The luxurious 300 square meter stone villa (south facing) was built and tastefully furnished in June 2005. It is located on the picturesque Kas Peninsula. Here you can enjoy the peace and quiet without missing the lively Kas atmosphere. The villa was built according to European standards and a high quality concept. The living room area with open-plan kitchen encompasses an area of 110 square meters. Each of the large bedrooms has its own bath and view of the sea. From the 300 square meter terrace with the 72 square meter pool, there is a unique view over the Mediterranean, the Greek island of Meis and other island groups. Underneath the villa, there is a number of bathing platforms that are reachable on foot (150 meters away). There is a bus service on Kas that serves the whole peninsula running every half hour. This small paradise is located on one of the most southerly points of Turkey, an idyllic fishing village with 8000 inhabitants. Kas is situated in an unique natural location on the Mediterranean and is surrounded by the green Taurus mountains. The town is centrally located near to Dalaman airport (2 hours) and Antalya 3 hours). The Antalya coastal road is a unique experience. Many artists have settled in the town and add to the image of the area. In the streets you can find many cosy restaurants, small shops and pretty old houses. There are some very good shopping facilities and every Friday there is a large market. Silverware, Pashmina scarves and leather goods are cheap here. There are some small guesthouses and only a few large hotels. Kas is a small town and large buildings are denied planning permission by the local council. The peninsula is a part of the Kas region.

Services included in the rental rate and infos: We will try to organize the shuttle service for you from and to the airports of Dalaman and Antalya. The final cleaning is included in the rental rate. The terraces are cleaned each morning, and we also take care of the pool. In the evening, we water the plants, if needed, or we take care of the garden. Expenses such as electricity, water and gas are included in the rental rate. We can deliver bread and water for you, and we can also help you renting a car. If you are not interested in these services (or in part of them), please let us know. If you want to book, we will send you the rental agreement per e-mail. Services with cost: We can of course offer you extra house personnel for your personal service. Therefore, there are additional costs of 50 Euro per employee and per day.

Excursions and sightseeing: There are multiple offers for organized trips in Kas. You can make various excursions by boat (the sightseeing of an immersed city, the transit to the Greek island Meis and many more). You can also make trips to Patara (the birth place of Nicholas), to Saklikent (one of the steep cliffs by a river), to Myra (wonderful cliff sepulchres), to Pamukale (with its lime terrace) and many to many other interesting locations. Furthermore, you have the chance to hike on one of the longest marked and most beautiful hiking trails of the world (520 km). The best season is spring or fall. If you are interest in self organized trips, there are many possible destinations, such as Patara beach, one of the most beautiful beaches in Turkey. This can be reached by a small bus or by a rented car. The drive takes 45 minutes and it is worth it.

A Dream Vacation and Location

We spent a glorious week at the Villa with two other couples. The property is fantastic, the house is exquistely decorated yet comfortable, the location is ideal for exploring or just relaxing. Michael was very helpful setting up the trip and Ulku was a knowledgable and delightful hostess on site. Our holiday could not have been better. I will close my eyes and imagine that infinity pool and the view during the cold days of winter. Do follow Ulku's advice on boat trips, eating and especially the market in town.

Beautiful villa in stunning location

We have just returned from our second visit to Villa Panorama and loved it just as much, if not more, than last year. The villa is located on the peninsula outside Kas and has the most incredible views from all rooms over the sea towards the Greek island of Meis and other islands. The villa is simply splendid and wants for nothing. It is beautifully decorated and immaculate throughout due to the immense love and care that Michael, Ulku and their team devote to it. They have thought of everything to ensure that your holiday is a dream from start to finish. The views are amazing - particularly the view from the wonderful eternity swimming pool. It is even better than the picture on the site. This year we did several activities and Michael and Ulku were very helpful with suggestions. We visited several Lycian ruins which were fascinating, went to a magnificent gorge, tubing down a river, mountain biking through the Turkish countryside and visited the local market in Kas which was brilliant. Most meals we had at the villa (there is a great built in BBQ) so that we could enjoy the wonderful evening sunsets and spectacular views but on a couple of occasions we went to restaurants locally which were really good (Ulku helped us again with these).
We would recommend Villa Panorama to absolutely anyone. It is a dream villa set in a dream location and run by the most wonderful people. We will definitely be back again.

Fantastic Villa Panorama!!

We have just enjoyed a fantastic week at Villa Panorama. The property is just stunning, beautifully decorated complete with fabulous artwork and a luxurious minimalist style. It more than exceeded our expectations, which were very high given the reviews and photographs on the website. The view on waking each morning from all the rooms was spectacular!

We cannot say enough about the pool, in particular, which is designed to make the most of the breathtaking views over the Greek islands. We couldn't drag ourselves away most days, and particularly appreciated the views at night over a few drinks! The property is so peaceful, so we'd recommend it to anyone looking for a quiet, relaxing break.

Ülkü and Michael were both so lovely - you could not hope for friendlier or more hospitable hosts, offering many recommendations for places to eat, drink, visit and shop - with Ülkü even taking us on a shopping excursion which was a lot of fun and ended with us coming away with some lovely local handicrafts! My mum would have taken the whole villa away with her if she could!

The amenities in the villa are first class - we particularly appreciated the fresh bread deliveries daily and the ice on-tap!! The feeling of the place is very much one of luxury.

We visited a few bars and restaurants, but be sure to take advantage of those recommended by Ülkü and Michael as those were by far the best demonstrations of local food and hospitality.

Villa Panorama is very much one of the highest quality places we have ever visited and we would love to visit again soon - it was so hard to leave at all!! We would give it 12/10 and will certainly recommend it to friends and family!

Villa Panorama is stunning

We have just spent 9 days here with another couple and the villa is amazing - the website pictures are exactly how it is.

We spent a great week doing absolutely nothing, lazing my the pool, enjoying the fabulous views over the Med and taking in the hospitality of the people in Kas.

Ulku was always available if we needed her and explained all the local sights and things we could do...we'll perhaps do some of these on our next visit! And the daily delivery of fresh bread is a lovely touch.

Kas is a lovely unspoilt village only 10mins away with a great selection of bars and restaurants.

This is probably the best villa we've stayed in over the years and would highly recommend it to anyone looking for a relaxed and beautiful place in Turkey.

Super villa - cant get it better !!

Me and my group of family members (total 9) have been on the best holiday ever in Kas. The house is very big and super nice with a perfect placement on the side of a mountain. You can sit on the big teresa and have a stunning view over the swimming pool and watch the nice Greece islands in the ocean. The owners of the house are both very service minded and kind to help with arrange of transport, day trips, bread in the morning etc. They are really good to know because they are so much interested to help you in any situations. I can warm recommend this place as a secret diamante in Turkey. It is 100% sure that we will come back to Kas and of course stay at the same place. It's really a 5/5 star place - no doubt !!
