Spectacular custom built house with 3400 sq ft so there is plenty of room to spread out. Make your reservation today for the fabulous lake vacation you’ve been thinking about.

Just one mile from town, is a quiet drive, surrounded by trees which leads back to the lake, is just the start of the serenity that will unfold. Drive to the very end to a one acre paradise. The yard is level, just a few feet above the lake. There is plenty of space for parking, and the lagoon ensures privacy and serenity.

Inside:

The spacious, well-equipped kitchen is a chef’s dream. It has plenty of counter-top space, abundant cabinets and storage for groceries. The L-shaped kitchen has modern appliances, is great for entertaining and cooking. It is stocked with pots, pans, serving bowls, platters, etc. in a variety of sizes. There is a pass-through to the dining room, for ease of serving. The dining room has space for six and the Great room will accommodate many more.

The Great room facing the lake has a vaulted wood ceiling, with 3 huge windows and 2 sliding glass doors, for great views of the lake and sunsets. Relax and enjoy the views from the Great room, which has comfortable furniture including a couch, table with chairs and a futon. The family room will have you settling in and feeling right at home with the two couches, huge TV, cable, dvd, and fireplace. At the other end of the Great room is the Music and Billiard Room with a 2nd fireplace. This features an upright piano and full size pool table.

Upstairs are 4 Bedrooms and 2 full baths with plenty of space to move. The master suite, single room and one bathroom are in the left wing. The other bedrooms and bath are in the right wing. Your friends and family will enjoy the two wings and privacy. There are alcoves in hallway for port-a-cribs or luggage. If that is not enough, for extra sleeping, there is a futon and 3 couches downstairs.

Outside:

No steep access points; there are a couple steps up or down, but the land is level (unlike many steep lake properties). This has 120 ft of private lakefront.

There is ample parking for at least 8 cars. Pet friendly, with a dog kennel on side of house.

The water is calm and warm. You can wade in the shallow water and a perfect spot for children to splash and play. In summer there are so many things to do: Go swimming, fishing, water skiing; rent a boat or bring your boat. Bring your fishing poles, as this is a prime spot for fishing. There are 2 (single person) kayaks and 1 canoe, so be sure to get out on the water. Rentals are available at the marina just 1 mile south. The freshly painted wood dock extends out 24 ft.

There is a spacious deck on the back, shaded by big trees a wonderful place to enjoy your meals. Cook your meals on a nice gas grill. The deck is big enough to hold two tables and 8 chairs, with additional seating on the sides, plus the built-in benches on the sides. There is a separate table in the grass that will seat 8.

Just off the impressive deck on the right side is the Hot tub for 5 (with chaise). It is just the thing to take the chill off or soothe any aches. There is plenty of space in the side or back lawns for volleyball or other activities. There is also horseshoe pit behind the garage.

In the evening you can enjoy s’mores at the fire-pit on the right side by the water's edge. For those occasional hot days, you can quickly cool down in the central air-conditioning. Enjoy all the amenities of this fabulous property.

The lake is calm and shallow, and warms up very quickly, it is swimming temp Jun-Sept. (unlike other deep lakes that are cold).

It is just one mile to town, where you can grab some groceries, take in summer evening concerts at the town gazebo or grab an ice cream cone.

This is a year round vacation home, available for your enjoyment. It is lovingly maintained and updated each year.

It does not have high-end appliances or high-end furniture.

Please note that lake properties have challenges with spiders and bugs. We diligently spray and clean, but we can't promise that we've eliminated them and we can't control nature.

The lake will typically turn-over during the summer, and things may wash up on shore. Based on 10 years of experience, the timing of the turnover is totally unpredictable. While can't control the lake or the weather, we will do all we can to help you enjoy your experience.

On city Water and sewer, so no worries.

You don't have to follow the yellow let it mellow rule. With no water limits, you can also take reasonable length showers.

Wonderful retreat!!

Thank you for a wonderful week! This is a property and region we will definitely be returning too! The house is in a perfect location for exploring the region. We have 3 kids ranging 9-18 and there was plenty to do to keep everyone happy.... from kayaking directly from the yard and fishing off the dock to visiting Niagra, cruising on the Eerie Canal and visiting the fascinating Eastman museum. The house is situated on a well screened private plot of land overlooking the lake with plenty of space to play, eat and entertain. The house is roomy with a well stocked kitchen, excellent wifi and plenty of seating - accommodating a cozy sense of togetherness for eating, watching movies and great family time whilst also providing plenty of space for those seeking some quiet time away from the throng!

Excellent lake view but property and amenities need some improvements. I expected more for the money

My husband and I just returned from a week long trip to the finger lakes and stayed at this property. Because my husband has been in business for over 40 years and we value our customers feedback I will try to give a very accurate review of both the pros and cons of this property.
Pros: 1. Beautiful view of the lake from just about anywhere on the property. 2. Quiet and secluded, last house on block. 3. Beautiful mature trees surrounding the house. 4. Very spacious, open floor plan. 5. Lots of indoor and outdoor eating areas. 6. Well stocked kitchen utensils and accessories. 7. Nice grill (although propane tank leaks), and fire pit. 7. Outdoor seating is adequate. 8. Dock, 2 kayaks and a canoe available for use (however we did not use them).
Cons: 1. First thing we noticed upon entry to the property was the musty odor, however there were anti odorizers present in the kitchen. 2. Couches and carpets are very stained and need cleaned very badly. 3. Cobwebs, dead bugs, and dust everywhere. Windows, sliding doors filthy. Generally needs a thorough cleaning. 4. Burnt out light bulbs, my husband replaced the one at the top of the steps, after I'd fallen the first morning we were there having missed the last step altogether. 5. Electronics, appliances are very dated. 6. Hot tub had just one pump working resulting in just one side being useable. 7. Dryer only half works, I suspect the outside vents are clogged. 8. Minimal hot water. 9. Buckets under drain pipes in both sinks of upstairs bathrooms, one of which my husband had to continually empty during our stay. 10. Ant traps everywhere, which is okay, but I think that should have been noted to us when we stated that we were bringing a pet. 11. Pool table is horrible, has wedges under every leg in an attempt to level it, but no matter as the bottom is falling out! 12. Futon in family room is held up by bricks under it. 13. Mattress in our room, the one labeled as master with a balcony has the worst mattress I've ever encountered, and slopes downwards to the left, a good six inches. 14. Lake itself is beautiful but was completely inaccessible to us for use during our stay as it was green and slimy. 15. Lagoon body of water to the right of the house is also green and the resulting mosquito population is horrific .
Generally this is a beautiful piece of property but needs cleaned very badly and updated. I have been very honest in my review and helps others to make an educated choice.

Owner's Response: We have been doing this for many years, and every year we have lots of people make wonderful memories. That is why we rent out the property.
We can't always make everyone happy. These visitors never notified us of any problems during their stay. Thus this negative review.
The people that came after them, raved about how wonderful everything was. One of the families that came for a week during the summer is coming for a weekend this fall.
Response to concerns:
1. musty smell: perhaps it was the basement, it was cleaned. The de-odorizers in the kitchen were a preventative as a nice touch, because cooking tends to make odors.
2. couches have always had slip covers on them. rugs and fabrics will be cleaned in Fall (Oct-Nov).
3. Cobwebs, dead bugs, and dust. Everything is thoroughly cleaned. Spiders and bugs are part of being on a lake, we spray for both monthly. 2 Big windows are Fogged, to be replaced.
4. Burnt out light bulbs, replaced and others checked each week.
5. Electronics, appliances dated. TV is dated but large. all are less than 9 yrs, work perfectly
6. Hot tub had just one pump working, 1 of the 2 pumps died in August. Fixed Oct 4, had to shut it down for a week to pull & fix the pump.
7. Dryer not working. It sometimes overheats or stops, I use for 5 hours at a crack, press the start button again.
8. limited hot water. the hot water tank is 2 years old, and oversized. Can't have 10 people take long showers.
9. upstairs bathroom sink was leaking, fixed one part immediately (Sept), need a specialized part (Oct).
10. Ant traps. used as a preventative, removed.
11. Pool table is horrible. it is level, it gets used (maybe abused) a lot.
12. futon issue. 1 middle bar of Futon bent (someone probably jumped on it). for those using as a bed, we bricks under it for extra support.
13. hates the mattress in master bedroom. We love it, although rarely enjoy it. Boxspring was bent by an obese person sitting on the corner that didn't have enough structural support, and it couldn't take the weight. Fixed Sept 20.
14. Lake turned-over. Nature resolved, it's perfect again
15. Lagoon was green and big mosquito population. We spray every month, which is supposed to last 6 weeks.
We are very diligent about the property, but it is huge and nature will dictate the weather and create a lot of extra work for us. If you want to enjoy the lake, nature and privacy, it's a fabulous place.

All my family had a great, relaxing time. They enjoyed the hot tub after they went swimming and canoeing in the lake. The house is very open and plenty of room for everyone (11). Hopefully the next time we can stay a little longer.

If your looking for a private lake front getaway this is it, the house is the last one on a long dead end street and very private. It has excellent lake views from almost anywhere on the property. We had a family reunion with about 12-14 people and we all had plenty of room. We enjoyed the fire pit by the lake and even caught some fish of the dock. The kitchen is well stocked and we all enjoyed the hot tub.

Couples Getaway

A group of 5 couples needed a to plan a getaway during this harsh winter when we stumbled upon this wonderful looking property. Upon arrival we were stunned with how nice the house was inside and out. There is ample land and water front. This was perfect for our group game of volleyball, and allowed for some great fishing off the dock and in the lagoon. The house had everything we needed to make some wonderful meals the entire weekend. The fire pit right next to the water makes for a great view of the sun setting over the lake and hills. We will most certainly be looking to rent this property again!

Wine club get away in the Fingerlakes

My wine club spent three nights here in late April and had a great time. Four couples and two dogs had more than enough room to spread out and not trip over each other in this beautiful and very clean house. With three musicians included the piano was well used and the hot tub was also a favorite of the group. There was plenty of room in the well appointed kitchen and we didn't even have enough time to put together the pool tournament we had planned. Definitely requires a week long trip to truely appreciate all of the amenities. The lake view was great it was a bit chilly but I think a great afternoon could be spent sitting at the water's edge watching the water and boats go by. Be forewarned that bed linens are provided but towels are not. A quick trip to Walmart remedied the situation, however. I'll be back when we want an escape in the fingerlakes region.
