The Location. The Beach Cottage is located on the Coral Bay side of St John on the beach in a small sheltered cove called Lime Tree Cove. Not only is Beach Cottage the only house on the beach, but also the front steps of The Cottage are only 40 feet (we measured it) from the beckoning turquoise waters of the Caribbean.
This is not only an unusually private and quiet location, it is an exceptionally rare find on the island of St John where most of the beaches are within the National Park and no villas, condos or hotels are permitted on park lands. You might be asking, how can a house be built so close to the water on an island known for its strict conservation laws? Well, the original house was built before zoning laws were enacted on St. John, then we completely rebuilt the cottage over the existing footprint so we’re “grandfathered” and are allowed to exist within a no building zone. This means that beach cottage is, and will forever remain, the only house on the beach. Lime Tree Cove is a part of the larger Round Bay and the bright turquoise waters of the cove and of Round Bay are almost always calm because they are sheltered by the East End, which is a long, high peninsula that hooks east into the Caribbean and protects these secluded Caribbean waters. The nearly flat seas create a fantastic sea world that offers some of St. John’s best swimming, snorkeling, kayaking, paddle boarding, sailing and just playing in and on the water. Like all beaches on St John, Lime Tree Beach changes with the seasons and storms. Sometimes it’s mostly all sand, and sometimes it’s a mix of stone pebbles and white sand. We’ve taken the photos shown here over the course of 24 months, and they show the varying beach textures. However, if you look at the ultra bright turquoise waters of the cove and bay, you know there’s lots of sand out there waiting to be washed ashore by the next storm.
Although the cottage is located just off the road, this is the so-called “quiet side” of St. John where there is little traffic during the day, and almost none at night. You’re 3 miles from the center of Coral Bay, which has lots of bars and restaurants, basic groceries, and snorkel gear and kayak and paddleboard rentals. For larger grocery stores, lots more shopping and restaurants and bars, it’s a 12-mile drive into the village of Cruz Bay.
The Cottage. This exceptionally romantic vacation home is a one-level cottage with two very private bedrooms/baths. When you step onto the entry deck the master bedroom is in the building on the right, and the great room and the guest bedroom is in a separate building on the left, with an adjoining deck connecting both buildings. The great room houses the living, dining and kitchen areas and the guest bedroom runs along the left side of the great room. From the great room two sets of 6’ sliding glass doors open to a large (500 sq./ft.) covered deck. In the living area there is a 32” tv/dvd and a stereo/cd. The kitchen is all new with a 4-burner gas stove, refrigerator/freezer, microwave and dishwasher, plus attractive granite counters and mahogany cabinets. There is dining for 4 on the deck and also in the interior dining area. The spacious master bedroom suite has a 4-poster classic white king bed with beach views, a/c, brazilian cherry floors, a 32” tv/dvd and a sitting area. The master bedroom opens to a 23’ long fully screened porch deck that is 45 feet from the water. The charming guest bedroom (queen bed) is accessed through mahogany doors off the living area and also has a/c, water views, a small sitting area and opens to the main deck. Both of the bathrooms were completely modernized and remodeled in 2012-13 and both have tiled showers.
St John Services. We have hired two of St. John’s best to welcome you to the island. Terry (she) and Olivier (he) are a delightful St. Johnian couple who are known throughout the island for their friendly, prompt and efficient manner. You will be met at the dock, escorted to the beach cottage and offered all kinds of advice on where to shop, eat and drink, snorkel, be entertained, or anything else you wish to know about St. John. If you have any issues with the Cottage (it’s mostly all new as of 7/1/13, but this is St. John, and villa things do occasionally happen), Olivier is a wonderfully adept and quite charming master fixer of all problems, large and small. Terry and Olivier live in Coral Bay; they’re a phone call away if you need them, otherwise, after they settle you in they’ll leave you alone to discover the unique joys of beachside island living.

The Beach Cottage is owned by three couples, all of whom have fallen in love with St. John in their own ways.
Stephen and Maria Hull bought land on Ajax Peak in Coral Bay - on which they ultimately built their first St. John rental home, Aria Villa – in 1993 while vacationing on St. John for the first time. They signed on the dotted line to buy their property standing on the ferry dock as they were leaving the island after their vacation was over! They were on island about 36 hours when Maria turned to Stephen and said, “Let’s call a realtor.” The rest is history.
Steve and Barb Brasier found that that they were destined for island life as well. They bought and renovated a house in Estate Quacco and called it Sea View Play. It was a successful St. John rental property as well. Steve, an architect, and Barb are currently building their St. John dream home on the East End.
St. John took Dick and Dodi Moores by surprise! After looking at pictures that their friends, the Hulls shared with them, Dick was intrigued with the idea of a house on St. John. When the Hulls proposed a joint purchase of a very special property that had come on the market, Dick leaped at the chance. He began the process of purchasing a home on the island without ever having been to St. John! Intended as a surprise to Dodi (romantic, huh?) he had a fit of good judgment and shared his secret before bringing her to St. John on a ’vacation.’ The good news is that Dodi has fallen in love with St. John as well and they are living happily ever after, enjoying their island home.
Needless to say, we have a lot of island stories and would be happy to share some island stories over drinks on the deck of the Beach Cottage!

The Beach Cottage is nestled into a privately owned cove with its own beach. This is virtually unheard of on St. John since most of the beaches are part of the National Park!
We like to think of The Beach Cottage as a land yacht just waiting for you to embark on your island adventure! This remarkable gem has just undergone a major renovation, including new windows, new doors, a new kitchen with mahogany cabinets, stainless steel appliances and granite countertops, 2 new bathrooms, updated electronics and new furnishings throughout.
It is amazing to find such a lovely home and one where the water is RIGHT THERE! A few short steps off the amazing waterfront deck takes you to white sand and turquoise water. Don your snorkeling gear and enjoy the coral, sea fans, fish, turtles etc. at your doorstep!
There is also a separate covered screened porch outfitted with comfortable chairs for taking in the view and reading a good book.
After many years of spending a considerable amount of time on St. John we were amazed when this house came on the market. Longtime admirers of the Coral Bay side of St. John, for its road-less-traveled, pristine beauty, we were even more amazed when we were able to call the Beach Cottage our own. In fact, this is the first time that the Beach Cottage has been a vacation rental. Prior to our ownership, the Beach Cottage was part of an estate owned by TA Carter, one of the principles involved in the development of Mongoose Junction.
If your idea of heaven is a place where the sea meets the land, where you can see and hear small waves very gently lapping at the shore, where you don’t have to leave your villa to go to the beach (because it is RIGHT THERE!) you have found your perfect home.
This property is situated on a privately owned beach… Most of the beaches on St. John are owned by the National Park. A privately owned beach is a rare find anywhere, let alone on St. John - There are wonderful rock outcroppings at both ends of the beach, which provide some of the best snorkeling on St. John. You can step off your deck onto the beach. The property has coconut palms as well as banana trees. If you want to sit under shade while still on the beach, you can tuck your chaise lounges under the sea grape vegetation and see and hear the gentle waves. The covered porch is huge - and if you don't want to sit in the open air, there is a screened porch as well!!
If you like to relax by the water with a good book and not be interrupted - this house is for you - if you like to spend your day in the water swimming and snorkeling, this house is for you. You can be as quiet or as active as you like, at your own discretion, on your own terms, on your own privately owned beach!
