We had our 60th birthday reunion for a large group of college buddies (21). The house is very well appointed, lots of room even with 21 of us we had plenty of elbow room. Excellent condition, everything worked as advertised. The pool is great for relaxing and comfortably warm. The back dock is a fun place to mingle and throw out a hook into the lagoon (caught a bunch of catfish but threw them back). Easy access to gulf beach and boating activities. We rented bikes and the ride to the little village of Captiva is nice, a few bars and boutiques as well. We hired a chef for our stay and he was superb (Chef Palo Felix),great food and easy going manner would highly recommend. We loaded up at the local Costco and Publix for extra food and bev and plenty of space in frig for beer wine etc. Tons of dishes, glasses and pretty much everything you need is there. Plus plenty of towels and sheets were clean and comfy, there is a washer dryer too. Guest house is a nice setup if some want privacy separation. Manager Christine very helpful. Can't wait to return.
Our company had our executive committee annual conference here this year. This was the first time this event was not on the east coast. (Somebody did a good sales job). There was 22 of us this year. We had a corporate 'cook off' the second night, which was a lot of fun. The kitchen is enormous and extremely well equipped. (We trashed the kitchen and they cleaned it up for us the next day.) we only cooked one day. Most of the events were water oriented. We had a day of fishing (loved it) a kayak thing (too much work), stand up paddle boarding (boring for me). And the grand finale was fly boarding. They strap a backpack on you and water jets gets you 20 feet in the air. That was really incredible. So the area has a lot to offer. The accommodations were very comfortable. Plenty of room for us. The air conditioning worked great. Since it was 90 out, that was important. Beds were comfortable. Slept good.
Fantastic holiday home. 20 family enjoyed every minute of our weeks stay.
Best part for me was to see dolphins swimming by at the end of the garden!

We rented Sea Oats for my Dad's 75th birthday celebration with our extended family. In total, we had about 15 people staying at the house with ages ranging from 3-75. The house was absolutely amazing! It is so well stocked with everything you could possibly need. I have never rented a vacation home that had such a properly stocked kitchen - dishes, glasses, utensils, bar gear, pots and pans! Other items were also well stocked - towels, fishing gear, pool floats, anything you could possible need for the beach (chairs, umbrellas, toys, games). The layout of the house has a wonderful flow for the entertainment of large groups and the den served us well as a space where the kiddos could go and be away from the adults. Christine was an amazing point of contact providing us with prompt service with any issues we had as well as helping us set up a special dinner with a private chef, a professional photographer, and many recommendations for local dining and activities. The best new feature of the house are the sea kayaks - they were awesome and we had such fun taking them out on the water - seeing dolphins, ospreys and many other local wildlife. The beach is a bit of a hike from the house but the use of the 6 person golf cart makes it extremely easy to get people and gear to and from the beach. The beach is beautiful - great for sea shell hunting and relatively quiet surf for swimming, especially for little ones. All of the furnishings are simply beautiful! We had plenty of room and even more bedrooms than we needed! We never used the guest house with its two additional bedrooms. The bathrooms need updating but are clean and functional. The kitchen has top appliances (Viking, Sub-Zero). The guest house is furnished beautifully but definitely outdated - it is the original structure on the property but definitely functional.
The only challenge we faced was that we didn't know the stairs to the second floor were all outside the house. This was a small challenge for our family members with smaller kids and feeling comfortable with them up there alone and unable to see if they came downstairs.
We had a wonderful week at Sea Oats and would highly recommend it to anyone! The house and the staff for the property are simply wonderful and meet the client care standard you would expect from a high-end rental.

I rented Sea Oats in February, 2014 for one of my women only fitness trips for my company. This was to be a "premiere" fitness trip featuring luxury accommodations, fully catered meals, and with all coaching and activities included. I chose this house, because the rooms/beds allowed me to maximize my group, yet allow each woman a bed to herself. There are so few homes as nice as this, with 2 queen beds in each of the bedrooms! It's like staying at a hotel. We had 24 guests and everyone was comfortable. The guest house on the property is beautiful and is very private. All bedrooms and bathrooms are luxuriously appointed. Access to all upstairs bedrooms is via outdoor staircases, one on each "wing" of the house. NOTE: I had adults in the room with 6 twin beds (we called it the bunk house), and it is more perfect for teens and younger children. However, as I am booking this house next year, I will be using this for my coaches and staff. There are plenty of bathrooms, even for a large group of women. There is even a room, off the master bedroom (ground level, King bedroom), used as a dressing room, but we used it as a massage room and had a massage therapist on hand for 3 of our days.
Kitchen: LOVED THE KITCHEN. There has never been another home with a table that seats this many people at one time in one place. Sea Oats was equipped with wonderful table service, serving pieces and pots (which we used all). We had minor issues (which we reported to management later) that the oven (I think it was Viking) did not heat well or evenly, and the ice-maker could not keep up. (I believe these items are on their soon to be kitchen renovation.) You may want to get a couple bags of ice anyway. Those minor things aside, the kitchen worked well for us. (We did 95% of our grocery shopping on the mainland, and there was enough room in the 2 fridges for all our food storage and prep work, meal service, and dining as a group. Where else can you get that?)
We had kayaks, bikes and SUP delivered for the week and it was a perfect spot to launch our activities.
We are returning to Sea Oats next year and have already booked.
I strongly recommend this house. It's special and is perfect for groups.
I am rarely inclined to write a review but this property warrants it! Sea Oats is a part of Paradise. Our family visit included children and adults and the wonderful amenities available during our stay were excellent. We did not have to leave the property to enjoy tennis, swimming, fishing, and Gourmet meals.
The grounds and the home are beautifully maintained and decorated. The bedrooms are private and the large bathrooms with sunken tubs are wonderful. We look forward to returning to Sea Oates and highly recommend it.
