britta for a wonderful week. The location was just as described and the accommodation was very well appointed, inspired and well maintained.

Britta and Eric were extremely helpful in providing information, making arrangements for us and nothing was too much trouble for them. We enjoyed the countryside and walking to the castle. Also enjoyed the trips to the villages and driving over to Italy was a bonus.

EIN PARADIES FÜR GROSS UND KLEIN

Wir (Familie mit zwei Kindern) haben die Zeit in dieser wunderschön und ruhig gelegenen Ferienwohnung sehr genossen. Innerhalb der Wohnung war alles sehr gut durchdacht, es hat an nichts gefehlt und alles war sauber. Der Garten war ein absolutes Meisterwerk, ein Idyll aus Rosen. Der Salzwasserpool war gut gepflegt und brachte uns an den heißen Tagen wunderbare Erfrischung, aufgrund der Überdachung konnten wir auch bei Regen in ihm schwimmen. Eric und Britta waren wunderbare Gastgeber. Mit Tipps, Ratschlägen und Hilfestellungen standen sie uns während aber auch schon vor dem Aufenthalt zur Verfügung. Alles in allem war es eine Unterkunft mit viel Privatsphäre aber dennoch ohne Einsamkeit :-). Die Lage der Wohnung ist ländlich und fern von Trubel und Tourismus und ist idealer Ausgangspunkt um fast ganz Slowenien sowie Teile der italienischen Adriaküste zu erkunden.

Wir werden mit Sicherheit wiederkommen.

ES WAR WUNDERBAR, FAHRT DA MAL EINFACH HIN!

Wir (2 Erwachsene mit 2 Kindern von 2,5 Jahren und 3 Monaten) waren 10 Tage im herrlichen Haus unter den Kastanien. Die Bilder versprechen nicht zuviel, es ist genauso idyllisch, romantisch, gepflegt und sauber wie gezeigt. Ob man einen Tag einfach nur auf dem Gelände „abhängt“, sportelt (wir hatten herrliche Radtouren mit dem Kinderanhänger, da das Gelände nicht zu viele Steigungen aufweist) oder zu den vielen Sehenswürdigtkeiten fährt, die alle ganz in der Nähe sind (Meer, Höhlen, Lipica etc.): man erholt sich rundum. Die Vermieter standen und mit Rat und Tat zur Seite und haben sich unaufdringlich um uns gekümmert. Wir können einen Urlaub hier nur empfehlen, ob mit oder ohne Kinder.

The garden estate is situated on a sunny terrace in upper Kobdilj at the end of a cul de sac. It takes a 15 minutes pleasant walk by foot to medieval Stanjel on the Fabiani trail. The nearest Adriatic beach is at Sistiana mare (I) - 30 minutes away. It takes 30 minutes to the famous caves of Skocjan (UNESCO WORLD NATURAL HERITAGE) and Postojna, to the Stud farm of Lipizzan horses in Lipica, to the old town of Trieste & Miramare Castle, the Rilke path at the Duino Castle, 1 h to Ljubljana, Piran, Aquileia or Grado, less than 2 hours to Venice, the Soca Valley or the Lakes of Bled and Bohinj (Julian Alps).

In the village you can buy local wines, sparkling wines (also dark red Teran sparkling wine), honey and other local products. We organise also wine degustations incl. tasting of air-dried meat products (air-dried Karst ham). In neighbouring Stanjel there is a food store and butcher (fresh bread/rolls daily, fresh meat from local farms). Nearby there is also a farm where you can buy organic vegetables directly. In the surrounding villages there are numerous inns and and farms with catering, offering local dishes and wines.

Other Activities: Exploring of the flora and fauna of dry meadows

Golf: The next golf course is at the Stud farm in Lipica reachable in 25 minutes by car.

Ski: The nearest smaller ski resorts Crni vrh nad Idrijo and Kalic (near Postojna) are 45 minutes away, the main ski resorts Krvavec, Kanin-Sella Nevea, Vogel and Kobla are 90-120 minutes away. It takes 2 hours to Piancavallo.
