You can stay full time or steal away from the city as often as you wish. Enjoy the quiet of winter in front of the glass window stove or explore the mountains in any season.
An extended stay will continue to include all utilities, tv, wifi, phone and yard maintenance. For only $2900 per month + tax (that is only about $725 per week + tax) The House on Water Street can be yours alone. Security deposit and check out cleaning fee required.

Ray and Barbara, born and raised in Rome, N.Y., went off to Syracuse U and Georgetown U, respectively, and developed separate family and careers in Manhatten and Alexandria. We reconnected at our 40th HS reunion in 2000, began dating a few months later and married in 2004. Barbara continues a parttime psychotherapy practice and Ray, a retired engineer, pursues his photography with vigor. In addition to each other, our primary love in life is our children and grandchildren. We delight in introducing guests to the charm of life in Sperryville and Rappahannock County.

Our original intention was to perk up this old house and rent it out. As we gutted and renovated this village farm house in 2004, its charm, warmth and vitality revealed itself and captivated our hearts. We decided that sharing it with visitors suited this house more than a mere rental. So we hung my mother's chandelier in the dining room, set up her double brass bed upstairs and started from there. The rest is history.
You will be totally comfortable in The House on Water Street. This quiet street is defined by the Thornton River, whose clean waters and trickling sounds calm all who stay here. Ray and I will help you arrange a weekend that suits your needs, if you like. Since we do not live there you will have total privacy, but we are but 1.5 miles and a phone call away if you need us. We have complete information on all the activities and amenities of the County. A complete continental breakfast is left in the house for you.
We had an amazing time here at the house! Everyone in the town welcomed a bunch of young, loud ladies like ourselves and it was fabulous! Thank you so much for inviting us into your wonderful place and we cannot wait to come back...when the town has recovered from our first visit that is...ha ha! I recently reserved the House on Water Street for a reunion of great friends, who came in from all over the country. Boy, was I the hit of the party! Everyone was so thrilled with the house and all that it had to offer, including myself. (Of course, all the credit goes to the owners, Barbara and Ray!) The house is the perfect combination of historical charm and modern amenities. The house is fully stocked with everything that one might need or desire, including a completely outfitted kitchen, wonderful soaps and toiletries in the bathrooms, comfortable beds and nice linens, etc. The temperatures were freezing outside, but the newly installed heaters throughout the house kept the inside toasty warm and comfortable. We especially loved sitting in the comfortable living room near the stove fireplace and laughing and visiting for hours. In the morning, we were thrilled to find the refrigerator stocked with an assortment of coffees and teas, orange juice, croissants, bagels, and an assortment of delicious jams for our consumption. We enjoyed walking to nearby art galleries, artisan shops, and cafes. There are several wineries nearby as well although, unfortunately, we did not have sufficient time to visit them.
The owner, Barbara, is absolutely delightful. She was incredibly helpful in suggesting restaurants and nearby places to visit, and she was very responsive to any inquiries. She left helpful, detailed notes throughout the house regarding where various things are located, so if one is ever unsure of where to find something, you're likely to find a thoughtful note posted somewhere in the kitchen. Barbara is very personable and goes out of her way to make sure a visitor's experience is special. The House on Water Street is a reflection of all the effort Barbara and Ray have put into it and, indeed, the House on Water Street is a unique and remarkable place. Thanks for a lovely and memorable weekend, Barbara and Ray! I can't wait to visit there again.
The House on Water Street was perfect for our girls' weekend away. The house accommodated all 7 of us perfectly! Barbara was very helpful in recommending places/events and setting up our weekend. The massage therapists, designated driver to the wineries and restaurants were awesome. If we were to make one change, we would have added another day to the trip for more relaxation at the house. Thank you Barbara and Ray for making our weekend a memorable one!
The House on Water Street was a truly comfortable and delightful place to stay for our family Thanksgiving visit to Sperryville. The owners thought of every detail--including stocking the kitchen, providing tourist information, and checking to make sure all was well. The House is charming and cozy, roomy and comfortable. The kitchen has every piece of equipment you might want if you prefer to cook. We would absolutely stay here again if we come to the area again. It truly helped set the stage for one of the best weekends ever.
This was the perfect home base for our annual girls' weekend - the best accommodations EVER in 18 years of trips! Plenty of room for the four of us, plus a warm and cozy gas stove in the den which quickly became our evening gathering spot after taking in all the adventures that Sperryville offers. Barbara & Ray have a real treasure in this house, and their warm hospitality & knowledge of the area was a bonus as this was our first stay in Sperryville. Barbara put together a fun itinerary for us for our three days there, and her attention to detail was impeccable. Farm fresh dairy products, baked goods, gourmet coffee in the kitchen, including gluten-free scones for one of our group with celiac disease. Within a short walk from the house, we discovered great shopping, cozy restaurants and a unique yoga studio in an old church. Lots of antique shopping sprinkled throughout the many art galleries, and a short 10 minute drive to Shenandoah National Park, where we hiked Mary's Rock and enjoyed beautiful views. Barbara even set up a wonderful personal chef to come to the house and cook a meal for us, and it was delicious! A unique experience - we will definitely come back and highly recommend this house for a weekend getaway. Barbara was the ultimate host!
We discovered The House on Water Street as we were planning a special birthday celebration at The Inn at Little Washington. The town of Sperryville is charming and The House on Water Street was the perfect place to stay. The weather on our Saturday was cold and blustery so we stayed in and turned on the stove which kept us nice and toasty. Barbara provided lots of information to help us plan our weekend including suggestions for restaurants. The home was perfect for the two of us. A continental breakfast was provided which was plenty. We enjoyed Barbara stopping by and introducing herself. We would definitely stay here again and recommend it highly to anyone who is considering visiting this area.
