River Woods Ranch is in the artistically creative hamlet of Three Rivers, California where three forks of the Kaweah River converge. It is for adventurous, discerning travelers who value privacy and comfort in a tranquil, rugged, wild natural environment. This rare resort property is a destination in itself; travelers may not want to leave the grounds of River Woods Ranch with it’s great stretch of river frontage, natural beauty, unspoiled scenic views, riverfront picnic areas, private trails, spectacular star-studded night sky and top notch accommodations. The property is located in Central California, approximately 30 minutes east of the City of Visalia, roughly halfway between Los Angeles and San Francisco; Fresno International Airport is just over an hour’s drive away, and the Visalia Municipal Airport is thirty minutes away.
This serene ranch home is nestled at the end of a dirt road. The property is private, farm gated, and bordered by a mountain and a river. The property also abuts hundreds of acres of Federal Bureau of Land Management wilderness. The ranch is a “gentleman’s ranch” and domestic livestock are no longer kept on the property; there are, however, two horse corrals, a hitching post and a detached workshop. The ranch property, with its lichen covered rocks, is wild and rural. It is filled with a beautiful Sierra Nevada foothills blend of Sequoia, Oak, Manzanita, Redbud and Sycamore trees. There is some of the best bird watching in California right on the property; abundant wildlife also includes fish, fox, coyote, scorpions, deer, mountain lions, bears, bobcats, bats, possums, skunks, and snakes (including rattle snakes). It is like having your own private nature preserve and no, guests are not allowed to hunt on the property; only passive recreational activity is permitted (no ATV’s or motorized dirt bikes please). A priority at River Woods Ranch is to live in harmony with nature, enjoy a rural lifestyle, and preserve the animals, plants and natural communities that represent the diversity of this area.
River Woods Ranch feels remote with its private farm-gated dirt road and a swath of river frontage stretching long enough to enjoy tubing down the river while still remaining on the property, yet it is readily accessible to conveniences and services as it is centrally located within the community of Three Rivers, California. It is only minutes to the town market, quaint local shops, antiquing, patio-boat rentals on Lake Kaweah and numerous other recreational amenities. The town is known for being one of the “coolest” interesting small towns in America.
River Woods Ranch is a romantic couples hideaway, a family oriented, “re-connect” getaway or a small group retreat paradise. The single story ranch house has three bedrooms, two full baths and a den; it also has two large furnished decks, one wrap-around deck is attached to the home and a second covered deck at the property entrance. You can tube down the river from nearby the house and land at the property entrance deck for some relaxation after your tubing adventure! The home sleeps six to eight people: there is a California-King size bed in the master bedroom, which has its own full bath, a Queen size bed in the guest room, and two sets of bunk beds in the third bedroom, consisting of two full size beds on the bottom and two twin beds on top. The house is decorated in a welcoming, elegant, country French provincial style with limestone flooring in the kitchen, living room, baths and hallways. This vacation home is used and loved by the owners who have maintained the property for almost a decade, protecting nature and preserving this property for future generations. It is sincerely hoped that all guests will love, treasure and respect this remarkable home and property. The house is immaculately kept and furnished with beautiful antiques and artwork. Amenities include:
• Premium luxurious designer bedding (linens are fresh, clean and commercially laundered, including the comforter duvets, sheets and towels);
• High quality kitchen appliances and dishware;
• Wi-Fi DSL Internet access;
• Three flat screen televisions with Dish Network satellite service;
• State of the art central forced-air heating and air conditioning;
• A very efficient and very effective wood burning stove in the living room (for a cozy evening);
• Cellular mobile phone service is limited to AT&T, the only service available in this rural part of Three Rivers, so “land-line” telephone service within the continental United States is included in the weekly fee;
• Also included is a mid-week house cleaning and change of sheets (for stays of seven nights or more);
• Soaps, shampoo, conditioner and blow dryers;
• Outdoor barbeque;
• Supplies for light kitchen clean up;
There is an outdoor stone campfire on the grounds as well a horseshoe pitching set available for some friendly competition. There is a roping dummy steer head with lasso-lariat rope for kids of all ages to practice rodeo roping. Also included is the use of fishing equipment, yoga mats, two mountain bikes, river tubes, beach chairs, games, movies, books, barbecue grill and sleds for winter snow in nearby Sequoia National Park.
Three Rivers is a year round vacation destination. Local activities include, horseback riding, swimming, boating, river rafting, fishing, hiking, and relaxing. Throughout the year there are local music festivals, including an annual jazz affair, local rodeos, roping contests, artisan tours, garden tours and the annual World Agriculture Expo at the International Agri Center in nearby Tulare, California.
River Woods Ranch is an approximate fifteen-minute drive to the entrance of the Sequoia National park, one of the finest National parks in America. This U.S. National Forest is named for the world’s majestic largest trees; the park has the greatest concentration of giant sequoia groves in the world as well as the General Sherman Tree, the largest living tree on earth. The Park also has granite monoliths, glacier-carved canyons; limestone caves, roaring world-class whitewater rivers and scenic lakes. Mineral King Valley is also nearby, adjacent to Sequoia National Park, this secluded part of the Sierra range of America’s peaks and valleys have been compared to the Swiss Alps.
The legal stuff:
At River Woods Ranch, there is a strict no pets policy (some guests are allergic to pets, they also scare away our wildlife which we wish to preserve and, perhaps more importantly, your pet may become prey to the wildlife animals, so please leave the family pets at home), no smoking indoors (smoking on the deck is permitted but use caution at all times as this is a brush zone), and no more than eight guests to a reservation (the house is on a septic tank and a water well and we do not wish to tax the system with too many guests using it at once. Each child is counted as an individual guest). Violations of these policies will result in the forfeiture of the rental fee and deposit and the Ranch reserves the right to turn away violators of these policies. The home is not recommended for toddlers and children under age 5, as it is not baby proofed and the master bedroom is located in a separate area away from the two other bedrooms.
The Money stuff:
The house is rented with a three night minimum, arrival after 4:00 pm and check out no later then 11:00 am, so that all guests may be accommodated with an exceptional level of service. For stays of seven nights (or more) staff will provide a mid-week cleaning of the home at approximately 11:00 am (vacuum, change of sheets, empty garbage, cleaning of the bathrooms); a grounds keeper will also be on the premises for outdoor care-taking on Tuesday.
Payment of a refundable $500 security deposit and purchase of a renter's insurance policy in the amount of $69 is required, as is a $250 cleaning fee. Payments will be processed fifty (50%) percent at the time of reservation and the balance four (4) weeks prior to the arrival date and are non–refundable if not canceled four weeks prior to booking date. If we can re-rent the house during the cancelled time period then there will be no forfeiture of deposits or fees and only a five (5%) percent fee will be charged. If booking is made within four weeks of the intended stay then payment in full is required at the time of reservation.
