LIKE NEW CONTEMPORARY VILLA WITH PEACE & PRIVACY ON 2/3 ACRE & NATURE PRESERVE.

How about your own private 'estate' on two thirds of an acre with public water and sewer all graced with huge Bismark Palms and really BIG Oak Trees. Enjoy a contemporary, open floor plan with 10 sliders to lanai and pool. Peaceful, unique, S.W.Florida, residential location on a quiet cul-de-sac like residential street, abutting a huge green preserve in back with great sunsets (Southwest & West rear cage and pool exposure). Enhanced privacy not only from the huge green preserve in back, but the owner's lots on either side of the house are vacant. This creates 2/3 of an acre of peace and privacy. Rotonda is a deed restricted community and according to the Association's website, 'the community contains 8,000 home sites with over 5,000 homes completed and is experiencing rapid growth. Residents are predominantly full-time homeowners and their families, as well as tenants and those who winter in the community.'

Rotonda West is designated as a bird sanctuary containing: approximately 30 miles of Fishing and Kayak waterways, 6 Golf Courses, Tennis Courts with rest rooms, and Bike and Walking paths. Nearby are: MANY fine beaches, State and County Beach Parks, excellent fishing (including world class trophy Tarpon fishing at Boca Grande Pass), top notch boating, boating excursions and marinas, and great shopping just 5 to 10 minutes away. This wonderful location is Off the beaten path of heavy traffic on a peninsula in Charlotte Harbor near the Sanibel - Captiva Island chain. The area of your own estate like grounds is referred to as 'White Marsh'....one of six or seven separate neighborhoods in Rotonda West. Some of these neighborhoods are older and some are newer. When describing the Rotonda area, a very recent professional real estate brochure described White Marsh to be “the newest and nicest neighborhood....' We have a MINIMUM CORE, 2016 RENTAL OF 3 MONTHS AT $3200 per month. Lower rates are available for April and May, 2016 and December, 2015. We do not do daily or weekly rentals. Since Jeannie continues to work full time as a professional in Business Management and Accounting. Jim handles the rental details. Why Jim chose Rotonda

We chose Rotonda WEST and the Placida /Gasparilla area because of incredibly lovely beaches & relatively uncrowded roads to those beaches. When one crosses the bridge to nearby Gasparilla and Boca Grande, one passes over some of the loveliest turquoise water in South West Florida; never mind the lovely scenes of boats and fishermen. We thought we would build in Naples, or Fort Myers, or Estero, but found them TOO crowded with TOO much traffic! So, we then custom built this house in Rotonda to take advantage of a HUGE green preserve in back, sunsets off the lanai, and the tranquil vistas of a nearby, small, peaceful, preserve pond/marsh (check the map location) where Snowy Egrets and Herons roost as lovely sunsets filter over the Preserve's many huge Palms and Giant Oaks. To ensure privacy, we also purchased the lots on each side of the house creating a mini estate! We are blessed with short drives to many wonderful, uncrowded beaches, marinas, recreation spots, County and State Parks, great shopping and SIX GOLF COURSES right in our Rotonda West Community! Minimal traffic makes morning and evening walks along our 30 miles of waterways a pleasure. Our home has a Guest Suite on the opposite side of the house from the Master Bedroom Suite. The Guest Suite has 2 bedrooms (one used as an extra den) & bath with walk in shower. Outside there are some of the largest Bismark Palms and Oaks in our community - just hang a bird feeder and watch! Medalist Circle is a quiet, peaceful, residential cul de sac with almost all new homes on it. Picturesque waterways are all over with most of the adjacent roadways being bordered by waterways which is wonderful for our Necky Tandem Sea Kayak . We particularly like good supermarkets with fresh produce, and within a five to ten minute drive there are three Publix Supermarkets, one/two Winn Dixies, and a large farm produce store. Also within that distance are: Home Depot, Bealls, CVS, Walmart, restaurants & more.

Rotonda consists of many houses....some older and some newer. The White Marsh area is one of the newer areas with large, contemporary pool homes that are well cared for and attractive. The cul de sac location of foxotterrun ensures minimal traffic passing by your house.
