10 Acres, 3 Bedroom, Plus Den, 2 Bathroom Home With Meadow And Mountain Views
Our cedar-shingled, A-framed house is set on 10 acres of lawn and meadow surrounded by beautiful views of the Catskill Mountains. With ceiling to floor glass sliding doors in every room and a wrap-around deck, it is the ideal place to soak in the tree and mountain beauty and relax in absolute silence. The house is in an upscale community but isolated from views of other homes. To the west, one looks onto a seven-acre meadow with lovely views of the Catskill Mountains. To the east and from the kitchen and living room, there are more mountain views and a spectacular view of the Vega Valley.
The living room has a beautiful cedar cathedral ceiling with a ceiling fan and large working fireplace. An island separates a fully equipped kitchen from a small dining area. Behind the living room on the first floor is a den, bedroom with a queen-size bed and full bathroom. Upstairs, there are two bedrooms (one with a queen-size bed and one with two twin beds) and a lovely, full bathroom with bidet. The house is furnished and decorated with design and comfort in mind.
The house comes fully equipped: high quality sheets, down comforters and blankets, heated mattress covers for the winter, towels, hair dryer, complete set of silverware, dishes, pots and pans, glasses and a variety of utensils, toaster oven, microwave, blender, juicer, coffee maker (both Melita and stove-top espresso machine) and dish washer. Washer and dryer in the basement.
Satellite TV, DVD player and stereo. Internet access. Mobile phone service is available.
There is an outside wooden table (umbrella in the middle), built into one corner of the big wrap-around deck . In addition, here are three lounge chairs, a small bistro-type table with two chairs as well as other types of seating. and a gas grill.
While the 10-acre property is set up high with spectacular views, the land is flat or slightly sloped and perfect for leisurely walks or children’s play. There is a bocce court on the lawn a short distance from the house. The house also comes with privileges to the Roxbury Run Swim and Tennis Club (in the community), which in the summer offers an outdoor heated pool and two tennis courts surrounded by trees and mountains.
As the house abuts a abuts a 350-acre property open to homeowners of the community and their guests, one can set out directly from the house for long hikes in the summer of walks on snow shoes or cross-country skis in the winter.

The house can be enjoyed all year round: swimming in the summer, beautiful views of the changing colors of the leaves in the fall, skiing nearby at Belleayre and Plattekill ski resorts.
Golf is available 15 minutes away at the Hanah Mountain Resort & Country Club.
During the summer, spring and fall, a ride on the Delaware and Ulster Railroad between Arkville ad Roxbury for a scenic view of the Catskill Mountains. Durr.org
Fresh produce, locally-made cheeses , sauces, bread and handmade crafts from mid May through mid October at the Pakatakan Farmers Market (The Round Barn Farmers Market).
Kayaking and canoeing on Lake Wawaka in Halcottsville.
Horseback riding and instruction is available nearby at the Stone Tavern Farm.
Great hiking. Trails are well marked and range from easy to strenuous. There are books written about these trails available in bookstores and on Amazon.
The Belleayre Music Festival runs all summer long and offers a variety of concerts from classical to jazz to rock and reggae.
About 30 minutes, there is white-water tubing on the Esopus (Phoenicia). In the same area are the award-winning spas Emerson and Copper Hood. The area around Rt. 28 offers great restaurants.

We live and work in Manhattan. We bought this home in 1988 as a retreat from the city and place to give our son more freedom. We still use and love our home, but as we are an international couple and spend time oversees, we decided to selectively rent our mountain retreat.

We are located 700 feet up on a 10 acre meadow surrounded by woods and mountains and abutting a 350-acre piece of land. While part of an upscale community, we are isolated from other homes. Our land is flat and ideal for sports, hiking or snowshoeing.
