Make lasting family memories at Blue Mountain Breeze, your delightful sunshine getaway only about 225 yards from the beach access in Blue Mountain Beach. Built in 2009, this relaxed home features a brand new pool, huge decks and a very open floor plan with 10' high ceilings on first floor and 9' ceilings on second.

Wind- washed colors and warm wood floors invite everyone to gather around the large dining room table for family meals and fun-filled board games, many of which are provided for your use. Or relax while everyone watches a movie on the new 60' huge screen TV with Blue-Ray player in the spacious family room. A large new gas grill on the covered deck is provided to cook fresh local seafood available from several nearby markets.

The generous kitchen features travertine flooring, stainless/black appliances, plenty of countertop space and a convenient bar top with barstools for pleasant conversation while preparing sumptuous meals. The main floor also reveals a tucked away bedroom with a queen bed and a travertine tiled bathroom with a huge, unique shower that everyone loves.

The top floor contains the expansive master suite with a king bed and gulf views. Leave the doors open at night and fall asleep to the gentle roar of surf on the beach. When you awake in the morning you can see the aquamarine gulf waters through the French doors without getting out of bed! Relax with a cup of coffee on the cozy balcony off the master suite while enjoying the peaceful quiet of a gulf coast morning.

The travertine tiled master bathroom has a shower and large jetted tub for enhanced relaxation. Two additional bedrooms, another bathroom with twin vanities and the laundry facilities round out the top floor amenities. One bedroom has gulf views and a comfy king bed, the other has two sets of bunk beds for the kids. The loft area upstairs has a set of bunk beds as well.

Catch up on your latest novel on the large main deck or shift a few feet to the tin-roof covered porch when the sun gets too high. The whole family will love the new pool on the ground level just off the side deck. The native live oak trees on two sides of the pool enhance privacy while giving the pool area a natural feel.

Access to the beautiful crystal white beaches of South Walton is a short stroll away, across the new walkover just installed by the Homeowner’s Association. A foldable 'beach wagon' is provided to help transport a cooler, beach chairs, etc... Swim, sunbathe, snorkel, build sandcastles or surf fish to your heart’s content. The beach access facility has restrooms and parking if you prefer to drive. When you return from the beach, use the outdoor shower located at the foot of the stairs to rinse off the salt and sand.

Four bicycles are provided for your jaunts up and down Scenic Highway 30-A, which has a bike path running most of its entire 28.5 mile length. If you have a larger group, rentals are available at Big Daddy’s Bike Shop a block up 30-A.

Your furry friends are welcome with a $20/night/pet fee. Please see the rental contract for more details concerning bringing your pets.

About Ray Ivy

Have you ever dreamed on living on the Florida Gulf coast? Me too! So I made it happen in 2005 and was chosen by The St. Joe Company to function as their Special Projects Construction Manager. Our team built five of the higher-end homes in WaterColor and WaterSound and implemented many high-performance home practices. I built our vacation home, Blue Mountain Breeze, finishing construction in early 2009 and living there for several years before moving to Atlanta. I currently work for Southface Energy Institute as a trainer and technical advisor, helping developers design and build sustainable homes and communities. My family hopes to move back into this wonderful home at some point down the road.

Watching the amazing sunrises and sunsets...falling asleep to the sound of the surf with the breeze blowing on your face...grilling fresh seafood on the deck with family and friends...you can't put a price on these things.

We live sustainably and used our knowledge and experience to build this home to be comfortable, healthy, safe, durable and energy efficient. Our home uses geothermal energy for heating and cooling. Extra care was taken to make our home very strong and resistant to high winds. Solar panels will be installed on the home one day that will generate most of the electricity used.

Like many others, I grew up coming to the Florida Gulf Coast on vacations almost every summer. In 2001, we were fortunate to be able to buy Lot 6 in Sandcastles by the Sea. In 2008, through hard work and careful planning, we were able to fulfill a dream and build Blue Mountain Breeze.

30-A is a fantastic area because it is convenient to everything but far enough away avoid big crowds. Destin is slowly creeping eastward but Point Washington State Forest will always function as a buffer to minimize commercial development. Plus the building height restriction wisely instituted long ago by Walton County prevents high rise condos and keeps the area feeling a bit more like Old Florida. Blue Mountain Beach is relaxed, laid-back and friendly, with many great restaurants and tons of other amenities. It's a beautiful place to live and vacation.

What makes this house unique

Location, location, location! Steps from the beach, sip coffee on the deck watching the kids play in the pool or common area or cul-de sac, walk or bike for delicious local food, relax with sea breezes on your face, listening to the surf and the seagulls.

Many of our guests tell us they prefer to deal directly with us instead of going through a property management company. We strive to offer friendly personalized service, attention to detail and accessibility that might be a bit lacking with a larger company. We place a big emphasis on building long term relationships with our guests and do all we can to go that extra mile to make sure your stay with us brings back happy memories.

Blue Mountain Breeze is in an easily accessible, central area with almost everything you need within walking/biking distance or a very short car trip. We're within a block of Hwy 83, a main connector between 30-A and 98, so if 30-A traffic is heavy (like much of the time during peak seasons) you have alternative route options.

Our beach home is located on a quiet cul-de-sac south of 30-A along with 8 other homes. The round pavement area is an ideal place for the kids to play, as there is little traffic. Plus, you can keep an eye on them from the porch.

Our new pool is located just below the main deck, so it's easy to watch the young ones play from there as well.

Many of our guests have vacationed at various spots along 30-A and they tell us the beach is not as crowded here. We like to hear that and hope you do too.

Santa Rosa Beach in February

My husband and I were lucky to find this home on VRBO while searching for a vacation in Florida. We were able to bring our Keeshond on this trip as Ray as made his house pet friendly and that is one of the options we were particularly interested in when searching for a place to stay while we were on vacation. It is a spacious house in a great location. It is a short walk to the white sandy beach. He has bikes available for use and there is a great bike path in that area for 28 miles, so you can explore that area of Florida without getting in your car. You will find many restaurants located nearby and the famous Blue Mountain Creamery is just around the corner. We found a great dog groomer as well, Shabby to Chic, just around the corner as well. This home has a spacious kitchen, eating area and family room. The kitchen is well equipped with utensils and plenty of plates, glasses, pots and pans and an outdoor BBQ. We were greeted with a nice welcome package for ourselves and the dog!!! I appreciate Ray sharing his home with us and look forward to another visit. Ray contacted us a couple of times during our visit to make sure everything was satisfactory as well, we appreciate the extra attention he gave us and know that he is genuinely wanting his guests to have a wonderful stay at his home.

Blue Mountain Breeze

We spent the week of Jan. 3-10 at your Blue Mountain Breeze house. The house was very comfortable for the 7 of us. for an adult family reunion. Despite the cooler (and initially rainy) weather, we enjoyed the beautiful beach and nearby shops. We appreciated the spacious kitchen (since we cooked a lot) and comfortable living areas, the spices/herbs and number of wine glasses, generous supply of tableware, good quality washer/dryer, spacious refrigerator, reliable WiFi.

Best VRBO experiance to date

Very nice spacious house. We typically travel to the area East of Destin a couple of times a year. This year the extended family decided to share a house, since we would all be in town at the same time. We enjoyed our stay at this house. It will be my first stop on VRBO next time we plan a large family trip. Most of the bedrooms in the house are isolated enough that we didn't feel like we were constantly on top of each other even with 2 60lb dogs joining the party. There is a short walk to the beach and plenty of room to gather in the living areas. Over the years we have booked several vacation houses/condos through VRBO. Some managed by rental companies and others by the owners. Ray is by far the best I've dealt with. He was easy to work with and politely responsive to our call when one of the grand-kids managed to lock us all out.

This Blue Mountain Beach House was very nice. It is conveniently located to the beach, shopping, restaurants, cycling, walking/running. Lot's of fun at the private pool! The house is spacious, well laid out, and appointed. All that said, my best recommendation is: I will be back!

Great vacation in Blue Mountain Breeze!

I can only echo the great reviews that this place has received. In particular I wanted to call out the things that we appreciated the most - the lovely outdoor porch that wraps around two sides of the 2nd floor was a great place to enjoy coffee and hear the birds; the bikes that we used every day to visit the towns of Seaside and Grayton and the lovely state park; the comfortable furniture and quality linens throughout the house; and my husband was especially pleased with the huge TV in the living room where he could keep up with the World Series while we were on vacation. The owner was very easy to work with and super responsive to any questions or concerns we had. The neighborhood was nice and quiet and we found a couple of places within walking distance that we enjoyed for dinner. This house made our vacation great and we will definitely return.

This really is the "Best Value on 30-A"

I have been traveling to the area for over 20 years now, and have settled on Blue Mountain Beach as one of my top two spots. I have rented many places over the years, but tend to be loyal once finding a place that I really like. I can say without a doubt that Blue Mountain Breeze is one of those places that I would want to return to year after year.

As stated in the title, this place is a fantastic value.

Access to the beach is an easy walk. This public beach access (Blue Mountain at 83) is one of the least crowded on 30A. The owner provides a beach cart at the house for carting your stuff. The location is also in close proximity to Big Daddy's, if you like renting paddleboards and such. Its also an easy walk to Sally's (the gas station) which has great home-made biscuits -- (though you will want to take an extra Lipitor afterwards)

There is a pet policy that allows you to bring your dog -- which is fairly rare around here. Very few places allow this, so I consider this a substantial bonus. It seems that all guests have been following the house rules, as there is no evidence that anyone has even brought a pet. (We kept ours outside during the day, and crated inside at night)

The house itself is very spacious, clean, updated, and new looking. More than enough room for my family of four and my brother's family of four. Big nice kitchen, living room with a giant TV, large bathrooms, plenty of closet space, new washer/dryer, etc... There is a pool that our girls loved (I think mostly because of the cool lights in the pool).

Also included are four bikes, which turned out to be very new. This was perfect since I was only able to bring my girl's bikes and not me and my wife's.

The owner is wonderful to deal with. Very responsive, provides all the information you need, and is happy to maintain open lines of communication regarding anything about the house.

As I mentioned, this really is the best value that I have found on 30A. I look forward to returning!
