A world of nature’s wonders and remarkable beauty await your discovery and enjoyment in this idyllic 3 bedroom plus den (which can be used as a 4th bedroom), 4 bathroom home. Note: Steep drop offs, NOT toddler friendly.

The open main living and dining areas under the palapa provide elegant comfort and breathtaking views allowing you to fully embrace the warmth and beauty of this very special location. Nestled between the ocean and the jungle every view is full of life and beauty. Whether it is the whisper of palm fronds or an unforgettable sunset, this spectacular setting will fill your heart with lasting memories. Located on a bluff, directly over the Pacific Ocean, the villa overlooks the sea, with views toward Sayulita, the San Pancho beach and President’s Point. At night the lights of Sayulita twinkle and sparkle in the distance. You will have the perfect view of any fireworks displays from San Pancho or Sayulita. They are very frequent on weekends and inspire lots of oohs and aahs when viewed from the villa. We’ve seen many of the dazzling displays from the master bedroom deck or even while in bed. During whale season (December through April), it is not uncommon to see a big splash or a spout of water from a passing pod of whales. Mesmerizing sunsets, many of them with the infamous “green flash”, are a glorious sight to enjoy at the end of the day.

Each bedroom has its own peaceful, cozy deck perfect for enjoying the view, starting the day or ending the day with a beverage, having an intimate conversation with your special someone or enjoying a favorite book. The bedrooms offer the option of air conditioning. Outdoor showers provide an exotic treat for city dwellers. While staying at this villa, you truly feel like you’ve entered another world far from the stress and strain of everyday life.

The private outdoor deck and heated infinity pool are the perfect place to unwind or relax and soak up the sun. If you would like to go to the beach, it is a short walk away and is uncrowded. We provide beach chairs and an umbrella for your use and convenience.

A poolside BBQ is available for grilling whatever you choose. Freshly caught fish is available in town daily if you want a local specialty like dorado (Mahi Mahi). The village does have amazing restaurants. We encourage our guests to explore the many fantastic choices available in town although some guests are so comfortable once settled into the villa that they would rather stay put. Arrangements can be made for our staff or another local resident to cook dinners for you if you would like that option. If you love to cook, we provide you with suggestions for grocery shopping. Let us know if you would like to have groceries delivered before your arrival for an additional fee. We do recommend the experience of shopping in the local supermarkets. There are several convenient places to stop between the airport and San Pancho.

The entire house has a state of the art water purification system, but we also provide bottled water.

Housekeeping is provided Monday through Saturday mornings.

From the moment you arrive, nature’s sounds will be your background music. Bird songs and surf will serenade your stay. Chacalacas and beautifully colored Great Kiskadees with their boisterous singing voices might tell you it’s time to get up and smell the coffee. On occasion you may witness an exchange between a squirrel and a woodpecker arguing over a treat in their favorite tree. Pelicans and frigate birds fly overhead and often at eye level or even below right next to the house and infinity pool. Curious little lizards scuttle by with a shy hello. In the fall fireflies light up the night. Each season has its wonderful bird and animal visitors flying by or dropping by to meet and greet the humans.

La Casa Palapa provides a treasure trove of subject matter for photographers. Bring lots of memory cards along with your camera. San Pancho offers a variety of outdoor adventures for enthusiasts of all levels.

We built this home in 2005 after having another home in San Pancho. When this lot became available, we knew we had to have it. We love our home and find San Pancho to be the most delightful town we have seen in Mexico. It is a wonderful change from our other residence in Olympia, WA,

We had the best vacation ever! In the Jungle Bedroom we enjoyed the fresh, tropical breezes while watching the ocean from bed. Sunsets were awesome, and we saw the green flash - a lifetime thrill! The minute we walked into the home we were relaxed and happy and could easily have spent our entire time enjoying the views. But we are so glad that we explored San Pancho. It is still quaint enough to be surprising and charming (a worker leading his palm frond loaded donkey) but sophisticated (art galleries and fine dining). We weren't foresighted enough to learn Spanish before our vacation, but it was no problem. Most of the warm and friendly Mexican folks we met are multi lingual. And our personal safety was never in question. We will return.

What an incredible stay. We had our four adult children and our daughter in law staying in San Pancho for the first time. They can't wait to get back. The outdoor living space gave us the feeling of being part of the jungle and ocean all in one. Eva and Slyvestre took great care of the whole family, Eva's dinner was fantastic. The town of San Pancho has so many wonderful people and truly great dining experiences. We will be back. Thanks for all you did and for sharing your home.

Perfect San Pancho vacation

I'm late writing this review but have recently been recommending San Pancho to friends so I'm reminded to provide a review. We were 3 couples vacationing March 2013 for one week. I can't recommend this beautiful house enough. We loved the pool, the outdoor showers, the privacy and spaciousness of the bedrooms, the comfortable living area, the fantastic view, the birds in the trees, the helpful staff (Eva and Sylvestre), the wonderful meals Eva cooked for us, the morning hikes through the jungle, the daily housekeeping service (heaven!), and easy communication with the owners. This house is just perfect. I hope we'll have the opportunity to return. Thank you for a fantastic vacation!

A lovely home in a sweet seaside town

This home was truly lovely. We were only 2 couples with room for more. Spotlessly clean, comfortable and with magnificent views from every vantage point, La Casa Palapa is a terrific place to put your feet up, read a good book, and enjoy the beauty of this part of the world. Steep driveway and a good walk from town necessitated a car rental (Gecko Car Rental in Bucerias worked nicely for us.)

Owner's communications were great, housekeeping excellent. Quite private and just right for a week in the Mexican sun. San Pancho has some wonderful restaurants, and local sight-seeing is interesting enough to keep people busy, if that is what you desire. For us, beach, food, and rest were plentiful here.

We hope to return to this property again soon.

A Wonderful Week In A Beautiful Home

I contacted the owner in the Spring when our family decided to have a get together in a new and exotic location. They got back to me right away, answered all my questions, and couldn't have been more helpful. The house and situation are as perfect as the reviews and photos imply. We did end up renting a car after we got to the house and realized it was just far enough from the center of town that the car made getting around and doing things that much simpler. It is also easy enough to walk to the village and the beach and it's good exercise.

The pool was perfect, though the water was cool, we never heated it because it was the ideal antidote for the heat and jungle humidity. Blissful.

We organized with the housekeepers, Eva and Sylvestre, to prepare a dinner of us one night for the 6 of us and 4 friends from the states who were staying in town. They did a great job. Eva made a terrific ceviche, fresh fish, red rice, salad and tortillas. All excellent. A nice family style meal. Loved Eva and Sylvestre. Very nice people who don't speak English but we all communicated somehow. San Pancho is a friendly, lovely town and there is plenty to do here and in the surrounding towns and villages. All the restaurants in San Pancho that we tried were very good and 2 beach clubs at the end of the Malecon are great. Maria's has fantastic live music Monday night besides great food and friendly service. Also excellent breakfast.

All in all we had a superb week in San Pancho and La Casa Palapa.

Paradise Found

Wow! I just returned tonight from a 4 night stay at Casa Palapa with three other women to celebrate our 40th birthdays, and wanted to make sure to get a review in before I forgot the details! This is a fabulous place - we all just kept repeating over and over how lucky we were to spent a long weekend in such a perfect place!

The views can't be beat. We spent huge portions of each day under the palapa, and by the pool, just staring out onto the San Pancho beach and the ocean beyond. The house has 3 main bedrooms - 2 of which are on the main (top) floor with incredible views that go on forever. There is a 3rd bedroom downstairs which is great, although would be a little less desirable in terms of a view (but has a great garden/jungle feel). The den easily served as a 4th bedroom for us. All 4 of these bedrooms had private bathrooms with outdoor showers.

What I loved was how much outdoor living space there was - the long couches under the palapa were perfect when it was too hot to be in the sunshine, there were two dining tables outside, and 3 lounge chairs for sunbathing. We spent very little time inside our rooms, instead spending time in the common areas which were all outside.

Eva and Sylvetre were terrific - showed up for a bit most mornings, but also returned to cook dinner for us 2 times - delicious. They were friendly and helpful.

Only notes to be aware of for "discerning" guests (none of which made it less than 4+ stars for us):

1) you are in the jungle, so be prepared for some wildlife - not a ton of bugs, but the "tejones" (like a badger/monkey combo) can make an appearance at night, and the birds are not quiet.

2) If you are in the bedroom farthest from the beach, the crashing of the ocean waves is LOUD at night.

3) Walking to town is a trek - we did it pretty much daily, but if you don't have a car (we didn't), it can feel a little out of reach. We were fairly active, but not all members of our group wanted to walk to town each day. (But when we did, we loved dinner at La Playa on the beach)

4) Not a lot of hot water in all of the outdoor showers (but the views - wow!!).

Would highly recommend for a girls or guys getaway or for a group of couples. San Pancho was a terrific town, we enjoyed heading to Sayulita to spend an afternoon, but overall, we probably could have spent every moment admiring the perfect view of Casa Palapa - it felt like our own private hotel. We definitely hope to return someday!

Polo- La Patrona Polo Club *** Grand Opening of new location coming soon in 2015***You will be blown away by this incredible world-class polo venue located in a quiet fishing village. Work is progressing steadily on the amazing facility and restaurant in its new location. It will definitely be on the list of places to experience while in San Pancho. It will be the envy of polo clubs around the world.

Yoga - El Estar Yoga and Wellness Center offers classes and healing therapies. A schedule of classes as well as a menu of services can be found on-line at

Nature Walks and Orchids - Lo de Perla Jungle Tour ( If you want to experience the local flora and fauna you can participate in a guided 2-hour jungle walk through mango orchards and native jungle plants and end up in a garden of over 500 exotic orchids.

Birding - Birding San Pancho has bilingual guides and offers tours for both beginner and advanced birders. Visit their website for more information at

Sea Turtles - Grupo Ecologico de la Costa Verde is a local conservation organization actively engaged in protecting and preserving endangered local sea turtles. If you would like to tour the turtle nursery or participate in a hatch release (usually summer or fall) contact T-shirts are also available for sale to help support the organization and make a great souvenir.

Zip line canopy tours - If you would like a bird's eye view of the area, head over to Sayulita (5-mile drive from San Pancho) and take a zip line canopy tour. For information visit

Alta Vista petroglyphs - Diva Tours in San Pancho ( can arrange a tour to ancient petroglyphs. The hike takes you through the jungle, along a river, and ends up at a stunning natural location (I don't want to spoil the surprise). The petroglyphs are difficult to get to on your own so a guide is recommended for this adventure.

Tours can also be arranged for fishing, surfing, stand-up paddle boarding, kayaking, horseback riding, whale watching, and shopping. Tours are also available to San Blas. A real life version of Disneyland's jungle boat ride (La Tovara) is an adventure for the whole family. You'll see rare birds, turtles and crocodiles as your guided panga boat meanders through the mangrove wetlands. You can stop at a crocodile nursery and a restaurant for lunch. A swimming area with an underwater fence to keep crocs out is available with a swing to jump off into the water. Swim at your own risk.

Community - to get a real feel for the community spirit in San Pancho, visit and tour Entreamigos, a non-profit organization which benefits children. An on-site gallery and store are filled with handmade and one-of-a-kind items as well as local organic food products. It is the perfect place to inquire about local events and activities.
