This lovely 3 bedrm independent secluded villa is nestled in the hillside beside Lake Maggiore. The villa is on two floors, approximately 150m from the lake with panoramic views of the lake & nearby Swiss Alps. Balconies with breathtaking views are available from the living room and all bedrooms. Central heating in all rooms and free Wifi.

Semi-covered Parking is available for 2 cars next to the villa. Note that the house is accessed via a steep road and there are 38 steps leading from the parking area up to the house so this villa is not suitable for those with walking disabilities.

Upper floor: 1 double bedroom with balcony, fully equipped kitchen, shower room/toilet, living room with working stone fireplace and balcony. French Doors lead to an al fresco dining area beside a mountain stream. The garden includes old established Hazelnut & Chestnut Trees, (the region is famous for its delicious Hazelnut Relish and local honey!), Mimosa and Azaleas.

Downstairs: two large double bedrooms, one with en-suite bathroom. All bedrooms have direct access to a balcony overlooking the lake.

Outside is a second, large paved patio again overlooking the lake, perfect for evening drinks and dinner. Full Moon nights show the mountains mirrored in the lake! At the back of the villa is a private flowering terraced garden on 3 levels with a mountain stream running down one side. The lake is about 150m away with a small beach at the end of the road. The pretty villages of Cannobio and Cannero Riviera are both just 3 minutes by car. Also a charming old family owned & run restaurant/cafe serving traditional local fare is just 5 minutes walk from villa.

Activities include sailing and watersports on the lake, and there are walking & cycling paths directly from the house and also in the magnificent mountain forests surrounding the lake.

LOCATION: This independent villa is located on Lake Maggiore, the second largest of the Italian Lakes. It has a mild climate from May to October, despite being close to the Swiss border and the Swiss and Italian Alps. Snow can occur from late November to late February and snow tyres/snow chains are recommended for these periods. The villa is accessed up a steep single track private road and visitors should be aware of this. There are also steep steps up to the front door of the villa.

The pay-off is the spectacular views over the lake, the sound of the mountain stream outside the kitchen window, the terraced hillside garden planted with fragrant and flowering trees (Hazelnut, Wisteria, Mimosa) and shrubs such as Azalea and Old scented Roses!

The house is not overlooked and offers peace and serenity to all who visit. There are many good restaurants and cafes in the villages along the lake, as well as historic buildings, churches and museums nearby. Walking or cycling in the mountain forest is unparalleled with waterfalls and snow covered peaks

Notes: The villa has recently been re-furbished to retain its traditional stone style but with modern flair and conveniences. The house has new wiring throughout and a new boiler, so plenty of hot water and central heating! A working stone fireplace is available for guests to use. And we have a new Spa-themed en-suite bathroom.

We have a lovely flowering terraced garden planted with hazelnut, azalea & wild strawberries, accessed through two wooden gates. The garden is on a steep hillside and has paved and unpaved access paths with great views of the lake. The gates are locked for safety, but guests can ask for the gates to be unlocked. But note that the paths can be slippery and overgrown. There is also a steep, fast running stream at the side of the garden which is not fenced off beyond the access gates. Guests must bear these items in mind before requesting use of the garden and do so at their own risk, especially if allowing access for children. Children MUST be supervised at all times.

wir haben in ihrem Haus am Lago Maggiore eine schöne Zeit verbracht. Ihr Haus haben wir sauber und gut ausgestattet vorgefunden, es war alles da, was wir brauchten. Der Ausblick auf den See ist grandios und das neue Bad ist wirklich sehr schön geworden .Es war zwar für die Jahreszeit zu kalt und wir konnten leider nicht draußen sitzen, aber wir hatten an mehreren Tagen viel Sonnenschein und es hat kaum geregnet. Wir haben sehr viel unternommen, die Landschaft, die Natur und die Wanderwege nach Cannero, Cannobio und im Vale Cannobina sind herrlich.!!!!

We spent a lovely time in your villa on Lago Maggiore. Your house was very clean and very well kitted out, there was everything we needed. The view out to the lake is really fabulous and the new bathroom has been transformed beautifully. It was actually too cold for that time of the year and we couldnt sit outside unfortunately. But we did have several sunny days and it hardly rained.

We undertook a lot whilst we were there and the countryside, the Nature and the walking trails towards Cannero, Cannobio, and Vale Cannobino are wonderful!

Perfect house at the lago

We stayed with two families in this lovely house. There is enough space on two floors. Perfect are also the two bathrooms. There is a lovely hiking path up the hills that brings you in an hour to Cannobio and Cannero. The house has an incredible view on the lago maggiore. Everything is well organised ! We will come back!!

The location is magical with stunning views.

The villa is very private, peaceful and atmospheric with every home comfort imaginable. Staying 'at the villa' was a popular option during our week long stay for sitting out on the terrace, eating al fresco and planning the next adventures. The kitchen is well equipped and cooking is a pleasure in the spacious open plan area.The walks just steps away are well marked and actually take you somewhere so it is easy to create a 'mission'. The local villages, islands and nearby Switzerland provide a variety of places to aim for with more than enough choice for a week's holiday. Driving not for the weak hearted or 'Sunday driver' but with a little effort all is possible. Sunday market only enjoyable if you go early and leave the car outside the town.

Owner's Response: Thank you so much for your review of our villa. We are so glad you had a good time. You mentioned the Sunday market. This is one of largest in the region and is in the village of Cannobio and does tend to attract a lot of visitors, so getting there early is a good tip! There are also Markets in Verbania (Saturday) and across the lake in Macagno (Wednesday). We would also recommend a trip in to Switzerland to the pretty town of Ascona (just 20 mins drive) or Locarno.

This house has an amazing view of the lake. Its a steep drive up but the view is worth it. The house itself is well kept and comfortable with a stunning main bedroom with a verenda that looks out over the lake. Its is well equipped and looked after by an excellent friendly agent. The area is lovely , we particularly enjoyed cannobio and isola madre. We will definately go back for a longer stay.

A relaxing week.

An excellent villa situated above lake Maggiore in the pleasant village of Carmin Inferiore. All bedrooms have a balcony which overlooks the lake. The owners have a real gem in Eugenia, who is the owners representative. The villa was clean, airy and well presented. There is plenty of information regarding the local area available and the free WiFi was a real bonus. The local restaurants in Cannobio and Verbania had a good range of Italian food at acceptable prices. i would certainly recommend this villa to friends and family with one caveat, there are steep steps up to the villa, any

one who has mobility problems would find it very difficult. Finally it is an incredibly steep and winding, single track road to the car park, which makes for an exciting time when you leave or return!

Ein Traum!

WIr waren mit 6 Personen in der Villa. Das Haus ist perfekt. Allein die Aussicht vom Balkon ist grandios!!! Der kleine Hausstrand in wenigen Minuten fussläufig zu erreichen. Die Villa ist mit allem notwendigen ausgestattet. Kurzum: ABSOLUT EMPFEHLENSWERT!

We stayed here during an extraordinary warm period (mostly 34 degrees) and had a marvelous time with our children of 15 and 16 years old. It is a really nice house and the view is magnificent. We enjoyed it in the morning as well as in the evening.

The lake was more quiet than we expected, a pleasant surprise. We rented a boat ourselves one day (from Ghiffa) and it was really nice to experience the wideness, also having a look at the small islands just in front of Cannero and faring once again along the Borremeo-islands near Verbania. During the first week we got curious about the apposite side of Carmine and so we could explore this too.

Just before the house below there is a small beach, a few steps further there is a larger one, just before the camping, on which we were the most, lying under the trees and swimming in the nice and cool water. On the way back to the house we had to climbe again, sometimes with reluctance. Anyhow, we kept our condition well. Also we walked a few times to Carmine Superior which we can recommend as well. A real nice walk of about 20 minutes from the house. If you want to walk more and further, you need good walking shoes, which we did not all take with us.

Futhermore, we were glad we had a small car. The driving along the narrow roads was not always a pleasure and the walk to the beaches: you had to be careful all the time.

Yes the narrow roads can be a challenge but they are really picturesque, particularly when driving in the mountains through Val Cannobio where the forest is thick and you can find quiet streams and waterfalls to walk along and admire. Hiring a boat in Giffa was a great idea - we will recommend this to our future guests. Hope to see you back soon Julian and Susan Tyson

Kick back and relax on the balcony of this charming villa overlooking Lake Maggiore, listen to the mountain brook running down the side of the garden, perhaps try some prosecco bought from the local wine store at the bottom of the hill or visit one of the picturesque italian lake side villages, Cannobio and Cannero Riviera are the closest, just 3min drive away. Take a ferry ride across the lake or down to the famous Boromeo islands, or drive into the lush alpine forest where you can walk along mountain streams and marvel at the magnificent snow covered peaks. For the adventurous, there is sailing, water skiing, canoeing, boat hire and diving. Cycling is popular, but roads are narrow. The villa is accessed via a steep private road so cycling home is only possible for the experienced cyclist! Golf and horse riding is found in nearby Verbania

Nearest Italian airport is Milan Malpensa, about 50min by car, Milan City is a further 30min away. Access is also possible by car via Switzerland
