Flanc de Roche lies hidden in the nature, in a wonderful environment, just above the Mediterranean See, in the village Eze-sur-Mer. The romantic little holiday home is to be reached only by a footpath with approx. 100 steps as well as a small private bridge. Your car can be left on the car park just at the beginning of the footpath to the beach. The house disposes of a small entrance, a new modern bathroom, a completely furnished kitchen (oven, dishwasher, microwave, fridge, washer, dryer, etc), two bedrooms with King Size beds as well as a big living-room with dining area, a library corner, a fire-place and a sofa (sleeping accommodation for 2). Furthermore there is a conservatory (glasshouse), several terraces with a direct sea view as well as a Mediterranean garden on different levels. The small, almost private beach (depending on the season), lies just a few steps away from the property. A separate fully furnished apartment, with 2 bedrooms, can be booked in addition.

The quiet village of Eze-sur-Mer lies along the Mediterranean Sea with the impressive Alps which rise in the background - in one of the most beautiful and most exclusive regions of Europe. It is a picturesque village with about 320 sun days a year, located between Cap d´Ail and Beauleau, just 2 miles away from Monaco. The rocky coast is interrupted by a lot of small beaches and quiet bays. Take advantage of the natural beach below the villa but also visit this beautiful region: The touristy Eze-Village (Middle Ages and stunning panorama on a 460 m peak), the flamboyant Principality of Monaco, the orange feast in Menton, the flower market and the “vieux Nice” (old town) of Nice, the famous ceramic-works of Valauris, Antibes, Cannes, San Remo, Aix En province, Avignon, Saint Tropez, etc (for more information see the appendix)

Additional information about rental rates

  • Internet booking is simple via email. In conjunction with your reservation a first payment of 50% of the total rental price is required 6 weeks before rental begin.
    The remaining second payment (50% of rental price + security deposit + final cleaning fee) is due in cash on site after visiting the property and receiving the keys.
    Please note that all bank transfer expenses should be paid by your side.
    Water, electricity and the use of bed linen, table cloths, bath and kitchen towels are included in the rent (please bring your beach towels with you). Telephone costs are according to consumption.
    All beds are freshly covered by arrival.
    There are no visitor's or non-resident taxes.
    We ask for a security deposit of € 500 (the deposit will be refunded within 6 weeks after leaving the property).
    A fee of 90 Euros is charged for cleaning once the rental period is over.
  • In the event that the tenant cancels the agreement 6 weeks (or more) before the rental period begins, then 50% of the rental price will be charged.
    If the tenant cancels the contract within the 6-week period before the rental period begins, then the whole fee will be charged.

Notes: The pebble beach can be reached in less than 2 minutes (40 steps). There is no other street or path to cross, no other houses before getting to it! An outside shower is at your disposal on the south terrace. Listen to the waves and enjoy the sea. Flanc de Roche offers space for 4 to 6 persons. The tastefully furnished villa was built in the Fifties and fascinates with high ceilings and floorboards floors. It offers everything you need to relax and to escape from everyday life. In the living room you’ll find a holiday library in several languages. The kitchen is furnished in the style of the Eighties, however, disposes of all modern standards. The big living area and eating area opens to several terraces. You´ll find two beach chairs for you here. The train which drives past all water properties along the Côte d´Azur with a maximum speed of approx. 60 km p.h. (Nice – Menton) reminds you of the fact that the civilization can not be so far.

a fabulous holiday house and we can't wait to return. We couldn't understand why there was a tv as the views from the terrace surpass any film or programme..passing yachts en route to Monaco...the trains....people clambering the rocks and going for swims...the dogs padding around the grounds of the Greek's mansion..the marvel of the bridge-to discover more you must visit yourself!
It is possible to manage without a car as the 100 bus service is v frequent to both Nice and Monaco. It does not run late at night though. The trains too are doable if you walk to Cap d'Ail. Cannes is an hour by direct train.
The nearest large Carrefour supermarkets are at Monaco in Fontvielle (a mall) and at Mont Baron on the Eze side of Nice (and on the 100 bus route).
The villa is truly hidden away but be prepared-the steep steps number 117 and there are paths in between. It's great exercise though especially when managing a supermarket visit!!
Do explore Nice. The museums and galleries are superb, as are the clothes shops and beach areas. Monaco and Cannes are too busy but perhaps worth a half day visit if only to see the cars, people and yachts.
Lastly, go to Eze village at 9 in the morning before all the cruise ships land!! The views are to die for. Have petit dejuner at the Eagles Nest restaurant and then go through to the the jardin exotique. It's one of those places in the world that your brain can photograph.

We had such a good holiday - this house is beautiful - romantic, secluded and so near the beach!
There are lots of steps to get to it, so no good for elderly or disabled people - but what a great location right above the bay, a few steps away from the beach!
House is lovely, clean and comfortable - we had very good service.
We were glad to have a car as it´s about 10 mins drive to Monte Carlo and 25 mins to Nice.

Wunderschönes Natursteinhaus, sehr liebevoll eingerichtet. Hohe Räume vermitteln das Gefühl der totalen Freiheit. Die Villa ist im Grünen versteckt und mittels einer romatischen Brücke erreichbar. Viele Rückzugsmöglichkeiten weil diverse Terrassen und Gärten. Die Umgebung und das Dorf Eze-Sur-Meer und Eze-Village (Mittelalter) sind ein unvergessliches Erlebnis. Die Abgeschiedenheit und Ruhe in der schönen Landschaft DIREKT AM MEER war für uns absolut idyllisch. Der Privatstrand nur "one step away" ! Total abgeschieden und ruhig. Ein Auto für Tagesausflüge können wir nur empfehlen. Vielen Dank für die unvergesslichen Tage, wir kommen gerne wieder nach Flanc d´Roche. **Silvia & Alexander**

Dreamhouse on the beach

This small lonely Villa is the most delightful place we´ve ever stayed in. We´ve rented Flanc d´Roche three times now and each time in a different season. This small summerhouse away from the world and just above a small and natural beach makes it the ideal place to read or write a book, to paint or to just to rest and enjoy the views and the passing boats, yachts or even trains. The steps to get there are a lovely promenade in the green. No cars. No usual tourism. The house is maintained to an excellent standard. Very clean. Well-appointed comfortable rooms. Beautifully designed Alessi-bathroom. Everything you need in the kitchen. Small international library. Spacious living areas and several terraces with direct seaview. No close neighbours. No need for a pool. The sea is just 43 steps away. Thank you again. We´ll back next year!

wunderschön gelegene kleine Villa mit Traumblick auf das
Meer und die Berge. Der kleine Strand unterhalb des Hauses erlaubt es ganz ungeniert zum Schwimmen zu gehen und man hat das Gefühl eine eigene kleine Badebucht an der Cote dÁzur zu haben. Herrlich zum
Beine und Seele baumeln lassen.

Das Haus ist gut und persönlich eingerichtet mit allen notwendigen Fazilitäten.

Werden sicherlich nochmals den Weg Richtung Eze, mit der wunderschönen Aussicht ueber die Küste und den kleinen Geschäften und zur Villa Flanc de Roche finden.
