50 Acre 3BR large home With Private Pool Overlooking Macal River Valle

One of the finest homes in Belize, Kukulkan Villa is a private 50 acre estate with hardwood floors and marble baths complete with trails and 3 full time staff onsite and only 10 minutes from San Ignacio. We have a beautiful and completely private glass tiled pool and 2000SF of decks overlooking the magnificent Macal River Valley along with 3 kayaks you can use on our 1/2 mile of river frontage.

Your rent includes daily maid service and if you don't come in your own car (always get 4 wheel drive for Belize) you can have use of our 7 seat truck with our driver, villa manager Leonardo who knows the country and will drive you out to the nearby sites or take you to nearby restaurants. If you take a rental car you can still have Leonardo drive you if you wish at no additional cost. In fact our staff of three will always be there for whatever you need day or night.

Although we are just a few miles from town this hidden location will let you see more toucans flying at eye level and parrots squawking above you than you can imagine and the amazing star studded night sky and sounds and soft breeze of the jungle will gently lull you to sleep.

Although off the beaten track we have more modern conveniences than most hotels in Belize with Wifi throughout the house complimentary and a 52 inch TV with satellite connection and Apple TV with Netflix as well as a USA phone for calls to or from the states and use of my local cell phone for your convenience.

Although we encourage people to simply relax in our pool or kayak in the river or hike on our trails you can also go to nearby sites on your own vehicle or my truck with Leonardo and you can also access the nearby world famous Lodge at Chaa Creek including going on any of Chaa Creek's trips at the same cost as their own guest.

Our villa is really one of the finest and most unique designer homes in the county which took two years to build in its very unique location. Our master bedroom and second bedroom have marble baths with huge showers and a 3rd bedroom has two double beds and is near the largest master bedroom.

Kukulkan is located just 10 minutes away from the town of San ignacio yet will feel a hundred miles away although occasionally the sounds from a nearby village across the river come drifting over.

The Moh family who are Mayan and from the south of Belize will take care of you. They also live on the property in their own house a hundred yards away. The property is fenced in and there are two friendly but protective large dogs who stay outside. Leonardo Moh is the villa manager and he can not only drive you to shops in town or do a Belize style barbecue for you on our big outdoor gas grill but also tell you about all there is to do nearby. His wife Adelita will take care of the house and make you a nice traditional mayan soup or Belizean dish if you like and maybe some handmade flour tortillas. Leonardo and Adelita have two lovely daughters, Lulu and Sherrie who you will also enjoy meeting as they come home from school in town. Their cousin Andrew Moh is a young man who also works with us and will be there to take you on walks on the trails and show you all around the hilly 50 acre estate.

Staying at Kukulkan is staying in a very special home built for the environment and very sensitive to the environment. Most of the lighting is LED and our power comes from solar panels with our propane generator as back up. Our water source is the sky and we have 15,000 gallons of storage. We are very much off the grid yet have all the modern conveniences. We do however ask that bedroom air conditioning only be used during times of extreme heat and not in the winter months when the weather is mild and the evenings are cool and pleasant. We also really want our guests to get a feel for this special environment including the sounds of the evenings and roar of life all around you as the sun sets and rises. It is really just an amazing experience. The living areas do not have a/c but rely on our modern fans and gentle breezes. We are on a hilltop and the house was designed for cross ventilation with large sliding glass windows.

In the evenings between 7-11pm when you look out our decks over the river valley below you will often see clouds forming and curving above the gentle angles of the twisting and turning Macal River . It's an amazing site as these clouds form and slowly rise so that on a typical night by midnight or 1am you are quite literally sleeping in the clouds. That is why although the sun rises facing the bedroom windows each morning we have no curtains as the clouds that form in the night protect you from the morning sun and become a natural curtain diffusing light until they burn off later in the morning. (no one but birds can see inside)

Come to Kukulkan and I promise you will remember it all your life. If you have an eye for deep green forests and natural beauty and the sounds of birds and nature and would enjoy some oxygen therapy by living amidst the freshest air in the tropics this is most definitely the place for you. But of course you will also get to relax and be pampered. And should you wish a spa treatment we will take you right over to the nearby Chaa Creek Spa or have a masseuse come over to the house to take care of you right on the deck.

I fell in love with Belize over 30 years ago as a young man and have come back many many times. In 2003 I decided to semi-retire and completed this house in 2006 as a place to live. It took two years to build and I was lucky to have Irish designer and Belize resident Brendan Odonoghue help me design and build my dream house.

I have traveled a good deal in my life and you will see some of my art collection in the house including a piece by my old friend Gregory Amenoff Professor of Art at Columbia and well known artist whose large abstract painting greets you on the way into Kukulkan. I lived at Kukulkan for almost 5 years before deciding to move back to Texas and get involved once again in the hotel business. I was part owner of The Stoneleigh Hotel, a luxury boutique hotel in Dallas for many years and am presently developing a new hotel concept although I come to Belize and relax at Kukulkan whenever I can.

I love Belize in large part because it is a special place filled with charming, warm and friendly people. I suppose it is the people of Belize more than anything that kept me and continues to keep me coming back to this beautiful country. I encourage my guests to get to know not just the physical beauty of this land but also the kind and gentle people of so many races and backgrounds who inhabit Belize and make it their home.

I had been traveling to Belize since 1981 taking a week to rejuvenate myself every few months. For many of those years in the 80s and 90s I had an active business and political life as a lawyer and member of the Texas House of Representatives and escaping to Belize was critical in keeping my sanity.

My trip was always a mix of spending some time in San Pedro on the seaside and then going inland and staying at The Lodge at Chaa Creek. I remember in the early 80s when Chaa Creek first opened and had 3 cabanas and one outhouse. Today Chaa Creek is one of the finest mountain lodges in the world and its owners Mick and Lucy Fleming are among my closest friends. In 2003 when I decided to base myself in Belize it was the magnificent beauty of the Macal River Valley and the land around Chaa Creek that attracted me. I wanted to live in this rich green environment full of both the beauty of nature and charming and friendly people. At first I stayed with Mick and Lucy at Chaa Creek then rented a little home in town. Within a few months Mick Fleming found me this very special 50 acres right on the Macal River and just one mile down river from his own Chaa Creek. I bought it and proceeded to design and build my dream home with the help of the amazingly talented Brendan Odonoghue who is without doubt the leading designer in Belize. That dream home is Kukulkan. With Mayan ruins literally right on the property we named our villa in honor of the leading Mayan god who is featured in Chichen Itza.

Over the years we expanded the trails, built the swimming pool to hang over the valley and planted many fruit trees. Come in the summer and enjoy our mangos and avocados.

I love this 50 acres of greenery and trails and riverfront as much as I love the special house we built to sit atop and be a part of this unique and special environment.

Let me simply make a list of some of the special things you should not miss while staying at Kukulkan.

1/ Just lay out on the comfortable lounge chairs on the deck in the evening and watch the stars. Do it for 20 minutes and your bound to see a shooting star and more stars than you ever saw in your life as well as whole clouds of galaxies in the distance.

2/ Open the windows and listen to the sounds of the night when you go to sleep. You'll sleep well. I have come to miss it so much that when I'm gone I listen to recordings of evening sounds to help me sleep.

3/Take a walk on the Kukulkan trails with Leonardo or Andrew (and the dogs if you like) and make sure to visit the orchard area just above the river for a special memory and have a nice swim when your done.

4/Get Leonardo to drive you over to Chaa Creek for lunch and a visit to their museum and butterfly farm or maybe have a treatment at their elegant spa. If you feel energetic take the kayaks to get there . It will be harder getting there going upstream and quite easy downstream on the way back.

Just relax and enjoy my home. And maybe take an outside shower on the master bedroom deck.

Everything is quite private at Kukulcan. I designed it that way. In fact clothes can be optional as no one can see inside the house from the front of the house and only birds from the back side which is mostly a wall of windows that open to the Macal River Valley.

I think you'll like it. I know you'll never forget it.

Villa Kukulkan was amazing!! Owning vacation homes in Placencia, Belize and Texas I feel I know what guests want. This home had everything. The home was unBelizeably gorgeous inside and out, the property was impeccably cleaned and maintained and the staff was warm, inviting as well as great at their jobs! Besides the beautiful setting at Kukulkan; which in itself makes a relaxing vacation bird watching on the patio or canoeing in the river, the location is fantastic. My family has stayed in eco lodges in Cayo several times in the past and had great vacations. What set Kukulkan apart was that it is an easy 10 minute drive to town. In past vacations we had never enjoyed all San Ignacio has to offer. This trip we had an amazing dinner, saw a local dance presentation and enjoyed the casino all just 10 minutes from the villa.

Our family had a perfect stay at Kulkilkan! We were traveling with a baby and a great grandma and staying in a house was the best option for us. This house was perfect! From waking up floating in the clouds, to hiking to the private river front, we loved the accommodations! Our family is adventurous and we like to get out and see the sights. At the house, Leonardo and his family will make sure you are able to see and do what you want to. They will ensure you have everything you need and if you're lucky, Adelita will even cook for you! We spent time swimming in the pool, watching the birds and other animals in the jungle, went to the local Saturday morning market, visited local ruins and drove to pine ridge to swim at the base of waterfalls. If I ever return to Belize, I will be sure to stay at Kulkulkan again!

We just returned from three nights at this home, and it was perfect for our family of five.
Alvin, the owner, is quick to respond via email, text or phone. He lived in Belize for a while so is very helpful with questions about itineraries or activities. He arranged our trip to Tikal and even arranged our reef fishing excursion while in San Pablo.
The property is about 10 minutes from town, but the town is easily accessible despite the home being off a (well-cleared) dirt road. As you enter the house through the front doors into the great room, you are greeted by expansive views of tree tops and the jungle below and you recognize that this is a special place. It is truly breathtaking. Most of the rooms have access to the outdoor deck through sliding doors, along with floor to ceiling windows through which you can enjoy the view from indoors. Really, there is nothing quite as peaceful and serene. We were so smitten upon our arrival that we cancelled our zip-lining excursion and dinner plans in town just to stay home and enjoy the sounds of the jungle and the sunset.
While the property is spectacular, Leonardo and his family made our stay unique and memorable. He lives on the property in a separate home next to the main house with his wife, two daughters, nephew and two dogs. My family has traveled extensively but rarely have we encountered people who are as thoughtful and gracious as Leonardo and his wife, Adelita.
Each morning was a new adventure for us, whether it be zip-lining, cave touring or Tikal, and Leonardo was always ready and waiting for us. He shared stories and tales as we made our way through the day. He drove through a wet, steep, unfamiliar road to bring us to a local cave, waited patiently for nearly three hours as my family zip-lined, and accompanied us as we explored Tikal for the entire day. He introduced us to delicious local food and walked with us through grocery stores as we navigated the unfamiliar shelves. Leonardo was a pleasure to be with, and we feel fortunate to have spent so much time with him.
While we were out for the day, Adelita came into the house to clean. She also washed, dried and folded our clothes after a muddy, wet day of zip-lining, and on the final evening she came with a big pot of warm, home-made tamales which were delicious!
I would not hesitate to return to this home and would highly recommend it to anyone seeking the tranquil beauty of Belize’s jungle.

Traveling with a group of five has landed us in homes and apartments throughout the world. Even when compared against spectacular properties such as an over-the-water house in the Maldives or a home within a game lodge in South Africa overlooking hippos, this property stands out.

The home is situated atop a hill affording stunning views across the jungle top without a building in sight. The photos hardly do it justice. In keeping with this oasis-like feel, only the noises of the jungle interrupt a quiet that envelops the expansive deck. The home spans nearly 3000 square feet. Despite this splendid isolation, the house is outfitted with every modern convenience including a large kitchen, air conditioning and wifi-internet that is faster than you’d expect. A loaner Belizean cell phone, a US Vonage phone line and Apple TV round out the technological treats.

When booking the home, I had begun with the destination of San Ignacio in order to afford easy access to Tikal. However, this home is truly a destination on its own. Even when surrounded by attractions in Cayo, we were content relaxing to the jungle view. We even skipped eating out at the nearby boutique lodges for the comfort of take-out BBQ and local stews eaten at our temporary home. While I wasn’t seeking an “eco” stay, it is notable that house if off-the-grid, using water from rainfall and powered with solar cells supplemented by a generator. The occasional water pump does break the silence but did not disturb us.

The presence of staff seemed like a minor point at the time of booking. However, they make a big difference. Leonardo picked us up from the airport and was our constant companion/driver/care taker the whole time. We didn’t need to arrange any transportation. He would take us to the grocery store, bring us out to eat and drive us to our excursions to Tikal, to caving, to the Belize Zoo and zip lining. While many other homes that we have rented have provided a “butler,” I have always found that experience a bit strained and awkward. This is not the case here. Leonardo is more like a really helpful brother in law. His wife Ardelita helped us with doing the laundry and even made us tamales. Considering the home’s size and the personal staff, this home is a massive bargain when compared to nearby Chaa Creek and Kaana lodges.

All in all, I can’t say enough about our experience. Highly recommended.

Hope you come back some time and stay longer. You haven't tried Leonardo's barbq on the big deck or Adelitas chicken with rice and beans yet. We would also like to take you and your family up to the Pine Ridge and bring you to my special hideaway swimming hole in the Privission Creek and follow that with a lunch of Frances Ford Coppola's pizza at Blancaneux Lodge.

We are a very private reserve and modern villa yet off the grid and 2 miles down a dirt road we built. We are gated and fenced but only 10 minutes into the town of San Ignacio. We can arrange to have local food and barbecue prepared by our own staff or drive you to any nearby restaurants or take you shopping for wonderful ingredients then come and clean up the mess when your done cooking should you wish to cook your own meals.
