This fully renovated estate consists of a main building with 10 bedrooms, 6 bathrooms, 2 living rooms, a multimedia room with satellite TV, computer room with fast internet and a big kitchen/dining room (11m x 4 m), wine cellar, separate pizza house with stone oven, a large gated heated pool (15m x 8m) with sun terrace and a private tennis court. The house is surrounded by a garden with old oak and fruit trees and a shaded lawn. The 1st floor consists of a large kitchen, living room with bar, TV, fast internet, a bathroom with double showers, 2 toilets. A wide oak staircase leads to the 2nd floor with a lovely living room with fireplace, 5 bedrooms, 2 with private bath rooms. 2 rooms with 2 single beds, 3 rooms with double beds and a shared bathroom and separate toilet. The 3rd floor has 5 bedrooms with double beds (1 with private bathroom) and a shared bathroom for the other rooms. The property consists of 80,000 m2 of woods and fields with stunning views of the surroundings.
The house comes with a newly built heated swimming pool and clay tennis court. Directly next to the main building there is a heated swimming pool (15 x 8 meters) with salinated water (must nicer than chlorinated water!). Here you have sun all day. There are plenty of reclining chairs to lie in the sun as well as an outdoor shower. The pool is fully gated so there is no need to worry about young kids. Directly in front of the main building there is a private clay tennis court. It has lighting if you want to play in the evening. In the back garden there is a pleasant shaded area with large oak trees and a lawn. Here you'll also find a separate building with a large, wood-burning, stone-floor pizza oven to make your own pizzas. There is also a regular gas-fired barbeque. A protruding roof around part of the main house offers a pleasant shaded area overlooking the pool with a large table and seating accomodation for breakfast, lunch or dinner outdoors.
The surroundings: Cairo Montenotte is a charming medieval town with 14,000 residents and is a mere 5 minutes drive from the estate. Here you'll find all you need in terms of grocery stores, small shops, restaurants, supermarkets and cafes to have a leisurely cup of espresso or cappuccino. Near the house there is a hospital with a first aid services. The Mediterranean coast is only a 24 kilometers drive. You can take the motorway or the ancient Via Aurelia which winds down the hills offering spectacular views. In Savona you'll find public beaches and beaches were you pay for a reclining chair and changing facilities, a marina, fashionable shopping, restaurants and night life. From Savona you can go along the Mediterranean coast in either direction (called the flower Riviera) where you'll find delightful sea side villages and beaches. Within an hour's drive there are two towns well worth a visit: Genova and Torino. Genova is an ancient port with palaces converted to museums and the university town Torino has a beautiful historic centre.
We are an Anglo-Dutch family who bought this property from an important Italian family in Genova. We set about renovating the main villa with the purpose of having a family retreat in Northern Italy that was large enough toentertain family and friends and big enough for our teenage children to bring their friends along as well. We have decorated in a modern style according to our own taste. So this is not a typical rental property with Ikea furniture. We have tried to maintain the characteristic design of the house but give it a modern look and feel.

Our property was previously owned by an important family from Genova for close to a hundred years. It attracted us because it is ideally located near the Mediterranean and is close to several interesting towns with airports: Genova, Torino, Nice (France) and Milano.
The property is easily accessible, ( a practically level 75 meter drive from the nearby tarmac road), close to the nearby town of Cairo Montenotte for shopping purposes and only a 12-minute drive to the motorway. It is tranquil with lovely views but you do not have to go very far to be part of the bustling Italian action.
cannot say enough about our stay in Cairo Montenotte in this villa. We took a family trip in October, when the weather is still beautiful. There were 10 adults and one baby and the house was beyond large enough for a party of our size, we could have fit more people! We were very happy with the house, we spent almost all of our time in the large kitchen and cooked most dinners there. We would go to the grocery store in town and get supplies and wine every day. Cairo Montenotte is a small town, but this was a great base for exploring the area, we spent a day in Nice, a day in Portofino, a day in Barolo and a couple days closer to home in the coastal towns. I should note that you MUST be comfortable with driving if would want to cover this much area! I am sure in the summer the pool is amazing and you may want to actually do nothing and just relax. We LOVED the pizza house on the property and had a pizza night, which was a highlight.
The best part about this house for us was the owner Martin and his partner Elenora, who runs the house in Italy. Martin helped us plan every aspect of our trip and provide pages of recommendations. He planned all my requests, which included a chef coming to the house to cook for us and a local wine tasting down the road from the house, both of which were wonderful, in addition to setting up dinners and day trips. He was more than happy to answer all my questions and helped with all aspects of coordinating a trip of this size. To me, this was very important. Once we got there, Elenora was just as helpful, I had many questions and would just text her and should would get right back to me. We decided last minute to do a wine tour and she quickly put be in contact with a tour organizer, she answered restaurant questions, offered to make or change reservations, call local taxis, etc. To me, having such amazing people who know the area at our disposal is what made our trip spectacular. I would highly recommend this home for your trip of a lifetime!
The estate offered a fantastic venue for our Family gathering where especially the pool and the tennis Court was in constant use by kids and adults alike. The kitchen has a great size for gathering all around meals and the pizza oven was a hit. Cairo Montenotte offered a very charming walking street and an authentic Italien feel.
We had a fantastic week staying at the property. Everything about it was as good as, or better than the photos. We are a group of friends from university now in our mid-twenties and the setup of the house was perfect.
We played a lot of tennis, enjoyed swimming in the pool, table tennis, and attempting to make pizza in the pizza oven. The kitchen was very well equipped to cater for 20 of us, and the indoor spaces meant we could either all sit together or break up into smaller groups in the many lounges.
One thing the website doesn't mention is the house has a piano - make sure to bring along some music if you can play.

We lived in style in Il Pavone Reale for one week in July 2014. Three Norwegian families, 14 people in total. The house is huge and smartly renovated and modernized so we cannot complain about the accommodation. My favourite parts were the fantastic pool and the large modern kitchen, but the bathrooms and bedrooms are also great. First time I´ve had a double shower in my bedroom. The youths loved the football game, table tennis and tennis court, and the kids staid more below than above the water. The movie room and wifi were also greatly appreciated. The house is well equipped, and you´ll get good help from the caretaker and agent if required. We had no problems.
The house lies in a rural area with fields all around. The view is quite spectacular. Some in our party got up every morning before 6 just to capture the sunrise.
The quarry seen on Google maps cannot be seen or heard from the house and is no bother at all.
The area seems a bit dull at first sight, but there are some hidden gems. We went to Spotorno by the coast one day and up to La Morra /Barolo on a vineyard visit on another, and both trips can be recommended. Savona can be missed without a problem.
In Cairo Montenotte we can recommend the restaurants Trattoria la Braia dal 1933 di Conti Fabio for something out of the ordinary, Farinata & Pizza da Luciano for special Farinata, beer and take away pizza and Da Germone for more regular take away pizza. Also the Gelatiamo should not be missed if you have a sweet tooth.

Of course we were excited for our week in Italy, and the photos of Il Pavone Reale had only added to our anticipation. However the reality of the Villa and the Ligurian countryside were so much better than we could have expected. The Villa is enormous, with so much wonderful room for a large group, but it is also welcoming and has good intimate spaces for people to have their alone time if they need. It was very clean and there were lots of extra sheets and towels if we needed. The bedrooms are generally bigger than you can tell from the photos. And the many water closets are well placed so no one ever waited.
The kitchen is perfectly outfitted and it kept my Italian relatives happy as they cooked many delicious meals. The three refrigerators and two dish washers let us always have lots of food on hand and also keep up with the group meals. (The local Conad supermarket is very comprehensive). We also put the Pizza house to good use!
The pool was probably the most popular thing, followed closely by the tennis court. Now that everyone has returned to their daily lives, my friends and family tell me they still dream of that gorgeous pool, clean and clear and magically refreshing with its very mild salt water.
The outdoor table and deck area provided lots of space for eating, lounging, and enjoying the views of the valley and the warm Ligurian sun.
Martin provided excellent directions and assistance and Elonora was so helpful upon checkin and checkout. We enjoyed talking to Renzo every morning as he came to check on the recycling, maintain the pool and just be a delightful Italian!
We wandered Cairo Montenotte and bought very good meats from one of the local macellerias. In short, anyone who doesn't know the area or wonders why you would go to Cairo Montenotte has missed a gem of a town. We all hope to return to Pavone Reale again soon.
Everthing renovated in great taste, slightly isolated - but quiete and calm. Plenty og space for 4 families with children. Nice to be in the counryside. Many opportunities to go to the sea and the wine country. Loverly kitchen and pool area.
The property lies in a hilly region and offers lovely panoramas of rolling hills but is a mere 4 minutes drive to the centre of the small town of Cairo Montenotte. The surrounding villages have delightful historic centres. There are several towns within a 30 minute to a two-hour drive that merit a visit including Savona, Acqui Terme, Barolo, Torino, Genova, Milano or Nice in France. The nearest town to Cairo M. is Savona which is a mere 25 minutes drive on the Mediterranean coast. From there you can follow the coast west in the direction of France or in the other direction to Genova. In either case a delightful coastal road takes you through small towns and villages which in the Summer become bathing resorts. Typically, these communities have small public beaches as wel as private beaches. To the North is the Piedmonte region, famous for its wines (e.g. Barolo) and excellent food. Torino, an old university town and home to Fiat, is worth a visit as is Milano at a distance of 180 km.
